US existing home sales dip in August
Sales of previously owned U.S. homes ticked lower in August amid affordability issues for buyers thanks to still-pricey homes on the market and interest rates on mortgages that remain relatively steep despite recent drops in borrowing costs.
Home sales slipped 0.2% last month to a seasonally adjusted annual rate of 4.00 million units from an unrevised 4.01 million in July, the National Association of Realtors said on Thursday. Economists polled by Reuters had forecast home resales would slip slightly further, to 3.96 million units. Sales rose 1.8% on a year-over-year basis.
“Home sales have been sluggish over the past few years due to elevated mortgage rates and limited inventory,” NAR Chief Economist Lawrence Yun said in a statement. “However, mortgage rates are declining and more inventory is coming to the market, which should boost sales in the coming months.”
The sales pace over the last two years has averaged right around 4 million units a month, a weaker rate than seen even during the 2007-2009 recession that was triggered by a collapse in the housing market.
The average rate on a 30-year-fixed rate mortgage recently fell to the lowest level since last fall at 6.26%, according to data from Freddie Mac, but rates remain appreciably higher than they were coming out of the COVID-19 pandemic.
Regionally, sales were divided, rising month-over-month in the Midwest and West while falling in the Northeast and South. The Midwest has outperformed other regions recently thanks to better affordability, Yun said on a conference call.
The median sales price rose 2.0% from a year earlier to $422,600 – the 26th straight year-over-year increase. Prices in August were 52% higher than in August 2019, just before the pandemic and the run-up in prices that followed the health crisis, Yun said.
Total inventory dipped 1.3% to 1.53 million units. At the current sales pace, that inventory would last 4.6 months, unchanged from July.

I’ve lost about 5mph of my swing speed this year, now only hitting my drives about 230-240y, but my drive is as crooked as ever. On a good day I’m hitting 50% fairways. On a bad day, 25%. On some courses, I can get away with that, on other courses with tight fairways and blocked shots/high grass/brush alongside, my dispersion pattern doesn’t fit. My putting is also falling apart. Haven’t practiced or played enough this summer to stay sharp.

On July 2nd of 2016 while meeting with FBI agents Clinton repeatedly told investigators she could not recall key details about classified information procedures, training, or the content of specific emails.
Of 30,000 emails Clinton turned over to the State Department. FBI investigators found 110 emails containing information that was classified. This was before Comey exonerated her in public on July 5th of 2016.

It is really, really rare for DOJ to release “the files” for any case- they normally only release the evidence they present in court.
That’s understandable- in a criminal investigation the gov has tremendous power (like search warrants) to investigate all facets of peoples lives. They can find out all sorts of things about your personal life, and if you’re ultimately not charged with anything the gov should not be releasing info on your finances, love interests, etc.
If you have a bomb-proof alibi, and aren’t charged with anything, the gov shouldn’t be releasing the video of the gay orgy you were attending when the crime was commited.
I don’t think anybody here would argue with that- certainly not if they were the ones being investigated.
I view the Epstein files a little differently- Trump ran on releasing the Epstein files.
If he’s changed his mind, he should give the American people a good reason for why.
Otherwise, it smells like a cover up.

Getting an indictment is not that hard (we all know the saying about the ham sandwich).
The career prosecutor who investigated Comey was willing to be fired rather than put the case before a grand jury. Trump replaced him with a loyalist who has never prosecuted a case and has no experience in criminal law.
The grand jury system works because prosecutors (for multiple reasons) only go to the grand jury for cases they think they can win.
If the prosecutor doesn’t care about prosecuting an unwinnable case they can prosecute anybody for anything.
They won’t win the case, but winning isn’t the point- harassment and intimidation is.
Stalin said “show me the man and I’ll show you the crime”. That’s where we are today.
OC1 – You are now impugning our entire Justice system. A randomly selected group of ordinary citizens called a grand jury listened to evidence and testimony. They only gave two bills and let Comey off on the third.

Tish James totally twisted the law and the court system to win her civil case against Trump. While running for the AG position she said she would sue him daily and that his days were numbered. That was prior to seeing any evidence or investigation being conducted. I‘m of the opinion that the best way to stop lawfare is to go after those who conduct it. If there are consequences lawfare will come to a stop. The non-serious nature of Alvin Bragg‘s 34 felony counts against Trump was evidenced by no penalties being imposed against him, other than being labeled with 34 felony convictions.
I will just note that neither James nor Bragg were ordered by the president to indict Trump for “something”, and both won their cases.
In my mind, it’s hard to argue “lawfare!” when a jury convicts you of the crimes the prosecutor charged you with.
If Comey is convicted I will happily admit it was a legitimate case.
