North Jersey’s rental market is among the hottest in the nation. How it compares to 2024

Despite experiencing an end-of-year lull, North Jersey has reclaimed its spot as one of the nation’s most competitive rental markets at the start of 2025.

The region ranked third in RentCafe’s early 2025 Hottest Rental Marketsreport, heating back up after being named the sixth-most competitive market at the end of 2024. North Jersey — consisting of Bergen, Passaic, Morris, Essex, Sussex, Hudson and Union counties in the report — ranks behind No. 1 Miami and No. 2 Suburban Chicago.

Compared to its previous rankings, RentCafe added new metrics to determine the hotness for rental markets across the nation. These new metrics include the average length of stay for renters, new lease terms and renewal lengths.

With a Rental Competitive Index Score of 85.7, North Jersey is again the most competitive rental market in the Northeast. It is succeeded by No. 2 Philadelphia and No. 3 Bridgeport-New Haven, which ranked fifth and ninth overall, respectively, in the report.

The region has about nine prospective renters for every vacant apartment unit, which has remained the same from 2024, according to the report. And available apartments have typically remained vacant for about 41 days at the start of 2025, up from 38 days in 2024.

Additionally, about 95.2% of the region’s apartments are currently occupied — compared to 95.8% in 2024 — with a lease renewal rate of 71.4%, down from 73.1% in 2024, the report found.

    North Jersey isn’t desirable. It’s just being flooded by NYC ex-pats. There is a reason Monmouth jumped to the highest priced homes in the state. It wasn’t that way 20 years ago.

    Australian grocery stores dont store eggs in the fridge. They have them on regular shelves stacked like juice boxes. I was surprised the first time I saw that.

    Not crazy…they didn’t terminate all their fowl. Fresh eggs do not need to be refrigerated. In the US, they essentially go through a surface treatment that removes an outer protective layer. You have to refrigerate them after that is done because it drastically reduces shelf life.

    Going to 2 funerals this week. I was at another a few weeks ago.

    All of them lived well into their 90s. First gentleman, WW2 veteran, great guy 99.5 years. The other gentleman – 96. They knew each other. Both grew up in Central NJ… and their kids are my neighbors. The 3rd – a lady passed away over the weekend was 99. They all had full lives with kids, grandkids – all doing well.

    Whoever says life is short is mistaken.

    But will it be great for us as it was for their generation remains to be seen.

    Eggs in Germany also don’t need to be refrigerated. Currently 1.99€ for a carton of 10 eggs. Quite a bit smaller than US eggs though. Are US chickens given steroids or something?

    We wash the “bloom” off the eggs in the USA. It prevents bacteria from getting in quicker apparently. Risk of salmonella or something if you don’t wash them.

    Our departments will work together to solve the housing crisis.

    The Interior Department oversees more than 500 million acres of federal land, much of it suitable for residential use. The Department of Housing and Urban Development brings expertise in housing policy and community development. Together we are creating the Joint Task Force on Federal Land for Housing to increase housing supply and decrease costs for millions of Americans.

    Under this agreement, HUD will pinpoint where housing needs are most pressing and guide the process by working with state and local leaders who know their communities best. Interior will identify locations that can support homes while carefully considering environmental impact and land-use restrictions. Working together, our agencies can take inventory of underused federal properties, transfer or lease them to states or localities to address housing needs, and support the infrastructure required to make development viable—all while ensuring affordability remains at the core of the mission.

    Streamlining the regulatory process is a cornerstone of this partnership. Historically, building on federal land is a nightmare of red tape—lengthy environmental reviews, complex transfer protocols and disjointed agency priorities. This partnership will cut through the bureaucracy. Interior will reduce the red tape behind land transfers or leases to public housing authorities, nonprofits and local governments. HUD will ensure these projects align with affordability goals and development needs. This isn’t a free-for-all to build on federal lands, although we recognize that bad-faith critics will likely call it that. It’s a strategic effort to use our resources responsibly while preserving our most beautiful lands.

    This is about more than building houses. We want to build hope. Overlooked rural and tribal communities will be a focus of this joint agreement. We are going to invest in America’s many forgotten communities. As we enter the Golden Age promised by President Trump, this partnership will change how we use public resources. A brighter future, with more affordable housing, is on its way.
