Manhattan office leasing is back, baby 

After finishing last year on a high note, the Manhattan office market came out the gate even hotter in 2025.

Office leasing volume reached 12.2 million square feet in the first quarter, the most since the fourth quarter of 2019, when the borough logged 12.7 million square feet, according to a new report from Savills. The leasing boom comes as work-in-office rates reach 76 percent of pre-pandemic levels, with one in four employers planning to further increase office attendance, according to The Partnership for New York City.

“Manhattan, in general, is in a class of its own right now as far as major U.S. office markets,” said Savills’ Matthew Schreck, a co-author of the report. “We’ve had three to four straight quarters of continually accelerating demand. The reason is due in part to the tenant mix that exists in this market… and their attitude towards work on-site.”

The market was boosted by a wave of large leases, including 16 deals for 100,000 square feet or more. 

The largest lease of the quarter, according to Savills, was Jane Street Capital’s 400,000-square-foot expansion at Brookfield’s 250 Vesey Street, which increased the firm’s footprint to nearly 1 million square feet. Eight of the ten largest leases were renewals, some including expansion components. 

The second-largest lease was Horizon Media Group’s 367,000-square-foot renewal at Hudson Square Properties’ 75 Varick Street. Universal Music Group’s 334,000-square-foot lease to relocate to Vornado’s Penn 2 office tower, came in third.

Availability continued to tighten, especially in Class A buildings. The overall availability rate was 17.7 percent, down from 20 percent a year ago. Availability at the highest-end buildings, classified as trophy and Class A+, dipped below 12 percent across Manhattan and fell to 7.5 percent in Midtown.

    Your health is at risk. My wife is a PhD microbiologist. She retired from the FDA in 2018. She and her team did vital research on food safety. They developed rapid testing methods for detecting pathogens (one of her tests was adopted by McDonalds). She was involved in identifying the pathogens found in BlueBell ice cream and Jack-in-the-Box and many other cases. There were a dozen or so other teams in her lab working to save lives and make food safer. They all got the axe today. And don’t give me the BS that the FDA is corrupt. These are scientists not politicians. She couldn’t even accept a box of donuts from an equipment salesman and they made me sell my stock in OXO Good Grips because the FDA regulates kitchen tools. They worked long and hard for you. This is sad.

    Here’s a paper about school choice, including details about FL. Programs in FL may have expanded more since the data in the study. It basically says that school choice has helped scores, and surprisingly it helped scores of kids who stayed in public schools the most, presumably due to competitive effects.

    One thing I notice at nationsreportcard dot gov is that FL fourth graders tested near the top of the country in math and reading, but FL eighth graders are moderately below average. In the past what I’ve seen when looking at the data, Floridian hispanic and black kids tested as good or better than their NJ peers. FL just has a lot more hispanic kids than NJ, and a lot less Chinese and Indians than NJ, which if you know the mean scores of those groups, will pull up NJ avg and push down FL avg.

    I’m not in favor of discriminating against people based on their income. I think the customer/service provider relationship desperately needs re-establishing in education. In general the principle of “pay in according to the value of your house” vs “eat all you want of the education slop we choose to pour into your government-run, geographically determined trough” is destined to generate massive market failure.

    Vouchers can help provide some additional options for some, which then might motivate some schools to try harder to win customers, or differentiate their product.

    Last year I got Stax’s new cheap SR-X1 powered by a new cheap electrostatic amp (EHA5). Combined about $1000. With equalization I liked the sound slightly better than my Sennheiser 800s. But the SR-X1 isn’t as comfortable. The Stax X9000 felt pretty comfy when I demoed it in Tokyo in February.

    I actually don’t listen particularly loud. My eardrums seem to saturate before most people’s do. I try to wear etymotic acoustic earplugs to concerts.

    My kid went to Scotch Plains a couple years, then Bridgewater for most elementary/and early middle, but then it turned into a factory, some of my kid’s teachers realized that the govt setup was that we worked for them, not them for us. So then she went to Princeton Day School, and just last year graduated from Vanderbilt. Working and (just barely) paying for her rent in a nice part of Miami.

    The Trump 2.0 stock market is off to one of the worst starts of any presidency since 1950.

    New data crunched by SunDial Capital Research strategist Jason Goepfert on Wednesday shows the market’s response to President Trump since the inauguration is among the bottom of all presidents since 1950. In the first 50 trading sessions since Inauguration Day, the S&P 500 (^GSPC) has dropped about 6.4%.

    The only two worse starts were Richard Nixon’s first 50 days (-7.2%) and George W. Bush’s (-13.6%).

    The best 50-day starts are held by John F. Kennedy (+9.4%), Barack Obama (+5.7%), and Bill Clinton (+4.2%).

    Rough starts are a “bad open” for stocks when zooming out, warns Goepfert.

    The S&P 500’s median return six months after negative returns in the first 50 days was -1.9%. Even a year later, it was flat. Only four of the 10 instances showed a larger maximum gain than loss over the following year.

