Fromt the APP:
NJ built 400K affordable homes since Mount Laurel decision 50 years ago; it’s not enough
On the 50th anniversary of New Jersey’s landmark affordable housing court decision, Gov. Phil Murphy on Monday praised the civil rights activists who fought to build working-class housing in their suburban township, noting it has led to 400,000 units statewide.
But he said the Mount Laurel doctrine, which compels each municipality to provide its fair share of affordable housing, continues to face intense pushback from some municipalities, leaving New Jersey with home prices and rent that outpaces income.
“In New Jersey, we have wrestled with how to apply the principles of the Mount Laurel doctrine in practice, and along the way we’ve seen a slew of legal challenges that have sought to delay the development of new affordable housing units in the communities where they are needed most,” Murphy said. “And as a result, today New Jersey is now plagued by the same challenge that is impacting virtually every American state in the nation. Our supply of affordable housing has not kept pace with demand.”
…
Five decades later, speakers said, the topic remains heated. Despite towns’ constitutional obligation to provide affordable housing, New Jersey continues to have one of the nation’s biggest racial wealth gaps.; the median household wealth of white families in New Jersey is $322,500, compared with $17,700 for Black families and $26,100 for Hispanic families, the New Jersey Institute for Social Justice said.
And dozens of towns are challenging the state’s recent calculations that lay out how many affordable units they need to provide during the next decade.

The Wall Street Journal

Barriers to open trade are rising across the world at a pace unseen in decades, a cascade of protectionism that harks back to the isolationist fervor that swept the globe in the 1930s and worsened the Great Depression.
Economists warn of lasting damage, both economically and diplomatically, as tariffs and other hurdles to trade increase. Among the risks: slower growth, higher inflation and a collapse in global cooperation that further fractures longstanding alliances.
In the 1930s, tariffs were the death knell for global trade, which was already cratering as the U.S. and other economies sank into depression and mass unemployment. The Smoot-Hawley Act, an effort to protect American farms and factories from foreign competition, paved the way for an increase in tariffs on imports to the U.S. to about 20%.

The use of the Signal app is interesting. Too many questions. Why that app? Can you clearly see all parties on a text? Would you easily notice one that dropped off from a conversation? It’s easy to say it was an obvious misstep but I wonder if they’re testing something or baiting something or someone. Especially to a reporter of the Atlantic. Of all that could be included on a text, it was a far left parrot. You Tampon Tim supporters can save your response of ‘they simply fucked up’. I already know that’s the obvious answer, no need to sully questions with your derangement and tantrum rage.
Tiger Woods announced that he’s dating Donald Trump Jr’s ex wife
Except for his first wife Tiger has always had questionable taste.
Jr’s ex wife lives a few doors down from one of my buddies in Jupiter. Jupiter CC, not even Jupiter Hills. Buddy said Secret Service is always parked out front, didn’t notice it when I was there in Dec.
She’s a lob wedge. Good from about 80 yards.
7:19 no, they’re just a bunch of morons.
NorC is a shortening of NorCal FYI
My job is to teach the U.S. Constitution in law school. I want to share what all law professors I have spoken to in recent days believe is happening, regardless of political bent. It is this: We are in a constitutional crisis that is unprecedented and that may very well destroy the form of constitutional government our founders created more than 200 years ago.
A fact not enough people realize is that our constitutional democracy is fragile. It requires three co-equal branches of government with checks and balances baked-in to keep each branch in line. Each branch has a role, and under the Supremacy Clause, the federal courts have the authority to check the President by using their assigned right to “interpret” the Constitution and declare the President’s orders (when challenged in court) either constitutional or unconstitutional.
When a federal court rules, however, it does not have an army to enforce its ruling. It can’t make others follow what it says. Rather, we have always relied on the belief that our leaders will put the Constitution over themselves and their “needs of the moment,” and will follow the Constitution. So far, our Presidents of both parties have done this. That is why our democracy has endured. Each past President of each party has taken the position that, “I am not bigger than the Constitution. I must follow the federal courts and the Supremacy Clause, even if I don’t like it.” In fact, no one has dared to suggest otherwise.
But what the Trump administration’s lawyers and spokespersons are doing now is breaking from about 250 years of custom and practice when they argue that the checks and balances do not apply to Trump and does not have to follow federal court decisions that say his orders are unconstitutional. This position is unprecedented and extremely scary. Because guess what? He can get away with it if the people don’t stop him, because the federal courts can’t stop him. Remember, the federal courts do not have armies. Armies, the police, etc. are all under the Executive Branch.
The U.S. Constitution is an honor-code system. We have always relied on good faith that no one will break the pact. We have always taken the position that our Presidents will not defy the federal courts and, for that matter, that the American people would not elect someone who would do such a thing. But now we have elected such a person.
You might think, “But I love Trump’s policies. Screw the federal courts who are holding him back.” But that is short-sighted on your part. Once the system is broken, it is broken. Because then when a Democrat gets in office, that person can do whatever the hell he wants with no checks and balances. If he wants to send agents into your house and search it for evidence that you criticized the President and then lock you up in a jail cell somewhere without ever seeing a judge, you might say, “They can’t, that’s unconstitutional!!!” But if the federal courts agree with you and say, “Duh, that’s definitely unconstitutional,” the President doesn’t have to listen to the federal courts. And the President won’t have to anymore. Remember, Trump established that new principle overriding 250 years of norms and enshrined the President as King. No checks and balances. If Trump succeeds in what he’s trying to do, a President in the future can do whatever the hell he wants.

