Sales of U.S. Existing Homes Probably Rose to Three-Year High

Sales of existing homes probably climbed in April to the highest level in more than three years, giving a lift to the U.S. expansion, economists said before a report today.

Purchases of previously owned residences rose to a 4.99 million annualized rate last month, the highest since November 2009, from 4.92 million in March, according to the median forecast of 78 economists surveyed by Bloomberg.

Housing has gained strength as borrowing costs near record lows and job gains rebuild confidence, spur demand and stabilize prices. The effects are rippling through the world’s largest economy, affecting builders including Ryland Group Inc., retailers such as Home Depot Inc. (HD), and mortgage lenders.

“The market is definitely a lot healthier than it has been for some time,” said Richard Moody, chief economist at Regions Financial Corp. in Birmingham, Alabama. “Other parts of the economy aren’t holding up their part of the bargain, but housing is holding up its end.”

Federal Reserve Chairman Ben S. Bernanke, who is to testify before Congress today on the economic outlook, will be able to point to the real estate rebound as a policy success even as manufacturing and other sectors cool. The central bank is boosting home sales and holding down interest rates with $40 billion a month in mortgage bond purchases.

The National Association of Realtors’ home-sales report is due at 10 a.m. Washington time. Economists’ projections in the Bloomberg survey ranged from 4.85 million to 5.1 million.

The projected pace of April sales would be the fastest since a homebuyer tax credit was first due to expire in November 2009. It would be the third-highest since July 2007.

    Crushing Property tax is somewhat funny. Down south I see homes that pay 1k a year property tax and go WOW. Then I see the dad working at Piggly Wiggly and Mom at Waffle House pulling a whopping 30K a year income. Then I see folks up here paying 10K a year property tax making 300K a year income.

    Part of reason they get away with high property tax is high salaries. The wheels comes off the cart in retirement for lots of folks as SS payments are the same no matter where you live so you get forced to sell and move down South.

    But folks with graduate degrees in their mid 40 can’t afford to move down south. The midlevel manager making 250K and his teacher wife making 100K aint moving down south so he can manage a factory at 100K while his wife teaches at 30K. No more Turks and Caicos, no more cruises, no more leased BMWs, no more Peter Lugars. Just sitting in a chicken shack in Georgia bragging about 1k property tax

    There was a bunch of yahoos out on Route 22 yesterday near Westfield with signs protesting the IRS, saying abolish the IRS etc. This is another political movement funded by some PAC I gather gaining steam.

    The whole Apple not paying any taxes loophole for the last 33 years is also a bunch of crapola. I blame congress, this loophole has existed since before Tax Reform Act of 1986 and it is squarely their fault.

My buddy pays near $5k and he’s got to pay for garbage pickup, has a well so he rents a water softener, gets drinking water delivered because his water sucks, has to deal with septic system costs, etc. I know it recently cost him $2k to replace his well pump.

    And then commutes an hour and a half minimum, each way, on the best of days.

    Personally, I feel that anyone getting a tax law degree should be able to make it deductible, and that should be a prerequisite for getting the degree in the first place.     My water comes for Upstate NY reservoirs. Oddly Manhattan is the healthiest place to live. Folks in ex-urbs dont walk much. When I lived in Manhattan my long island GF would be exhausted if she stayed over. Walking to laundermat, drycleaner, bank, video store, then out to dinner, walk to and from Penn Station. She was used to getting in car and driving to work. Mind you she had a hot body and went to gym three times a week. But walking the entire day is exhausting. My apt was only 200 square feet and elevator was always broken and had no AC so you were out all day, in park, walking to water etc. Folks in hunterdoom cant really walk anywhere, mass transportation consists of driving to bus stop, plopping butt in buss seat. Not like subway which is lots or walking and standing.

    My beach place closing is delayed. Damm title company is giving headaches over all the CO issues. I could care less. Kids are not done with school till mid June and hard to rent in June anyhow. Owner not happy as he is paying on an empty unit. Weather sucks this Memorial Day.

    JJ wells come from deep below, water in LI is radioactive. You live in a cancer cluster yet throw stones. Typically septics and wells are far apart, also water is filtered by the soil. LI is full of sesspools, which are not legal in most places, a properly designed septic works pretty well, but is inconvenient due to required pumping.

    36 – Get an undercounter RO system for drinking and cooking water, significantly better system than the “whole house” units you show there (which are really nothing more than particulate/carbon filters).

    Anything that uses a pitcher or attaches to your faucet is basically garbage (you probably realize this).

