Listings in NJ have increased, but remain well below 2024 levels. Our Feb market update
The spring market — which has typically been considered the busiest time for real estate — has brought most New Jersey counties a significant increase in new home listings from the start of 2025. But the Garden State’s inventory is still much lower than last year.
Overall, New Jersey had a total of 11,851 active home listings in February, including 6,902 new listings. This was a 4.96% decrease from last year, but a 7.11% increase from January 2025, according to Realtor.com’s monthly market data. The state also had a median listing price of $544,950, which was 1.5% more than last year and 1.86% more than last month.
As for the number of days active listings stayed on the market, listings in the Garden State typically stayed up for about 44 days. This was 14.29% more days than this time last year, but 23.48% fewer days than January 2025, according to Realtor.com.
And across the nation, February marked the 16th straight month of housing inventory growth, with a 27.5% increase, according to Realtor.com’s Monthly Housing Market Trends Report. The median price of homes for sale in February was $412,000, down 0.8% from last year, and homes spent about 66 days on the market.
Mortgage rates also dipped, although only slightly, during February. Rates for a 30-year fixed mortgage ranged from 6.76% to 6.89% and rates for a 15-year fixed mortgage ranged from 5.94% to 6.09%, Freddie Mac reported.
North Jersey’s spring market is kicking off a bit slower than it was this time last year, with Bergen, Passaic, Morris and Sussex all seeing decreases in new listings — with three of them being by more than 17% — compared to February 2024. On the other end, Essex and Hudson counties saw an increase in new listings during this time.

Meanwhile, Passaic County had active listings stay on the market for less days in February than this time last year, while Bergen County saw no change.

- Sussex: 50 days (12.36%)

Sussex and Hudson counties were the only places in North Jersey that saw median listing prices decrease from this time last year. Sussex County had a 0.63% decrease with a median listing price of $399,950, while Hudson County had a 5.76% increase with a median listing price of $612,500. Otherwise, all other North Jersey counties saw an increase.

The U.S. Capitol Police said the chief of staff to Speaker Mike Johnson was arrested on suspicion of drunken driving on Tuesday night after the top aide backed his car into a parked Capitol Police vehicle.
The arrest came soon after President Trump, with Mr. Johnson presiding behind him, finished delivering his first address to a joint session of Congress since returning to office.
“A driver backed into a parked vehicle last night around 11:40 p.m.,” a Capitol Police spokesman said in a statement. “We responded and arrested them for D.U.I.”

Goldman Sachs: Why AI Spending Is Not Boosting GDP
Public companies raking in cash from the AI boom have seen their annual revenue jump by $340 billion since 2022, with projections hitting $580 billion by the end of 2025. But US GDP numbers only show $42 billion in AI-related investment during the same time — making investors wonder why AI isn’t giving the economy a bigger boost.
Turns out, a big chunk of that revenue is driven by inflation (like higher semiconductor prices) and foreign sales, which don’t count toward US GDP. Plus, profits are up, not just spending.
On top of that, the way the US government tracks investment probably undercounts AI’s impact by about $100 billion — mainly because semiconductors and cloud services are labeled as “intermediate inputs” instead of actual investments.
By 2025, AI investments in data centers, servers, and utilities could give GDP a bit more of a lift. But unless the rules change, much of what companies are spending on chips and cloud computing will still fly under the radar.

Grim – GPS coordinates is how Himars works. There is no turning it off remotely. No kill switch. We are no longer sharing our real time satellite feeds and Ukraine has no satellites. They can get however that data from Europe and human intel targeting.
The more important question is funding. Additional Ukraine funding has not been allocated since the spring of 2024. Some funding authorized by former President Joe Biden had yet to be sent, but most already has.
HIMARS’ 660-pound M30/31 rockets is the real kicker. If the money wasn’t stolen we budgeted 1.2 billion for the rockets for the Himars rockets. They have about 40 launchers, and some were destroyed or maybe broken down by now. The rockets are $170,000 per shot so max 7,000 rockets were shipped. I would say most have been fired, maybe a few in reserve.
What is needed here is more money from Congress, either way with our without our satellite feeds they are going to run out of rockets to fire. The dumb shells the 155 mm ones. Well Trump issued a pause on aid in general on Monday, that includes these shells which arguably are more important than Himars rockets.

Canadian law enforcement provisionally arrested 23 Canadian nationals March 4 after they were indicted by federal grand jury in Vermont for participation in a “grandparent scam” uncovered by U.S. Immigration and Customs Enforcement. The scam allegedly defrauded elderly individuals in more than 40 states of over $21 million.
According to the indictment returned by the grand jury Feb. 20 and unsealed on March 4, between the summer of 2021 and June 4, 2024, the defendants engaged in a “grandparent scam” involving phone calls made from call centers in and around Montreal, Québec. During these phone calls, defendants falsely claimed to be an elderly victim’s relative, typically a grandchild, who had been arrested following a car crash and needed money for “bail.” Other defendants posed as an “attorney” representing the elderly victim’s relative. Elderly victims were often told that there was a “gag order” in place to prevent the elderly victim from telling anyone about their family member’s supposed arrest. Elderly victims were convinced to provide bail money to an individual falsely posing as a bail bondsman, who would come to the elderly victim’s home to collect the money. This money was later transmitted to Canada following cash deliveries and financial transactions, sometimes involving cryptocurrency, which, the indictment alleges, obscured the source of the money and the identities of defendants.
When Canadian law enforcement executed search warrants on June 4, 2024, at several call centers, many of the defendants were found in the act of placing phone calls to elderly victims in Virginia. The Indictment alleges the call centers were managed by Gareth West, Usman Khalid, Andrew Tatto, Stephan Moskwyn, and Ricky Ylimaki, and also charges these five defendants with conspiring to commit money laundering. The conspiracy defrauded elderly Americans out of more than $21 million.