Yet Joe Biden did whatever he wanted, open borders, highest national debt ever, increased national debt 8.4 trillion, Biden knew our countries debt was too much, yet he
siphoned 22 billion into a bank account and was caught, Joe pardoned his whole family and many other crooks including Hunter.
So you teach??? Laughable more like you use a fake name to sling the bull. We finally have a president that is trying to save money, unlike the TAX and SPEND Democrats.

I am curious – what according to legal experts is the NBA (next best action) to save the country? 2 years is too long.
The reason for using signal is very simple. Occams razor. You have a bunch of 20 year olds making decisions with little life experience. “Hey boss man FBI director, our Tesla boss uses signal cause it was cool at Harvard when I was there, I soo introduced him to it.” Boss man has poor eyesight using his phone and accidentally autofills the wrong persons number and sends out a message
It’s not that complicated

Back to my earlier question of NBA – Short of having our own Tiananmen Square incident, I don’t see any other recourse. Even an incident like that may be reveled by current Right – given how they boo and physically assault protestors.
Did you guys hear about the Tesla driver driving into protestors in Florida?

I’m headed to Nashville and rented an EV. I should be save from lib protesters in TN, yeah? Sure hope so. Probably won’t be a Tesla as it’s not from Hertz. Either way, screw it. The best car rental insurance plan is a primary plan offered by AMEX. It’s a flat $25 fee per rental event.
Well we all know that MAGA can do no wrong. That was established way back when the Catholics and evangelists decided to sell their soul for a self-proclaimed pussy grabber with a track record of misogyny that would make Bill Cosby jealous.
You see, releasing war plans to the unintended is an example of “Peace through Strength.”
And how about that great truce Trump arranged between Russia and the Ukraine? You know, the promising 30-day cease fire Trump said was going to happen? Within 24 hours of claiming a miniscule agreement claiming both sides wouldn’t attack each other’s energy infrastructure, they both did. Nice job again Donnie.
And how is that hostage exchange going with Hamas and Israel? Another failure.
This administration continues to be a flaming tire fire due to inexperience and the appointment of c-student ring kissers to important leadership roles. This is what happens when you are duped by a wannabe dictator.

Boomer,
Many Amex cards and Venture X from Cap One include full insurance. Also, if you have collision at home, your own insurance policy probably covers you in rentals. I know it’s only $25, but it’s completely unnecessary.
Fab – It was iPad Obama that first allowed personal devices in the White House. Hillary was a whole other issue with her home brewed Microsoft exchange server running out of the bathroom at her house.
If it was anyone else in the ranks there would be charges filed. Obama told Comey and AG Loretta Lynch to go easy on her and they did, no charges filed. They set the bar low and it has stayed there there, so nobody in the circle of trust gets charges filed.
I know the DoD has hardware, networks, and even a chat app for this classified stuff. I saw a presentation on it at a conference once. But communicating that way would not be convenient, as you cannot use it in the shitter or to laugh it up while out for dinner with your buddies.

