February home resales jump much more than expected, despite higher mortgage rates

Sales of previously owned homes in February rose 4.2% from January to 4.26 million units on a seasonally adjusted, annualized basis, according to the National Association of Realtors. Industry analysts had expected a drop of 3%.

Sales were 1.2% lower compared with February of last year.

This count is based on closings, so contracts signed in December and January, when mortgage rates were rising and briefly held in the 7% range on the 30-year fixed. Rates today are in the high 6% range.

“Home buyers are slowly entering the market,” said Lawrence Yun, NAR’s chief economist, in a release. “Mortgage rates have not changed much, but more inventory and choices are releasing pent-up housing demand.”

Sales were only higher annually in the highest price categories, above $750,000. Sales around the median price were down 3% year over year.

Inventory at the end of February stood at 1.24 million units, an increase of 17% year over year, but still just a 3.5-month supply at the current sales pace. A six-month supply is considered balanced between buyer and seller.

“We are still in a relatively tight market condition,” Yun said.

That tight supply is keeping pressure on prices. The median price of a home sold in February was $398,400, up 3.8% from the same time last year. That is a record high for the month of February. All four geographical regions of the country saw price increases.

First-time buyers edged back into the market, making up 31% of February sales compared with 26% the year before. Investors, however, pulled back, accounting for just 16% of sales, down from 21% last year.

All-cash sales, however, remained relatively steady at 32% of sales, down just slightly from the year before. Cash is usually favored by investors, so this suggests, given the drop in investor sales, that more owner-occupants are using cash.

    Tesla is clearly backed by the full faith and credit of the US government, so maybe he’s right? Not only will Tesla get any bailout it needs (preferentially, sorry Ford), but the current tariff regime is so obviously pro-Tesla.

    Trade protectionism is the single most important factor for US automakers right now. They can not compete with BYD and the other Chinese automakers. The quality is better, the product is better, and the price is far cheaper. We are looking at end-game, zero market share outside of the US.

    How ironic will it be when Mexico is building Fords, but driving BYDs (made in China, not Mexico).

    At the end of the day Elon Musk purchasing the current administration for $300 million may be the bargain of all bargains. Tariffs can’t come quickly enough for Elon.

    The portal bridge in the Kearny area is one of the busiest rail bridges in the Western Hemisphere. It was over 100 years old. The government is currently building a new bridge to replace it. The new one is 50 feet tall rather than the old one at 20 feet tall. Thus, shops can pass easily under the new one. This is considered a huge United States infrastructure project. Transformational for many US lives and the US economy.

    This new bridge cost $2B.

    We spent $100B-$200B in Ukraine. So, we could have 50 or 100 transformational infrastructure projects instead. Have Schumer and Graham justified this choice?

    The death of Tesla does not have to be a death of EVs in America. It’s only fair that Tesla competes fairly with other American EV brands. I ‘m fine with heavy import tax on Chinese EVs – especially because of the data gathering that happens with these cars.

    If we have regulation to open up proprietary tech and adapters, people will adopt EVs faster and choose other brands as well.

    I have a friend who has a Mach-E, and he purchased a charging adapter for using Tesla chargers. Unfortunately, apparently the only way he can use the adapter is if he parallel parks and uses up 3 spots because the adapter is not long enough.

    Opening up chargers to all brands, unifying standards instead of stifling competition with monopolistic way can be a success. I bet the chinese EVs have universal charging adapters for example and not monopolistic.

Car is a blast to drive . Could use bigger tires but for $25k it’s fine. Bought it for my kid. Really the issue with electric cars is they are made for single family homes. It won’t work in a apartment complex because no one is going to move their car for someone else after coming home from work

    You use the terms Tesla and EV’s interchangeably. The EV market in the US is more than Tesla. Frankly, the projected increase in EV’s registered—which you use to bolster your statement that Tesla isn’t going anywhere—will not correlate with number of Tesla’s purchased.

    Fun fact about Tesla. In 2024 they earned 26% of their operating profit in the US, 74% from overseas. Their overseas margins appear much higher than US margins, as 21% of their revenue is China, and about 30% from non-China international, which should be mostly Europe. Tesla’s biggest sales volumes, about 37%, come from China, but their pricing is lower there at under $35k retail for base M3 and model Y. Compared to $39 and $45k respectively.
    Even though in the past 5 years Tesla has reported a cumulative $40b of net income, they have paid income taxes that were net negative, thanks to a negative $5b tax bill in 2023.
    Tesla doesn’t disclose, but China is still probably Tesla’s biggest profit center, besides the free money they get from regulators forcing other car companies to buy their CO2 credits.

    Tesla’s CEO is a serial liar or at best exaggerator, promising many things that don’t come true. The company’s board is dominated by him. He’s repeatedly been hit by governance concerns. This is a guy telling customers and investors five years ago that their existing models would soon be able to self-drive out of their parking lot while they were working and go make money for them as a robotaxi to pay for itself, with Tesla making money via its robotaxi app. Now investors are stupidly counting the profits they’re going to make from Tesla’s future robots that can do handjobs. He also seems to see his CEO job as a part-time one.

    Yeah, the price is higher than home charging, but you are paying for the convenience of fast charging on long trips or unexpected situations.

    Old reliable, my manual ‘95 Civic Hatchback was $12,600 with AC. Got 48 MPG highway. Best of all, it did. It take 45 minutes to fill up and very little New Earrh for the battery. I loved virtue signaling my cheapness.

    I disagree that this the decade to invest in tech. This has all the resemblancesof the dotcom bust. Every tom dick and harry is into AI and missing the fundamentals of business. It wasn’t that long ago that CFOs were calling the tech shots.

    So far nobody has shown the ROI – except of course NVDIA.

    And, this ai spending is coming at the expense of critical funding in other areas.

    I was driving my son’s Hyndai Sonata Hybrid today. It’s a joyous ride and at 50.5 mpg it’s great. But somehow I still like my other kid’s VW Golf which has 100k miles and gives 20mpg. It took me all of $3 and no screw driver touched to change the rear tail light.

    Real estate peaked, recovers 2027-2030. Most of the hot markets I told this blog to stay away from are already underwater. Told you not to sell jersey “gold” for southern “oil.”

    See a bottom by 2026, then 2027 slowly consolidate into the next cycle.

    And this might sound crazy, but high rate or low rates, we would be in the exact same position….i don’t make the rules. The market based economics dictates that the price will always rise to a point of where the market can’t support higher prices (market peak). Nothing matters, it always ends with this inevitably. It’s a never ending cycle that can not be manipulated to ever change. Boom bust repeat. You can think you are manipulating it and preventing a cycle (this time is different) but it never is. Just requires patience to let it play out to its own song and dance.

    I specifically used oil and gold in my comparison in terms of value between southern and nj real estate. When economy is pumping, you can trade the southern real estate, but when economy gets hurts, nothing like jersey real estate. Safe haven based on the densest real estate in the usa. It’s gold, and the closer to nyc the bigger the nuggets.
