On the 50th anniversary of New Jersey’s landmark affordable housing court decision, Gov. Phil Murphy on Monday praised the civil rights activists who fought to build working-class housing in their suburban township, noting it has led to 400,000 units statewide.
But he said the Mount Laurel doctrine, which compels each municipality to provide its fair share of affordable housing, continues to face intense pushback from some municipalities, leaving New Jersey with home prices and rent that outpaces income.
“In New Jersey, we have wrestled with how to apply the principles of the Mount Laurel doctrine in practice, and along the way we’ve seen a slew of legal challenges that have sought to delay the development of new affordable housing units in the communities where they are needed most,” Murphy said. “And as a result, today New Jersey is now plagued by the same challenge that is impacting virtually every American state in the nation. Our supply of affordable housing has not kept pace with demand.”

My job is to teach the U.S. Constitution in law school. I want to share what all law professors I have spoken to in recent days believe is happening, regardless of political bent. It is this: We are in a constitutional crisis that is unprecedented and that may very well destroy the form of constitutional government our founders created more than 200 years ago.
A fact not enough people realize is that our constitutional democracy is fragile. It requires three co-equal branches of government with checks and balances baked-in to keep each branch in line. Each branch has a role, and under the Supremacy Clause, the federal courts have the authority to check the President by using their assigned right to “interpret” the Constitution and declare the President’s orders (when challenged in court) either constitutional or unconstitutional.
When a federal court rules, however, it does not have an army to enforce its ruling. It can’t make others follow what it says. Rather, we have always relied on the belief that our leaders will put the Constitution over themselves and their “needs of the moment,” and will follow the Constitution. So far, our Presidents of both parties have done this. That is why our democracy has endured. Each past President of each party has taken the position that, “I am not bigger than the Constitution. I must follow the federal courts and the Supremacy Clause, even if I don’t like it.” In fact, no one has dared to suggest otherwise.
But what the Trump administration’s lawyers and spokespersons are doing now is breaking from about 250 years of custom and practice when they argue that the checks and balances do not apply to Trump and does not have to follow federal court decisions that say his orders are unconstitutional. This position is unprecedented and extremely scary. Because guess what? He can get away with it if the people don’t stop him, because the federal courts can’t stop him. Remember, the federal courts do not have armies. Armies, the police, etc. are all under the Executive Branch.
The U.S. Constitution is an honor-code system. We have always relied on good faith that no one will break the pact. We have always taken the position that our Presidents will not defy the federal courts and, for that matter, that the American people would not elect someone who would do such a thing. But now we have elected such a person.
You might think, “But I love Trump’s policies. Screw the federal courts who are holding him back.” But that is short-sighted on your part. Once the system is broken, it is broken. Because then when a Democrat gets in office, that person can do whatever the hell he wants with no checks and balances. If he wants to send agents into your house and search it for evidence that you criticized the President and then lock you up in a jail cell somewhere without ever seeing a judge, you might say, “They can’t, that’s unconstitutional!!!” But if the federal courts agree with you and say, “Duh, that’s definitely unconstitutional,” the President doesn’t have to listen to the federal courts. And the President won’t have to anymore. Remember, Trump established that new principle overriding 250 years of norms and enshrined the President as King. No checks and balances. If Trump succeeds in what he’s trying to do, a President in the future can do whatever the hell he wants.

So if I need to call my boss from the shitter at the restaurant on a Sunday night I can use an app on my phone or call his work issued number that routes to his personal cell and records the call. It’s funny. My company will only allow you to connect to Teams/Workday/Outlook if you have a special work-created certificate installed on your phone. This way, if you are not employed by the company, you are not privy to any company information.
I am fairly certain, no one in this entire administration besides perhaps Elon, is aware that this type of security is quite commonplace in the private sector. Again, this is what happens when you let the C students run the show. This is MAGA.

Donald Trump has officially dropped a stablecoin. It’s called USD1, and it’s pegged 1:1 with the US dollar, according to a statement from his family company World Liberty Financial Inc. (WLFI) today.