The cost of my wife’s Family medical coverage with $25 copays in 2024 was $39,700.
We paid about $6,000 for it.

She would be north of $300K if she had continued her corporate job.
Teaching is a decent second income if you are married to a high earner.
I’ve never taken the insurance, big pharma’s benefits are wayyyyy better.
Teacher job guaranteed, with lifetime pension and healthcare.
Corporate job not guaranteed, could be axed in a minute with no protections and no lifetime pension and healthcare.
People gravitate to these jobs for a reason.

Corporate healthcare is really all over the place.
Wife worked in a small-ish firm. 500 people? Company covered her share of insurance and the plan was $25 copays. She now works for a much larger firm, we took the most expensive plan as we are voracious consumers of healthcare, despite the high premium we pay $800. the POS plan, point of service, not the other, is just meh. My experience is that it is neither industry nor size dependent, and really depends on management.
She was also a teacher before her corporate career, NYC BOE plan was sick. Cost $30 for UES hospital delivery, and that was for parking the car! What a gravy train, but alas, no pension to take with her.

As we were cruising up 6th, in my IROC-Z, plush velour seats and all, my buddy Mike noticed there was some kind of hubbub occurring at Bryant Park. We hooked a quick louie into the Hippodrome parking lot and plotted our way into this affair. Obviously, I don’t spend much time in the library, but I’ve walked through that dumb building plenty of times as there’s a shortcut to the A train that used to exist in the basement of the library. They closed that shit down in the late 80s for some unknown reason. Probably to keep the homeless from pissing in the library johns. Well I remember there being an exit from that underground library passageway to the subway station that comes up directly into the park. Hopefully, it wasn’t chained. Seconds later, we were hobnobbing with the guys in their skinny ties and effeminate colored suits. Now we would never be seen in such treads, so we hightailed it to the temporary bandstand where a sound check was occuring. Figure if anyone asks who we were, we could claim we were roadies. A quick glimpse at the badges the suits were wearing and we realized it was HBO’s tenth anniversary. There really wasn’t a lot for us to do there, but there were free Long Island Ice Teas and of course we were always looking to score some chicks. The band comes on and it end up being frickin’ Tina Turner hot off her Private Dancer tour. I’m thinking, she can give me a private dance anytime she wants, when this long legged blonde chick catches my eye from off the other side of the stage. So I mozy on over and notice she too isn’t really dressed right for the gig. So I ask her, what gives? In an accent I wasn’t too familiar with, she says she’s a Turner roadie! I’m like wow, me too, since I’m half drunk and can’t come up with anything else. She says I’m full of it, to which I am, but doesn’t really pursue my presence much further. Instead, it’s clear she wants nothing to do with the party and is all about the show being over so she can quit work. I ask her what her name is and if she wants to party after and she says her name is Marina. Meaning “of the sea.” Then she drop this cornball Tina line, “you better be good to me.” I give her the false big grin and realize I gotta get rid of my wingman. I tell Marina, I’ll be right back and before to long I bump into Mike who is already pursuing some tale of his own. He asks if he can borrow the Camaro to which I obliged, but told him to leave his pager on because I wasn’t sure where my night was headed and not a scratch no stains on the seat covers. So I get back to Marina and we start shooting the shit about everything. She tells me she’s Russian, her dad’s in the Soviet Navy and with the recent Reagan and Gorbachev detente his father was actually in town that week for some kind of shared military exercises. Well by this point Tina is just about done with her encore and is belting out What’s Love got to Do With It. Knowing Marina’s got to close up shop, I head to the bar for a couple of Mooseheads.
Next we know, we are both on the F. And yeah, I showed her my secret shortcut, which was now closed, but not locked up so it was kinda scary. But for some reason, this excited her. I had no clue where this night was headed, but I made a bad joke about Moscow on the Hudson, and I’m pretty sure she too faked the smile. Nonetheless, we get off, at all places, about 40 short minutes later at the Brooklyn Naval Yard. I’m like, this night is effin’ crazy, but act like you’ve been there. That’s sort of my motto and has gotten me pretty far in my life. Well, there are all kinds of international military ships docked at the yard and as we walk through the huge port, I keep asking her which one is her daddies? She keeps saying, not that one. Finally, we get up to what appears to be some empty piers and she say proudly shouts,”This one!” It’s pretty dark and I hardly see anything but a small flashing light in the water that I easily could have mistook for a buoy. As we get closer, I realize, I’m about to get a tour of a Russian sub. Her dad wasn’t just in the navy, but he was a the commander of a nuclear Alfa submarine. Now, for a change, I feel like I’m in a little over my head. But I keep on telling myself, act like you’ve been there. Act like you’ve been there. Plus, I was the chess champion of public elementary school #6 in the Bronx, so I had that going for me. Well, you kind of know how this one ends already. Oh yeah, I forgot to mention. After going down periscope on Marina, I actually got to meet her dad. He was actually kind of cool and seemed to know better English than me. So I asked him for a ride to the pier at Sandy Hook where I know the US launches subs from, so I could get back to Jersey and he suddenly
turned into a real asshole. Note to self, when chatting with Soviet submarine officers, never mention you are from New Jersey.
