The new ‘up-and-coming’ town in NJ is one you’d never think of

When the pandemic hit, it sent a wave of New Yorkers into New Jersey. People flocked to commuter towns, and it felt like everyone was on the move.

That whole period seems like a lifetime ago, but it definitely changed how people saw certain towns—probably because they didn’t have a choice.

If you’re curious about what New Jersey’s hottest town is right now, I think you’re gonna be pretty surprised. Enter Flemington, Hunterdon County’s cozy, historic, and growing bedroom community.

Flemington is a great mix of small-town charm, including historic buildings and tree-lined streets. Speaking of historic, 65% of their historic buildings are on the national historic register.

It’s a great place for farm-to-table dining, great boutiques and a really strong wellness culture. It’s turning into a hub for festivals and cultural events, all wrapped in that country-town vibe.

Of course, with all this attention, housing prices are rising. The average home value in Flemington has jumped 11% in the last year, now sitting at $615,405.

    Prices and sales have stagnated in my area. No more bidding wars. Prices down $100k from the bidding wars. Back to early 2023 prices already.

    Has the eastward commuting challenges of a home in Pennsylvania without the lower tax rates for higher income people.
    Anyone I’ve known who lived in Flemington who made enough money eventually moved 20 minutes further west for this reason.
    Maybe it’s fine for people not paying a lot of income tax.
    I know some people working in central NJ not going to NYC much who went further west to Flemington to get more house/land for the money.
    Maybe a repeal of the state/local tax non-deductibility will improve the situation.

    That Flemington commute North is getting worse by the day. The 202/206 merger now bunches up by 3:30….never was like that before. It’s also gotten much worse in the morning. Too many people added to the area, no new roads.

    Chi,
    We’ve been in NJ throughout hurricane season. LBK house still standing. Need to rescreen the pool cage. Whole town needs to re-landscape, and we will need some work there. I probably need to do some reportedly minor roof repair, repainting.
    Garage got over 1ft of water from Helene, which probably did the most damage to the town when the storm surge washed over the whole island overnight. Took out all my ground level pool pump and heater, and totaled the car I leave there.
    Other than the car I think cost of repairs will come underneath the insurance deductible, which is really for catastrophic damage when it comes to hurricanes.
    We have an off-season house watcher who has helped and already we have work scheduled.
    So plenty of irritating stuff to work on but seems like structural damage was avoided.
    Much of the area looks like a mess, hopefully things will improve by November when I plan to be down.

    Flemington is a beautiful area. A little Montclair and Ridgewood feel. Any town in NJ (or the northeast) with Victorian flair is a hot commodity.

    Speaking of hot commodities, I went to festival in Easton PA last week. Like most older towns with main streets, they’re turning the area into a village type environment; coffee shops, restaurants, the hemp scene, old vinyl, etc. All hot right now but the hottest thing going is vintage clothing. It used to be a niche’ market but it’s all over now. The Easton festival had some awesome clothing items including old leather Harley jackets and stuff. I couldn’t find one, either really small or XL. All the in-between sizes were gone. But other shirts, sweatshirts, jeans, jackets were awesome. The vintage clothing market is getting flooded but I would love to have an old shop and sell anything vintage or early Americana.

    My sister’s house in Lakewood Ranch Fla., about 10 miles inland from Bradenton, had Milton’s eye directly over her home. She was up in Jersey for the storm heading back today. Her neighbors sent pictures and besides 2 trees down and a lanai screen missing there was no damage or flooding. I was surprised to see all the foliage still on the trees. Usually all the trees are stripped bare of their leaves in a hurricane. Our friends on Long Boat Key didn’t fare as well. Helene flooded their gulf front first floor condo going about a foot up the sheetrock. Hopefully their HOA insurance company isn’t a fly by night one and will pay up or they’ll be getting a hefty assessment. Can’t even imagine what homeowners insurance premiums will be now in Florida.

    Got a lawyer for the kids car accident.

    First place sent me a 10 page contract that waived their 20% fee for collecting on damage to the car. I thought that was sketchy salesmanship. And found lots of reviews that said they’re very quick to take your info and get a contract signed but then they ignore you for small cases.

    Next place I called sent over an investigator within 2 hours and a 1 page contract and a medical release. Told us if we have rental car coverage go through our insurance and if not file a claim through the at fault drivers insurance. And if we get the run around from insurance the law firm will deal with the insurance for free. Went with them.

    Out of curiosity, and with no judgement intended, what’s the primary reason(s) for retaining an attorney? My understanding is that there were no significant injuries other than temporary soreness (thankfully), and that the other driver’s insurance will cover damage to your car and related expenses (car rental). Are you concerned that’s not the case, and you’ll need to go after the other driver/insurance company? Are you planning to sue the other driver for pain and suffering?

    Whatever your opinion of Musk, and recognizing the service of our military personnel, he’s the only person I can think of that’s given this country anything to be ‘collectively’ proud of in the past 25ish years (or longer). The technological prowess demonstrated by SpaceX is amazing, including this latest rocket booster ‘capture’.