Rep. Marjorie Taylor-Greene on Wednesday used a DOGE subcommittee hearing to call for the defunding and dismantling of the company that provides NPR and PBS with federal funds.
For Taylor-Greene and other House Republicans, today’s hearing was about tarnishing PBS and NPR with accusations of bias and targeting them for defunding. For the broadcasters, today was about defending their existence.

SANTA ANA, Calif. (KABC) — An 11-year-old boy was stabbed and found dead Wednesday morning at a Santa Ana hotel, and his mother was taken into custody, authorities said.
Authorities said the 11-year-old victim was killed three days after going to Disneyland during a custody visitation. He was set to return to his father that day.
The grim discovery was made at the La Quinta Inn located at 2721 Hotel Terrace, just west of the 55 Freeway, a spokesperson for the Orange County Fire Authority said.
According to the Santa Ana Police Department, authorities responded to the scene after the mother called to say that she had killed her son. The child was found on a bed in a hotel room.

On a cold afternoon in December, a man wheeled a black luggage into a phone-repair shop in Brooklyn and handed the bag to the employee behind the counter.
About 40 minutes later, another man entered carrying a large plastic bag and left without it. Later that day, a third man entered the small store carrying two large bags and handed them to the same employee.
The destination was Wyckoff Wireless, a nondescript store tucked along a street of bodegas, bakeries and other small businesses whose fronts are decorated with graffiti. It looked like many other mom-and-pop shops around New York City—except federal agents were surveilling the scene, as they later recounted in a criminal complaint.
They suspected the wireless shop was a fence, or middleman, that authorities say was being used to move thousands of stolen iPhones. Last month, federal authorities arrested 13 people in connection with what they say was an international crime ring that targeted FedEx deliveries nationwide.
Porch thefts aren’t new, but they have become increasingly sophisticated. There was a spree last year—captured on doorbell cameras—where thieves stole iPhones just moments after they were dropped on front steps. They knew when the packages were coming and what was inside.
The Wyckoff Wireless case reveals how authorities say they did it: by harnessing technology and old-fashioned bribery.
The group created software to scrape FedEx tracking numbers and bribed AT&T store employees to get order details and delivery addresses, according to a criminal complaint filed in New Jersey. The group then sent thieves to pick off the packages and bring them back to destinations like the Brooklyn shop.
The software was created by Demetrio Reyes Martinez, who is known online as “CookieNerd,” according to the complaint. The 37-year-old wrote code to get around FedEx limits on delivery-data requests and sold it via Telegram with instructions on how to run the program, prosecutors said.
Reyes Martinez, a citizen and resident in the Dominican Republic, is still in the Caribbean nation, according to the U.S. Attorney’s Office in New Jersey, which declined to provide further information on his status. He couldn’t be reached for comment, and it couldn’t be determined if he has retained a lawyer.
An AT& T store employee in Paterson, N.J., Alejandro Castillo, used his employment credentials to track hundreds of shipments that were subsequently reported stolen in transit, prosecutors said. He took photos of customers’ names, addresses and tracking numbers and shared them with the criminal group, according to the complaint.
He also worked with another store employee in Fort Lee, N.J., and recruited other employees at the cellular carrier, prosecutors said. Law-enforcement officials believe Castillo was receiving $2,000 to $2,500 if he recruited other employees.
Mark Bailey, an attorney for Castillo, didn’t respond to requests for comment.
The crime ring included dispatchers who managed runners, providing them with delivery addresses and instructions to steal the packages when a FedEx truck showed up. Runners traveled around the country to steal devices including Samsung phones, Apple watches and AirTags.
When the group operated further west, such as Colorado and Oklahoma, the runners shipped stolen devices in bulk back to Wyckoff Wireless. The stolen devices were then shipped overseas for sale and activation abroad, according to the complaint.
The owner of the Wyckoff Wireless store, Joel Suriel, 31, nicknamed “La Melma,” was one of the individuals charged with conspiracy to transport and receive stolen property. In 2018, Suriel pleaded guilty to wire-fraud conspiracy in a scheme where stolen customer identities were used to acquire cellphones from AT&T.
Suriel had been on supervised release, according to the complaint. He is currently in police custody, said Peter Katz, a lawyer who represented Suriel in recent bail proceedings. Katz said Suriel is no longer his client, and a new lawyer for Suriel couldn’t be identified.
FedEx and AT&T said they cooperated with the investigation, which involved the Department of Homeland Security, the FBI, local police departments, and a prosecutor’s office in the Dominican Republic specializing in high-tech crimes. The complaint said other delivery companies and wireless providers were also targeted.
“With bad actors growing increasingly sophisticated, the shipping industry has been proactively working with law enforcement to address the rise of porch piracy,” said a FedEx spokeswoman, adding that the company adapts its processes to protect drivers and packages.
On one occasion in October, two of the runners entered a FedEx store in Illinois to deliver a package and declared its contents as “baby clothes.” FedEx security later inspected the box, found stolen iPhones and seized them. The following day when the package arrived empty, one of the men complained to FedEx customer service that his iPhones had been stolen, according to the complaint.
An AT&T spokesman said that the company regularly updates its processes and employee training based on evolving criminal tactics and that it offers options for its customers to control how their shipments are secured.
“We’ve seen a significant reduction in these incidents as we have worked with delivery companies and law enforcement to combat them,” the spokesman said.
In February, law-enforcement officials raided the Wyckoff Wireless store, closing off the street and bringing sniffer dogs to search the premises. Neighbors said the police searched the walls and ceiling and walked out with large boxes. The store has been closed since.