Boomer who doesn’t know how to use Signal broadcasts to Europe just how the current American administration feels about them. As if they didn’t know already, well, now it’s out in the current media.
Europe, our elected hates you. Almost as much as it hates it’s own middle class and poor.
America is no longer a democracy, it is an elected autocracy. The Swiss have declared us that status.
Boomer, you did this ^^^^^^^^^
Trump campaign were uber paranoid during the election. They started using Green Hills Software hardened phones that were more difficult to hack. Why was this bunch the SEC Def and VP now using Signal? Same fing reason you dolts…as why Hillary and even Biden were communicating off government systems. They don’t want prying eyes of big brother or worse congressional subpoenas to uncover their actions.
So now they result to unsanctioned apps. It was Obama admin that started allowing this crap in the White House and other government agencies.
I would venture to say most of them now use personal devices instead of government issued and monitored systems to communicate. It’s the same reason why many governments now want back doors to IPhone and Android created for them. It should be stopped but that ship has sailed. Just don’t be an enlisted person doing this, that is for certain as Justice is not on your side or in your back pocket.
Come on Juice. When the Russian reporter slipped into the Oval Office during the Zelensky meeting, was that the fault of digital devices too?
As some point, you must admit that MAGA can do no wrong.
Enjoying the show?
And it goes without saying, if anything even remotely as this happened under Biden’s administration, you and the entire FoxNews world would be going absolutely apeshit. yet somehow, this is Obama’s fault.
You are clearly lost from reality my good blog friend.
Affordable housing is the biggest f/ing joke.
First, can we all agree that it is not possible to have affordable housing in a strong local economy that is based on a market based economy? It’s impossible. The equivalent of adding highway lanes to combat traffic in a strong local economy. When will people realize this? You can’t fix it, it’s a basic building block of said market based system. Yet, over and over I hear idiots claim that increasing the housing supply will make it affordable….no it won’t. More people will just come and drive up the price. It’s impossible.
Has NYC, the heart of our local economy, ever been able to lower the price by increasing supply? NOOOOOOO. Anytime the price gets lower, it just attracts hordes of people that drive it up even higher.
Politicians need to stop with this affordable housing bs. All it does is destroy locations be allowing developers to overbuild.
Donald Trump’s net approval rating in 2025 has reached a shocking low, worse than any modern U.S. president in the last 70 years. Polls from CNN, FOX, Ipsos, NBC, and Quinnipiac University show Trump’s approval rating dropping from +7 in January to -2 in March, a sharp 9-point decline. CNN analyst Harry Enten noted that while Trump is slightly better off than he was in 2017, he remains “underwater,” unlike any other president at this stage of their term.
How do Trump’s ratings compare historically?
Historically, every U.S. president since 1937 maintained a positive net approval rating by this point in their presidency. Trump, however, is an anomaly. Even during his first term in 2017, his approval numbers hovered in the negative range. While Barack Obama, George W. Bush, and Bill Clinton maintained positive approval ratings during this period, Trump remains the only president to repeatedly fall below the threshold.
Why are Trump’s numbers falling?
Analysts point to Trump’s divisive leadership and inability to appeal to undecided voters. His polarizing policies and inflammatory rhetoric continue to alienate key voter demographics. According to Enten, “Trump’s approval is so low that he only matches himself—nobody else has been this unpopular in modern history.” This decline is consistent across all major polls, indicating that public sentiment toward Trump remains largely negative.
THIS is MAGA.
Eggs and gasoline dropping in price; Elon gets the astronauts home; 20,000 at a sporting event yell USA as Trump enters the palace; working class now on Republican turf; border secured and bad guys being rounded up; a return to protecting women; face-ripping market upswing about to commence; waste, fraud and abuse being exposed; education system refocusing on actual education… all within 60 days. Democrat party: 1828 – 2024.

From CNN ‘s Enten:
The polls have historically underestimated Donald Trump. What is a metric that might get at understanding at how popular he may actually be, so let’s take a look at the percentage of the country who say that we’re on the right track. It’s actually a very high percentage when you compare it to some historical numbers, what are we talking about? According to Marist, 45% say that we’re on the right track. That’s the second highest that Marist has measured since 2009. How about NBC News? Forty-four percent. That’s the highest since 2004. The bottom line is that the percentage of Americans who say we’re on the right track is through the roof. And if you were to compare it to when presidents have historically been reelected, of course, Trump is not constitutionally eligible to run for election, but I think it sort of puts into perspective, 42% of the country says the country is on the right track when the incumbent party is reelected. And also, keep in mind back when Kamala Harris lost and Democrats were turned out of power, only about 27% to 28% of the country, said the country is on the right track. The bottom line is, right now, a much higher percentage of the country says we’re on the right track.
Or you can always read the BS Libby writes, when he is not crying like a lil baby. People were sick and tired of corrupt Democrats and bloated jobs
Didn’t 42% of the country question Obama’s citizenship?
I rest my case.

I am fairly certain, no one in this entire administration besides perhaps Elon, is aware that this type of security is quite commonplace in the private sector. Again, this is what happens when you let the C students run the show. This is MAGA.
Peculiarly, when our company first established this bring your own smart phone policy, all of the Trumpees were up in arms about it. They claimed it would be used by our company to snoop on us or to track our social media usage versus work productivity. Again, the C student mentality strikes again. A certificate does not give anyone permission to snoop nor enable such an app. Then again, I’m sure plenty of MAGA have fallen for ransomware.

Hegseth this AM on the launched into a vicious verbal attack on that Atlantic lib reporter, you could tell he came out swinging. Animated, dirty, and holding back his true self. He also stated point blank that the whole thing never happened.
In the senate hearings, midday today, the head of the CIA claimed that Signal is an approved app and that his inclusion in the thread was lawful and no classified documentation was shared. If he has CIA manual language supporting him then so be it.
Tulsi was sitting next to him, evading every question lobbed her way. The senator grilling her kept stating if its not classified then show me the texts… I didn’t like this approach as it was not dispositive.