    I usually get my gear from AirWaterIce, I use a 4 stage RO/DI unit with a carbon polishing filter post-tank. Lab grade water baby.

    That article brings back memories. I was in the same summer camp for many summers about 25 miles away from Ashokan reservoir. We had an all day hike to the reservoir once each summer. We were driven back, of course. Camp cost my parents $45 for two weeks. Either way, this occurred in the mid to late 1960s. Walking along the back roads to Ashokan was like walking thru early twentieth century Americana. I remember general stores with old slide out coke machines. Gas pumps tall and narrow. Old working farms. Even OliveBridge’s neighboring village had two signs spaced apart 500 feet on the same road: Welcome to OliveTown, You are now leaving OliveTown. Beautiful little place with a pond and Windmill.
    This was all from Accord, NY to Ashokan reservoir. Those were unforgettable days.

Thought I would ask the locals on the panel if there may be interesting places/restaurants to visit in between games and evenings. I have 3 youngsters and staying in East Brunswick. Any good restaurant recommendations for the area – particularly Indian and dive type seafood (esp. oysters) places? Also planning to take the kids through Princeton U – can we just stroll around the campus on our own these days?

    I usually go back to a period or point in time where home prices were non inflated.

    Lets say 1992-1998 then do compounding at 3% per year. Place I am buying I am paying 11K more than owners January 2002 purchase price. Which is a wash as guy put in all new windows and all new floors even depreciated is worth 11K. His purchase price is not really a good measure as 1999, 2000 and 2001 homes already had a big run up. I was able to get original selling price in 1979, if I compound that at 3% interest for 34 years I get my purchase price.

    Interesting in the period of 1979 to 2013 the time period of 1999 to 2005 over half the gains. One could have owned unit from 1979 to 1999 and not made much money and next owner could have owned unit from 1999 to 2005 and made a ton of money and next owner owned unit from 2005 t0 2013 and lost a ton of money. Only over long periods of time kinda case schiller can you judge a property.

    We ended up getting this Coway water purifier as my wife saw it at one of her friend’s house. I would be curious if others may have more insight into this type of stuff – whether it’s worth it and that I’m not getting taken for a ride. I think we pay around $45/mo. to rent the unit for a couple of years or so (maybe we can buy it out at the end?) and they come every 6 months to clean the unit and change the filter. One thing that I did notice is that when we fill up our humidifiers with the water from this unit, we don’t have the white powder residue that we get using tap water. So, it seems to work. And the water tastes good too.

    When I heard it this morning, I thought it was a Jack Ruby type of killing, didn’t know it was an FBI agent. That makes this much more interesting. I hope this stays in the news cycle long enough to be investigated before it becomes forgotten Friday afternoon as people get visions of burgers and beaches in their heads.

    On a topic more related to this board, Does anyone have any opinions on the Western Morris county area, specifically Rockaway and/or Jefferson? Decent looking houses there are going for 50k-100k lower than they would in other areas, and I’m not sure why (schools/property taxes look ok).

    In other news, one of my window air conditioners (the best one I ever had), finally croaked last night. This one made it almost 12 years and was whisper quiet. It was a Sharp, but the model style is no longer created. It’s for a very large bedroom so I’m interested in quiet over efficiency. 8,000 or 9,000 BTUs. Any suggestions?

    I just remembered, I have a Quasar AC in Jr.’s room that came with the apartment we rented in our multi. That one is probably nearly 20 years old and still works great. Though a bit noisy on high.

    The whole CO process is flawed. For instance the place I am buying I was supposed to close last week. But delayed as the building went and got permits for all work performed that is completed and now we need the building inspector to go over there get around to looking at the stuff, filing some paperwork then get some part time clerk to file it and then respond to my lawyer/title company to show CO was issued.

    Does any of this prove anything Not really. I held off the Condo home inspection till after work was done and my inspector signed off. Just dumb paperwork.

    COs main purpose is so tax assessor can jack taxes, collect permit fees, provide jobs for town workers and to make sure expensive union and licensed workers do the jobs who live in the neighborhoods and pay taxes and give campaign contributions.

    Technically you need a permit/CO to renovate an existing kitchen or bathroom. Why who knows, makes house harder to sell in a way. Also going to make it harder to grieve your taxes.

    A man should have the right to do what he wants. Crazy country where I can legally keep loaded guns in house, gallons of gasoline, table saws, chain saws, knives, lighter fluid, etc in my house no matter how many kids live there, but to fix a leak in my sink I need a licensed plumber for safety reasons.