All partisan joking aside, the real question I am struggling to answer is an economic one. I’ve done quite well for myself through a combination of market timing, astute investing and general frugality. I support the reduction in the size of government and always said no one notices when the government was shut down. It is clearly bloated. Of course, how the cuts were made leave an awful lot of questions, but that horse is so dead, you’d be beating nothing but a hairy carcass by now. But with all of these layoffs, you would expect the cost of our government to be reduced by a material amount. Likewise, you probably should expect a noticeable drop in the level of service our government provides, which I’ve only witnessed anecdotally up to this point when I was looking for answers on doing my taxes for the D’s trust. The IRS website and their ability to provide help is pretty much eliminated at this point. Mention a third-party grantor trust and expect to be hung up on. But again, I have crept off topic. In positioning my wealth for it’s greatest return, I am truly at a loss. Trump’s uncertainty and flipfloppiness has left everyone guessing. Banks are saying, get ready for a rally and Wall Street is saying recession straight ahead. My company has definitely switched into prevent defense, and so have many of my peers. As you already know, Gator is currently jobless (isn’t it Great?). I am pretty good at separating the noise from reality and keeping my emotions from affecting investment decisions which is why I am somewhat optimistic that Doge and Trump will reduce the cost of government. Where I am still unconvinced, is where the savings are going to go and whether or not a recession would allow any savings to be obtained as these cuts would have had to been made to balance the budget due to the drop in tax revenue that a recession would cause.
At times like these, I think diversification is truly the key. I wish had some real options in my 401K, but with the 1.4 trillion Fidelity holds in the 401ks they administrate, it’s truly amazing how much money they make off of this dumb money and how few choices most of us have to protect it. In a way, I can understand why crypto and gold are popular right now.
So does Trump funnel the savings back to the wealthy like he did last term? Will there be savings if a recession does occur? Where the hell can one put their money to have it grow safely. I may just keep on doing bank promotions for the foreseeable future. It’s a pain in the ass come tax time, but it’s safe, yielding between 5 and 10% which is much more than Trump’s market is giving.

Separate investments and current accounts that you might need in an emergency. A small one or several foreign bank accounts might be a good thing, even no one wants to deal with Americans because of FATCA, it does fix the problem that you can wire money there as is a “Last Plane Out” account or system set up in case you need to hightail for a few months or years and you need to pay for hotel, airbnb, etc.

I would rather keep things vanilla. “Fixed income” is supposed to be lower risk…. once you start introducing mutiple sigmas, what is the point? I would rather stick with U.S. based risk adjusted returns on fixed income, and look for foreign equity with higher dividend yields (if you are inclined to look outside of the U.S.). Ultimately, interest rate parity and also cross-currency yield differential impact will probably grind your fixed income returns to basically what is available in the U.S. anyway. My $0.02. In your case, stick with what you know, it is the place you can create the greatest ability for differentiated NPV….. and for you, that ability is significant.
