Popular magazine ranks West Milford among state’s worst places to live

According to a prominent monthly magazine, West Milford Township is among the worst places in the state to live.

West Milford Mayor Bettina Bieri is not a believer, however, calling the 80.4-square-mile expanse simply “wonderful.”

“It really all depends on your priorities,” said Bieri, now in her eighth year as mayor. “Many people prefer our scenic surroundings, wildlife, and tranquility over shopping malls and traffic congestion. They exhale and have instant stress relief upon entering West Milford.”

Scenic, soothing isolation was, however, not one of the criteria New Jersey Monthly considered in the recent iteration of its biennial “Best Places to Live” list.

Ultimately, West Milford is the lowest rated town in Passaic County for 2015. Neighboring Ringwood and Vernon are more than 100 positions ahead on the list. West Milford was also out-ranked by towns like East Orange (486), Paterson (491), and Camden (488), where the violent crime rate is respectively six, 10, and 25 times that of West Milford, according to the report.

The ranking also considered proximity to acute-care hospitals and performing-arts theaters. As far as providing more of those, however, Councilwoman Michele Dale said the township is encumbered by the Highlands Act and consequently unable to provide residents with the things towns like Madison (8), Pequannock (4), and Florham Park (1) have.

Like Dale, 44-year resident and West Milford Township Environmental Commission Chairman Stephen Sangle said the natural splendor of the town – “encompassing lakes, mountains, and vistas” – protected by the development-stifling Highlands Act cannot be compared to any other area in New Jersey. He said West Milford has alternate value as a wooded oasis protected from the sprawl that consumed other towns. Deer, fox, and bear sightings are common, as are glimpses of hikers, cyclists, and fisherman.

As for the high taxes, Dale said the current governing body is doing its upmost to streamline local government operations and reduce the taxpayer burden. She said progress has been made and the governing body continues to work hard to reduce operational expenses while maintaining municipal services. However, there are something things that the local government just cannot control – namely state, county, and school board edits, she added.

A rational person would see this and begin to break down the possible contributing factors. How this country handles mental health care and availability of firearms would likely be at the top of the list.

    Arguing that the president’s rhetoric on gun control is a contributing factor for mass shootings is not about mass shootings. Clearly Comrade has another agenda.

    It has always been my policy to try to stick to real estate discussions in this forum. I may occasionally stray into other topics but it is not frequent. Every once in a while someone will write a comment that is particularly offensive. If anyone else finds blaming the president for being a contributing factor in the number of mass shooting in this country offensive, please say so.

    I will not speculate why he made this comment or what is in his heart. You are all free to draw your own conclusions.

    TRENTON – It’s a story that smells to high heaven. A woman is suing her husband’s employer, who fired the guy for farting too much in the office. The Home News Tribune said the man worked for one of the state’s top pork roll makers – where there must be plenty of other intoxicating odors. The worker apparently had gastric bypass surgery, prompting extreme farting and uncontrollable diarrhea. The Trenton-based employer apparently wanted nothing to do with this, telling the guy to work from home so he could get some fresh air. Apparently, the relationship went south from there.

    First Pacific Advisors LLC’s decision to change the investing strategy of its FPA Perennial Fund has walloped the mutual fund’s shareholders with a massive capital-gains distribution that could boost their taxes.

    The Los Angeles-based money manager on Friday is paying a distribution of $39.67 a share, equal to 81.8% of the fund’s $48.48 net asset value on Wednesday. Last week, FPA estimated the distribution would be $38 a share. The payout will be potentially taxable, at long-term capital-gains rates, for investors who hold shares of the $273 million fund in taxable accounts. The fund was renamed FPA U.S. Value Fund on Sept. 1.

    “It’s certainly a big, shocking distribution. It exceeded my expectations,” Dan Culloton, associate director of manager research for equity strategies at investment researcher Morningstar Inc., said earlier this week about the $38 estimate. For the existing investors, “it certainly creates some pain and tax decisions that they have to make in their own portfolios.”

    First Pacific Advisors declined to comment on the fund’s distribution.

    The fund’s makeover is an extreme example of how big changes in a fund’s approach, which sometimes accompany a change in the portfolio manager, can result in increased taxes for investors. It also shows why it is important for investors to be aware of embedded capital gains when purchasing fund shares.

    First Pacific Advisors said in June that it planned to relaunch FPA Perennial to seek bargains among companies of all sizes rather than the previous focus on small- and midsize businesses. Effective Sept. 1, Gregory Nathan, who has worked for the money manager since 2007, replaced longtime portfolio manager Eric Ende. Mr. Ende plans to retire in 2016, the firm said. Co-manager Greg Herr also stepped down Sept. 1, and is staying with the firm.

    When mutual funds sell securities in their portfolios, they are required to distribute the net gains to fund shareholders, who are then responsible for any taxes on those gains. Tax rates can be as high as 23.8% on long-term capital gains.

    First Pacific Advisors closed FPA Perennial to purchases by new investors as of June 15, to avoid new buyers quickly being hit by big taxable gains. It plans to reopen the fund this month. But that doesn’t help existing investors.

    Some of those investors may be able to sell other holdings at a loss to help offset the payout, Mr. Culloton says.

    The FPA fund had a lot of embedded gains because Mr. Ende often stuck with stocks for many years if his thesis for buying them still held, Mr. Culloton said.

    FPA’s decision to transform the fund, make the distribution and then begin anew is “a bit like ripping the Band-Aid off,” the analyst said, “giving Greg Nathan as a new manager and the new strategy a new start.” In June, Morningstar downgraded the fund’s analyst rating to neutral from silver, citing in part the “new, unproven manager.”

    Mr. Nathan has been an analyst for FPA’s “contrarian value” strategy, including its FPA Crescent Fund.

    Chubb was the WORST and cheapest company (salary and vacation was OK… those were it) I ever worked for. In addition there were more sociopaths there than I’ve encountered…anywhere!.

    Once the last family member was forced out it only matter of time (short) until it was over. ACE has no idea what they bought…

    The ‘lifers’ with five or less years to go to retirement are the ones that are really going to get screwed but I only feel sorry for one.

    Glad I left when I did (had mixed feelings at the time). Gonna be a bloodbath over there, soon.

    Right before I left three guys I knew died of heart attacks, two at their desks. One the cleaning people accidently pushed over while emptying a cubicle garbage can. Who knows how long he was sitting there…

    Worse than the Matrix. Heh, I used to tell a co-worker “I’ve worked all over, this place isn’t real”. Figured they were going to be sold when the RIDICULOUS time management software was implemented. On that note – My VP asked what the 15 mins. of ‘miscellaneous time’ was about some mornings. Told him I was taking a dump and he could check it out if he wanted to.

    No regrets leaving that hell.

Then they get this so called 15.00 an hour , they probably would lose the low income help? I don’t know but this may push some over the limit. So maybe get less of a subsidy? I know a guy who if he makes 40 more dollars a year he loses his food stamps. So just wondering. Don’t know enough to really give facts.