    Denville was a possibility, but flooding is a bigger concern there. Also not sure what specific negatives exist with Picattiny nearby…is it noise from firing weapons, poor disposal of waste from ammo/explosives, something else…?

    62 – I lived in Budd Lake for a few years. I second the Flanders/Mt. Olive suggestion. It seemed like a nice area and nice schools.

    Sparta is OK I guess but the commute from there to pretty much anywhere can be painful. Route 15 is your only way out of dodge and it’s gotten worse over the years. It doesn’t help that Jefferson has decided to make route 15 it’s main street and lined it with more traffic lights and stores. If you must live in Sparta I recomend the Lake Mohawk section over just any old McMansion. That way, at least you get club privelages and can use the golf course, two lakes, and boardwalk.

    64 – any fear of Picatinny is paranoia in my oppinion. My mother worked there for 20 years. I had my rehersal dinner at the officers club and brought my kids to the spagetti w/Santa events on base many times.     If I was going western morris county, I would probably pick Chester first, depending on commute, followed by Mt. Olive (5-10 min closer to rt 80 than Chester).

    The Chester (west morris regional) school districts are better than Mt Olive, but you’ll pay a modest premium on housing.

    White Meadow lake has affordable houses but you’re right on top of 80 and the lots are small. Rockaway’s taxes are high too for the lot sizes.

    If JMSC can head further west, the best bet is to stay south of 80. At least you have 80, 46, and 10 to distribute the traffic. When you’re north of 80 you have either 15 or 206 which are both traffic nightmares.

    Go less expensive and you’ll face big trade offs or big drop offs in desirability. Going more expensive typically requires you go a lot more expensive.

    Randolph is a mixed bag. Each area of the town feels more like the town(Dover, Roxbury, Mendham, Denvill) that is bordered by than a single locale.

    But if you want something on a good lot and modern in Randolph, then bring a big bag of cash. Most of the homes there that appear to be values have condition or location issues.

    And expect septic and well in a lot of places. Do your diligence and expect the possiblity of being smacked with a big sewer assessment.

    A man reported to be a serving soldier is dead and two people have been shot in Woolwich, south east London, after what is being treated as a terrorist attack.

    Downing Street has called a meeting of the Government’s Cobra emergency committee after the incident in John Wilson Street, which David Cameron described as “truly shocking”.

    Senior police officers are thought to believe the killing was a politically-motivated Islamist terrorist attack.

    And video has emerged that appears to show one of two alleged attackers – with blood-stained hands and holding two bladed weapons – attempting to justify the attack.

    “I apologise that women had to witness this today, but in our lands our women have to see the same,” he said.

    Dozens of weapons – including a number of knives – and pools of blood could be seen on the ground, where a man said to be wearing a Help for Heroes T-shirt was attacked by two men.

    Witnesses say the pair appeared to deliberately drive their car at the victim, before getting out with various bladed weapons and launching their attack.

    Following their attack, as the victim lay motionless in the middle of the road, witnesses say they heard the pair chanting “Allahu akbar” – and inviting passers-by to take photographs of them.

    As soon as armed police arrived at the scene, witnesses say at least one of the alleged attackers began approaching the officers – who opened fire and shot the pair. The men were taken to separate hospitals with gunshot wounds.

    East Hanover’s the flat one with all the cemetaries and swamps. Hanover is better.

    Chester is a big step up from Mt. Olive price wise. There are million dollar plus homes in Chester Township, don’t forget its Mendham and Gladstone adjacent. Mt. Olive isn’t bad at all though a lot of the houses are dated. Try Washington Township in Morris County AKA Long Valley — beautiful town and the commute would be on 78 not 80.

They live in Basking Ridge so it would already be a hike to NYC and there it still seems to be 1 million minimum to get a decent house. The house they are getting in Long Valley for 700k would be well over million in Basking Ridge, probably 1.2m.

    I lived in Rockaway Twp. from 1970-2011. Owned 4 different houses and was a landlord too for many years. It’s a large (by area) very diverse township with several ethnic and economic enclaves though not as pronounced as 20 years ago. The school system is excellent but has become exceedingly liberal. Property taxes vary according to location and have gone through the roof the last ten years. Train and bus to NYC are available (train in next town over – Denville). Became too conjested/busy for me. Moved to a small town in Warren county where I can walk to everything, there’s no traffic and property taxes are – relatively – low.