    “While it is generally foolhardy to assign political motives to stock movements, the correlation seems pretty clear in this case. The new administration’s take on tariffs has not impressed the stock market, which overshadows what is perceived as a bevy of more business-friendly policies. Whether the tariffs will take effect in announced form is guesswork,” said Goepfert.

    PDS client service was great, and academics was pretty good. Mind you she graduated from there in 2020. Lots of on-campus clubs and sports, great theater program. My daughter didn’t take full advantage because she was involved in one big extracurricular outside of PDS, yet teachers would accommodate her being out for a day, and help her catch up on what she missed, reschedule a test, etc. Small class sizes with pretty good communication between teachers and students. In public school, no way, miss a test date, zero, ask for an extra day, FU. PDS college admissions department was super helpful, it’s basically an extra class throughout the year for Juniors where they assist by having each kid plan their process, step by step, make sure they are making progress, etc. Teachers were very helpful in providing recommendation letters.
    Note that PDS doesn’t offer a ton of AP classes, which they see as “cookie cutter”, though my daughter did take a couple. I think they were about to restructure the math program as she graduated. It seemed pretty “sink or swim” where for advanced math classes both student and parent probably needed to be a math wiz. My kid didn’t qualify, but fortunately they had an easier calc class my kid could pass. I didn’t have a great grip on how great their science department was for kids interested in that, because that was always my kid’s least favorite subject.

    But over the course of four years I think they moved way too woke, some became really obsessed with DEI, “white fragility” etc, both faculties and students. Perhaps this was the way to get into Ivys back then. Maybe this was in all schools back then, not just PDS.

    I’m hedged bro. I’m largely out of stocks. I’m short a few stonks, 50% cash, the other 50% is a mix of VYMI, VYM, Gold & Silver. VYMI has held up well the past few weeks as it’s international dividend stocks. I spoke on here mid last year about how Gold goes through periods where it outperforms the S&P and believed we were in that. It’s up 33%.

    The infinite money glitch sends stocks up perpetually until it doesn’t.

    My PA has been about 80% money market and bonds. My main regret now is not buying more bonds at over 4.5%

    Stax – no I’ve owned many – lambdas, sr5, 407. In all cases I’ve preferred the transformer drivers powered by my amp vs the integrated amps.

    I’ve toyed with building an OTL tube amp to direct drive them, which is actually dangerous compared with the very very low bias current on the stax driver units.

    I’ve built electrostatic drivers from scratch. Nothing huge but 3’ x 1’ panels.

    So I just got off a Financial Aid webinar with a top tier school . They have no idea what impact the changes at the DOE are going to have on the upcoming year.
    With the DOE changes the Admin are shifting loans over to the SBA, a department that has just announced a 40% RIF.

    This is going to be an absolute Sh1tShow.

    Fabius, my son applied to about 10 colleges for his Ph.D. He got into Carnegie Mellon, but none of the public schools have replied yet because of the uncertainty. He received 1 rejection so far. If he got into CMU, you would think the lower bar schools would give out admissions. But nope.

    It is a sh1t show… and it just started.

    It is worse in the sciences.

    Millions of funding that has already been granted is also frozen. And nobody responsible for the disbursement is even responding to emails or phone calls. Nobody knows what to do next.

    BRT, you miss the point. It isn’t just about the money… it is about planning. There is NO PLAN! Stanford would need to be told what happens to the grants and if the decisions will stick through after law suits and counter law suits, as well as other schools. You seem to have no brains if you still think this is okay.

    I lowered my long positions to 33/long 66 stable when the Trump bump was at peak (Mid Decmber). In late February, when the tire fire really started burning and Trump recommitted to both these tariffs and corporate tax cuts, I went to 25/75. Last week I took it down to 20/80, which is the lowest I ever go. Keep in mind, I was 100% large cap growth from 2014 until Covid erupted in China which was a triple.

    Now the key is to figure out when to get back in. It will occur when the market is convinced MAGA is done. Once Trump’s economically destructive agenda is sure to be reversed, the market will again return to easy gains.

    Wife’s company does work with the government. Their government invoices are going unpaid, company is considering furloughs and layoffs.

    It’s frustrating to leave one reduction in force to find oneself in another potential reduction in force just months later.

    I guess I could buy one of those transformer adapters used, and a new amp. Or try to convince you to build one for me. There’s a “Stax Mafia” that wants to convince people that only $5000 tube amps sound good with these headphones. Honestly the Topping EHA5 sounds perfectly clean to me at all volumes I’m willing to listen to.

    My favorite Stax combo was using a pretty boring Dynaco ST35 and the SRD-6 transformer. For whatever reason, the damn things were perfect together. Audio gear was pretty good in the late 60s and 70s..

    I have been putting off contacting comcast for a few weeks. I know how bad Comcast support is – which by the way after 3 hours is still not resolved. I declined a 2 year agreement and the system does not know what to do!

    But this time the service was remarkably worse. They would not get on the phone and the chat was full of errors and nonsensical “I apologize .. message every other minute.
