Housing market map: Zillow once again downgrades its 2025 home price forecast

On Tuesday, Zillow economists published their updated forecast model, projecting that U.S. home prices, as measured by the Zillow Home Value Index, will rise 0.8% between February 2025 and February 2026. That’s another downward revision. Last month, their 12-month forecast projected a 1.1% increase in U.S. home prices, and the month before that, they expected a 2.9% increase.

“The rise in [active] listings is fueling softer price growth, as greater supply provides more options and more bargaining power for buyers,” wrote Zillow economists on Tuesday. “Potential buyers are opting to remain renters for longer as affordability challenges suppress demand for home purchases” 

Not only do Zillow economists predict soft national home price growth this year, but they’re also predicting that the housing market will only see 4.1 million U.S. existing home sales in 2025. That would mark the third straight year of suppressed sales of existing homes. For comparison, in pre-pandemic 2019, there were 5.3 million U.S. existing home sales.

Zillow economists added that: “As the home-buying season nears, Zillow anticipates a temporary boost in sales during the spring, followed by a seasonal slowdown. However, with little relief expected from mortgage rates, existing home sales are likely to remain below pre-pandemic levels. Until mortgage rates fall—to improve housing affordability— some downward pressure on home sales is expected to persist.”

    As part of the Department of Education’s final mission, the Department today initiated a reduction in force (RIF) impacting nearly 50% of the Department’s workforce. Impacted Department staff will be placed on administrative leave beginning Friday, March 21st.

    2. Raises unemployment forecast from 4.3% to 4.4%

    The Fed sees higher inflation and a weaker economy.

    Trump has the Declaration of Independence displayed in the oval office. The document is most likely written on a type of animal skin parchment or linen or flax. I have a few civil war rags and they’re still white in color which means it’s linen, just as most currency was from 1862 to 1928. But really cool to have it displayed in that special case, protected from moisture and UV rays. Though, it still needs to be behind a dark barrier just as I keep a few of the large notes I have in a dark area. The currency, pre-1928, had red, green and blue fibers imbedded in the linen to avoid counterfeiting. Colonial currency has water marks in the paper. Run a pen light under the notes and you’ll see it.

    Trump loves being president and it shows. He loves the country, loves the idea of our nation leading the world by a huge margin. Compare it to politicians vying for power and influence with disregard for anyone’s well-being outside of their inner circles. They’ll toss you a bone and proclaim success. We need to get hungry again. I think we are. It was like an aging team trying to hold on to past glory with a .500 record. This administration is like having a bunch of high round draft picks, stacking up on youth, power and speed. We needed a revamp… we’re getting it now.

    Arrived in 1996…. he was a large animal veterinarian and she was a CPA. They had two young children (my cousins). Their credentials did not translate and they are still not exceedlingly proficient in English. He has worked the docks at Walmart and she is a bookkeeper/ledger/wire clerk for a medium sized business.

    They managed to buy a house and my uncle is an expert carpenter. He DIY’ed the entire basement and grounds.

    My cousins? One went to Wesleyan, passed the CFA and works for a hedge fund. The other cousin is in her 3 year of medical school.

    There’s too many processed foods, that we all can agree on. Walk up and down the aisles and it’s loaded with manufactured food. What this administration can do immediately is change the way we think, alter eating habits to make healthy choices. I just did four miles through the neighborhood on the bike; had tuna and a salad for lunch. No, I don’t always eat that way but there needs to be a balance. I love cookies and cake but once in a while. No matter what you eat, you got to have exercise as part of your daily routine. THAT is a must.

    A combination of stagnant growth and higher prices, sometimes called stagflation, could make it harder for the Fed to cut interest rates this year to pre-empt any slowdown.

    I agree processed foods are bad and we can all eat healthier. This is not a partisan issue, except when the other party is in power. That was my point. Same with processing supposed criminals without trials. No one supports gang members, but it not be difficult for a wrongful deport to occur. One of the greatest facets of American society was our laws. Our judicial system was truly world renowned. Our courts have been decimated by both parties in recent years, though two wrongs don’t make a right. Trump’s disregard for our laws is simply unmatched. If you want to witness the collapse of our democracy, it will be through the decimation of our legal system. This is my biggest fear. That and the impact these tariffs are going to have on the economy, especially without immigration numbers to support cheap labor.

    We all agree the government needs to shrink as well. Again, the fashion in which this task is performed matters. For a party hellbent on privatization, you would think they might copy some of their management tactics.
