NJ shut out of Zillow’s top 50 housing markets for 2025.

Nobody loves New Jersey more than the people who live here. And with its miles of beaches, sprawling green spaces, highly rated restaurants and proximity to New York City, among other things, it’s not hard to figure out why.

But it seems the Garden State — which has consistently been named among the hottest housing destinations in the nation — isn’t going to be as sought-after this year as it once was.

New Jersey has been shut out of Zillow’s list of the nation’s 50 hottest real estate markets for 2025. The report, released in January, was based on the real estate platform’s forecast for local home value growth and how quickly homes are selling in the nation’s 50 most populated metro areas. The potential for job growth in each metro area was also taken into consideration.

Although no New Jersey communities made this year’s list, there were six places in the Northeast named among the nation’s 50 hottest housing spots.

Buffalo, New York, ranked as the overall hottest housing market for 2025 in the report — the second year in a row it was ranked No. 1. Lower-than-average home prices and limited inventory, as well as a significant increase in new jobs per household, were said to signal a growing demand for housing in the area.

A real snoozefest. They were all in lockstep about immigration not being problematic and NJ Transit still being the complete shitshow that it has been for the past 15 years running.

    Forty minutes until the market opens.

    Have we achieved greatness yet? Or will that come when RFK bans all vaccines or when the wife of Vince McMahon of wrestling fame, who lost her two senatorial bids, but served on the board of Trump’s election PAC, shifts all federal education dollars to private Christian schools in the name of “choice.”

    From my perch, Trump is breaking something that didn’t need much fixing. But that’s kind of what he’s famous for.

    We’ve built a few LLM-based products at work that are getting some traction. A knowledge base assistant that sits on top of existing KB, knowledge repositories, training curriculum, product information that gives employees easier ways to find answers. (Probably the most common use case we’re seeing live today).

    We built a platform to analyze training curriculum and facilitate development of training curriculum based on source content. What’s unique about this one is that we actually take the live transcribed support conversations (think help desk) and analyze those against the existing training curriculum and knowledge base content to identify gaps or inconsistencies, and then suggest the path of action (new content, update content, etc).

    Also real-time voice translation for call center. This one is one of my babies. Co-development w/ a few teams at Google but we’ve got something that’s pretty damn slick and seamless that’s doing near real-time voice with streaming/parallel audio processing. Text translation is simplistic, doing real-time voice for two parties on a phone call, that’s far, far, harder.

    Lastly, doing some work with conversational analytics for entity extraction, but not just to extract the entities from the conversation, but to understand the context and emotion associated with that entity. This is to go from very basic sentiment analysis to much richer emotional analysis – ‘I love the car, but your service department stinks’. Old school sentiment would rate something like this as “neutral”, due to the positive and negative. I’m using LLM to take that to “Who: Customer, What: Car, Emotion: Love. Who: Customer, What:Service Department, Emotion: Dissatisfied”. Then taking this one step forward and adding the time-series component to it. Did the conversation start very negative, but end very positive? That’s representative of good service recovery. Again, traditional sentiment analysis doesn’t understand the evolution of emotion through the interaction.

Having someone try to first uncover a gap is a needle in a haystack, and then understand the root cause of it. What an LLM can do in an hour or two, would take a person a week or two, if they even had the data in a usable manner.

    I got my NJ DMV Real ID last year – my expiration date was coming up in 2025, so I figured I’d just get a jump on it.

    Went through all that god damned headache. And my new RealID license, it expires the same date as my old license, this year.

    How any of that makes any sense at all, who knows.

    I think I got stung by the renewal date once too. My DL expires just about on my birthday every four years, and I think that four year period is fixed irrespective of when one gets a renewal. For illustration, this current license was issued one month prior to bday, but expires on bday, so technically more than four years. though the expiry is always the same day.

    I’ll never forget when in 2018 I left my license in a bar in Nashville. I rolled up to BNA that Friday night after a week on site, greeted the TSA guy with a warm smile, presented my ATM card and my sad story, and he waved me right on through. Crazy.

    Grain supplier sent an email this morning, huge concerns about the cost of malt barley and wheat imports from Canada.

    We have non-Canadian options, but Canada Malting and Canada producers more broadly provide a lot of grain to US craft brewers and distillers.

    25% is untenable. It’s not likely that US maltster have enough grain in storage to make up for the loss of Canadian imports. They’ll likely hike prices similar, just because they can.

    Running real-time voice translation without an internet connection would require a PC with at least something like a Nvidia 3090 GPU, or multiple smaller GPUs. You need to run transcription, translation, and text to speech models all in parallel, real-time.

    The compute is pretty heavy, but also the bandwidth (at low latency). What you are starting to see now is transcription and text to speech moving to the edge, so that you only need to send text over the internet, in lieu needing to encrypt/transmit/decrypt the 4 different audio streams required.

    Though, on a ship, you could run a small cluster of AI servers pretty easily, and use a lightweight mobile app over wifi.

    I worked may years ago on a transcoding project. I believe older analog telephony equipment used 8 bits of bit depth, but a modern iPhone call the bitrate for an HD phone call is around 80-100 Kbps…

    AI models aren’t built for 8 bit shitty telco so you need to transcode in and out.

    There are speciality providers that have transcription models trained specifically on narrowband 8-bit, but most of these are for post-call work and don’t support real time streaming.

    On fentanyl or others. The real problem is demand. Supply is never an issue, it affects pricing. But there is zero effort on solving the demand problem. Same is true with Zyn and opioids.

    Actually, I disagree with the “Americans are dumb” statement. I think the current group has tremendous access to information and can easily be influenced by “lies” and manipulated by influencers. It’s very tricky to raise an independent thinker and it takes two committed parents who can spend time with the kid. Most American’s are “too busy” now and shuffle their kids from one activity to the next. They wonder why their kid is a knucklehead when there are no books in the house, no discussion of current events, no trips to museums. It not “dumb” it’s just a void. They watch their parents and wonder if they’ll ever reach that lifestyle. They technology upend traditional jobs for the sake of outsized profits and a ruling class of the rich. No wonder they’re a tad bit cynical.

    President Donald Trump on Monday signed an executive order that outlines plans to for a government-run sovereign wealth fund to serve as an economic development tool and perhaps be used to buy TikTok.

    Sovereign fund is perfect for a deficit country. Compare US with Norway, lets say.
    The Orban/Erdogan plan is going perfectly. They also created a national wealth fund, assigned a lot of existing state resources/shares to that fund and essentially controlled them. They also assigned cronies for bean counting, stamp licking, note writing and such. Soon the Federal lands will be leased out and the revenue will flow into this fund.

    Mexico/Canada are in shambles but they both look like a modern country compared to how 47 runs right now.
