How North Jersey’s real estate market performed in September as interest rates decline

How much has North Jersey’s housing inventory changed?

Eighteen of New Jersey’s 21 counties had an increase in new listings compared with September 2023, and 14 counties saw more listings compared with August.

In North Jersey, Sussex was the only county to see a decrease in new listings from this time last year. With 192 new listings, the county saw a 11.11% decrease from September 2023. Otherwise, all other North Jersey counties saw new listings increase from last year:

  • Bergen: 866 (37.03%).
  • Passaic: 278 (0.72%).
  • Morris: 496 (10.71%).
  • Essex: 522 (29.21%).
  • Hudson: 482 (10.55%).

How long are North Jersey homes staying on the market?

Compared with September 2023, 11 counties had active listings stay on the market for a longer period. Similarly, active listings stayed on the market longer in 11 counties when compared with August 2024.

The North Jersey counties of Morris, Sussex and Hudson had homes stay on the market for more days in September than this time last year, while Bergen, Passaic and Essex had homes stay on the market for fewer days.

  • Bergen: 33 days (-18.13%).
  • Passaic: 34 days (-8.11%).
  • Morris: 37 days (10.61%).
  • Essex: 33 days (-8.33%).
  • Sussex: 42 days (5.06%).
  • Hudson: 43 days (8.97%).

What about North Jersey median home prices?

Of New Jersey’s 21 counties, 18 had an increase in median listing prices from September 2023. And when compared with August 2024, 12 counties had an increase in median listing prices and one county stayed the same.

In North Jersey, Bergen was the only county to see a decrease in median listing prices compared with this time last year. Bergen County had a 0.97% decrease, with a median listing price of $780,749. Otherwise, all other North Jersey counties saw prices increase.

  • Passaic: $540,000 (12.73%).
  • Morris: $724,424 (3.93%).
  • Essex: $577,500 (12.57%).
  • Sussex: $432,500 (12.34%).
  • Hudson: $665,000 (7.53%).

    The staggering number of explicit text messages a Wisconsin elementary school teacher is accused of exchanging with an 11-year-old boy has been revealed.

    Madison Bergmann, 24, sent an astonishing 33,000 racy texts to the young boy earlier this year, school resource officer Traci Hall testified at a preliminary hearing in St. Croix County Circuit court on Monday, according to the New York Post.

    Those text messages became more sexually explicit as Bergmann and the student’s conversations continued, eventually becoming so X-rated that the teacher bowed her head in shame when they were read in court.

    Bergmann, who was dumped by her fiancé for her repulsive actions, is now facing 10 felony charges, including first-degree child sex assault, child enticement and multiple counts of sexual misconduct.

    But her attorneys have argued that the charges should be dropped, claiming that the text messages weren’t specific enough to prove they touched each other.

But really, there is nothing extraordinary about her coming through. If I was to compare her personality to a former president, it would be W Bush. That Jewish American Princess thing keeps irking me. I know she’s not Jewish, but I have a feeling she was raised like the typical Jewish daughter is.

    I would absolutely choose her over Trump. With that said, I don’t expect a huge amount of change with her. Nor do I feel she is going to go any further left than Biden did.

    My kids were in a 3 car accident last night. They’re sore but don’t appear to have serious injuries. They got rear ended at a traffic light. We went out to eat last night in 2 cars since my son in college wanted to eat and go to a seminar or recital afterwards. Were stopped at a traffic light and they’re in the car right behind us. Got hit from behind. Drivers side rear bumper is smashed in.

    My son calls me and said they just got hit by a car. I can see a car diagonally behind them. I thought they were trying to do a hit and run so I jump out of my car and take their picture and walk around the rear to get a picture of the license plate since there wasn’t one in front. The driver gives me an attitude and says is that really necessary. I said yes and you’re not going anywhere. I thought the car in left lane was boxing them in.
    Turns out the rear ender had bashed in that cars front passenger panel so hard I could see where the panel attaches to the frame.

    I called the local non emergency police number to report it. Again the driver that hit them is giving me an attitude and say is this really necessary. I said you hit my children you’re not going anywhere until police come.

    She claims her foot slipped off the brake. Her car has the front bumper and both front panels bashed in. No way she was doing 5 miles an hour and slipped. I told the cop that and he said legally he has to take her statement as fact, but we could tell he thought she was full of it too.

    Spent over 2 hours in ER last night with my son getting checked out. And this morning high school kid announces has neck and back pain wants to get checked out this morning after mid terms.

    So my kids could have been seriously hurt, my hooptie might be totaled im going to spend at least 10 hours on this, probably a lot more between er visits and dealing with insurance and repairs, will wind up fronting deductible and car rental while I wait for my insurance to go after the other drivers insurance. I suspect but can’t prove the at fault driver was texting or watching videos while driving. Definitely was not paying attention since we slowed down gradually and had been stopped for at least 10 seconds before she hit my kids. And as bonus acted entitled to us.