    Observation on the economy from the front lines…Had dinner w/ friends this past weekend; husband is one of the top kitchen revenue producers for Lowes, and he said that business has plummeted. Interesting that when we last had dinner w/ them in June/July he noted that business was inconsistent, with a drop at the high end. So in 4 months his business has gone from inconsistent to terrible. Take it for what it’s worth.

    Bank of America, Goldman Sachs and Johnson & Johnson report their latest results on Tuesday, while Morgan Stanley and United Airlines are set to release results Wednesday. Walgreens Boots Alliance, Netflix and Procter & Gamble are also scheduled to post earnings this week.

    Those reports will come after JPMorgan Chase and Wells Fargo kicked off the third-quarter earnings season on a high note.

    The early signs of a recovery in banking profits helped push the broader market to all-time highs at the end of last week. The S&P 500 closed above 5,800 for the first time on Friday, while the blue-chip Dow also reached an all-time high.

    I suspect both have concussions. Light and sound sensitivity, can’t concentrate, headaches , ringing in ears, balance issues, can’t do basic math. Irritable, sleeping 14 plus hours a day. Forgetfulness, nausea, extreme tiredness, can’t watch tv without getting motion sickness, both get car sick. They pretty much have every concussion symptom. Body shop thinks they were hit around 25 – 30 mph while at a complete stop.

    Space X launched a mission to Europa today as well, they also reused side boosters, after those boosters each flew on five previous Falcon Heavy missions. Way more efficient than anyone else operating rockets today.

    That Mechazilla rocket catch yesterday, also incredible. Hopefully it’s fully reusable. The raptor motors are expensive. Plan is to reduce the cost from about a million each by mass producing engines down to 250k each would need about $10 million for 39 or 40 engines for the Booster and Starship, making the launches cost efficient as can be.

    Elon is the driving force behind the innovation, from using methane fuel to reducing costs by reusability. I don’t see anyone catching up anytime soon.

Rendezvous two flying spacecraft done for many years (with high speeds) and yet people don’t understand it. A smart electrical engineer knowing a bit control theory would understand this is a overrated event.

    Yes’s landing over 350 rocket boosters and reusing them is something that is done by every other space agency on the planet. They will be dong about three launches a week shortly.

    Get a grip of your hatred. The man has done more for the space program than anyone. I was down to see the ULA rocket in 2019, sitting there in the hangar. It took them six years to get one rocket up and it could not return with the astronauts so Elon is going to rescue them.

    They got rear ended while stopped at a light for at least 10 seconds by a driver who admitted fault to the cops. Seems pretty simple case.

    College kid can’t read more than a few minutes or do anything online. If not better in a week or 2 may have to withdraw this semester. Will miss at least 2 weeks of work too.

    High schooler is in top 1% of class taking all AP classes and no longer can do simple math like 2x-2 = 0 what is x. Also will miss at least 3 weeks of practice and might not make varsity this year because of accident. Also will probably bomb the PSAT this week and lose easy scholarship money. And grades and class rank will drop too losing more scholarship money.

    Not to mention all the hours they have to spend going to physical therapy and brain training.

    Texas doesn’t have verbal threshold. Has modified comparative fault. The award is reduced by the percentage you are at fault. 10k award and 20% at fault award drops to 8k. Stopped at a red light and hit from rear you are at zero fault.

    If you are 51% or more at fault in Texas you get nothing.

    Beer – I am no attorney but if there is no surgery involved any settlement offer could be pretty low. Just set your expectation on that, the driver who hit your children won’t suffer here if the cops did not ticket, insurance company and their lawyers won’t either, so make sure you focus on the recovery part as the legal stuff can take years.

    Yeah, the Texas regs seem far more lenient/conducive to suit. The 51% liability rule, the fact that it happened at a controlled intersection, rear-ended a stopped vehicle (obeying said controlled intersection). I’d imagine it’s far easier to extract a settlement in TX.

    I almost got hit today after I dropped off high schooler at school. Stopped at a light in 2nd lane from right. Road is 4 lanes wide, left 2 are left turn lanes and we’re at the base of a big overpass. Light turns green I took foot off the brake and some idiot in a minivan passes me on the right, cuts me off by making a left turn in front of me across all the lanes. Almost t boned them and the car behind me had to slam on the brakes to keep from hitting me. And the idiot had no license plates. I suspect it was either stolen or driven by libs law abiding undocumented travelers.

    That tree was obviously dead for years. We just cut down our last two big trees two weeks ago. One was dying. I’d advise anyone to take a look at the trees in their yard. It ain’t worth the risk. You can always plant new things.

    Hold, I can check on my model later today. It’s the cheap $60 from Wal-Mart. Does it’s job. I’ve had a dash cam for years for this reason. I actually hit a deer this week and got it on camera. Moreover, I plan to put it in my kids cars for the same reason. But I’ve told everyone this, the benefit to it is that you will actually improve your own driving as well. The fact that you are on camera keeps you in check from taking stupid risks. We’ve all been there.

    Tons of reviews online. Kind of wish I bought front/back ones but only have front facing.

    Still helpful though. Sony Starvis sensors are good, don’t expect miracles but you would be surprised what they can capture. I paid around 60 as well. But go with front/rear, some installation time will be required.