    Hold, when insurance asks “are you ok?”, tell them no, even if it’s not true. Kids probably have some minor whiplash. Hope they are fine. I had a dude rear end me going like 35 while I was stopped. Realistically, insurance should go down if you have safety features on your car to automatically stop in those cases. That would be an incentive to put it on every car.

    I get $35 a day towards a rental. Will upgrade to $42 and get something like a ford edge or Kia shortage.

    I think the car will be totaled. I can feel a vibration in the gas pedal when I was driving and the wheel turns a little to the left if I take my hands off it. Has 4 new tires with less than 5k miles on them and runs great. Was planning on ditching our other car soon. Now thinking if the Santa Fe is totaled will put only 1k down on a new Tucson since those have 1.99% financing for 60 months. It’s only $17 a month per 1k borrowed. Would take money for totaled car and plus the money for a down payment I had set aside for replacing the pos pathfinder and get a used car for college kid for cash in 10-12k range.

    I don’t like to make stereotypical comments because they are as unfair as profiling, but when I drive the roads in North Jersey, I do notice an absurdly lopsided number of women who text or surf while they drive. It’s unbelievable at traffic lights. I get so pissed when I have to wait another light cycle because some woman has to check her social media at every light and then doesn’t go when the light turns green. I think I shared the story here a long while back, but I once missed a quick light three times in a row from a chick that wouldn’t put her phone down. The first two times, I honked and she apologized. The third time the light turned green, I honked and she finally made it. Of course, it was too late for me to make it.

    The other thing I tend to notice, besides the fact that ALL German car drivers are selfish pricks and gain some false sense of entitlement to disobey traffic laws the moment they get behind the wheel of their VW, BMW, AUDI or Mercedes. Well it’s the difference between how bad male and female drivers drive. Males tend to be assholes and will knowingly risk their lives and yours to get one car length ahead. They’ll pass in the shoulder, cut in to gaps too small to fit them, but they know you’ll slow down and open it up for them. Heck, when that left turn arrow is extinguished, who cares? Bad women drivers do the same things, only they don’t do it knowingly. Plus they love to drive in reverse in the shoulder on a highway if they miss their exit. It doesn’t matter that the next cloverleaf if one mile away.

    Ha. The kids midterm was cancelled due to no internet. A different Car accident took out a power line down the street from the school yesterday afternoon. When line was being repaired overnight they cut the fiber. But students are not allowed to use phones in school if it’s not lunch period so i went over after exam time.

    we’ve been fast tracked so maybe we will get out of here before dinner. At least the chairs in the fast track waiting room are about as comfortable as something in a good hotel and not those back punishers in regular er.

    We have entitled German car drivers, fearless pick up truck drivers, distracted women drivers. The scariest ones are the distracted women driving lifted pickups. They’d go right into the passenger compartment if they t boned someone. I tell the kids all the time do not hit the gas the instant the light turns green always look to the left first since I see several times a day people roaring through a red light when my light has turned green. Sometimes it’s been green for a few seconds and you can hear them accelerating to go through the red in their king ranch pick up

    Maybe BRT can interject with his knowledge, but I wonder how far the primal brain of women is different from herd animals in the way they connect socially. This is not to be meant as an insult. I find them so much better as individuals tend to see them less flattering in group settings.

    And Fridays and Saturdays after 5 pm most drivers are text driving and drunk.

    Baffling to me see people running next to busy road when sidewalks are available. Almost like challenging to be clipped be textdriving car

    The distracted driver never once asked if my kids or the other driver were ok. Kept claiming her foot slipped off the brake. Completely entitled self absorbed and has a nasty attitude like it was a bother to her. Makes me think even more she was most likely on her phone. Maybe she records videos talking about her life while she drives.

    Meanwhile still in ER.

    Called my son and told him if the other drivers insurance company calls to tell them contact our insurance. Don’t answer any of their questions and ask for their contact info we can give forward to our attorney.

    Can call emergency services in a bad crash.
    It will call 911 if you have a bad fall and can’t get up.

    Back home. Kid has whiplash, bruising and a headache. Nothing broken. Should start to feel better over the weekend.

    Going to take both of them to an urgent care over the weekend as a follow up. I’ve heard concussions and other injuries from car accidents can take a few days to show up.

    I told the kids just think if we had taken 1 car. We were first car at the traffic light. cross street is 3 lanes wide 45 mph zone with cars routinely doing 50-60. We could have been knocked into the right lane and been t boned.

    That’s funny. I would have thought that goofy feature was something that Elon threw in as a gimmick since the car has all of those cameras for self driving.

    Never realized they are all putting this feature in so American Dolts can text at red lights and be re-activated by something other than the angry driver behind them blowing the horn, possibly leading to a violent encounter once the middle fingers start flipping.

    I guess it’s an actual anger relieving safety feature. Hehe.
