Distressed sales continue decline in June

Distressed Sales Accounted for Just 11 Percent of Total Home Sales in June

Distressed sales (REO and short sales) accounted for 11.4 percent of total home sales in June, the lowest share since December 2007 and a strong improvement from the same time a year ago when this category made up 15.8 percent of total sales. Within this category, REO sales made up 7.2 percent of total home sales, and short sales made up 4.2 percent of total sales in June. At its peak, the distressed sales share totaled 32.5 percent of all sales in January 2009, with REO sales making up 28 percent of that share. The more recent shift away from REO sales is a driver of improving home prices, as REOs typically sell at a larger discount compared to healthy sales than do short sales. There will always be some amount of distress in the housing market, so one would never expect a 0-percent distressed sales share, but the pre-crisis share of distressed sales was traditionally about 2 percent.

Michigan had the largest share of distressed sales of any state at 27 percent[1] in June, followed by Illinois (24.1 percent), Florida (23.6 percent), Nevada (22.7 percent) and Georgia (20.7 percent). California experienced a 14.6-percentage point drop in the distressed sales share, the largest of any state. Of the largest 25 Core Based Statistical Areas (CBSAs) based on population, Chicago-Naperville-Arlington Heights, Ill. had the largest share of distressed sales at 27.4 percent, followed by Miami-Miami Beach-Kendall, Fla. (26.4 percent), Orlando-Kissimmee-Sanford, Fla. (24.8 percent), Tampa-St. Petersburg-Clearwater, Fla. (24.6 percent) and Las Vegas-Henderson-Paradise, Nev. (23.9 percent). Sacramento-Roseville-Arden-Arcade, Calif. had the largest drop in its distressed share, falling by 17.1 percentage points from 33.1 percent in June 2013 to 16.1 percent in June 2014.

    The sales pace of previously owned homes likely held steady last month, staying close to the fastest pace since late 2013, according a consensus forecast.

    Economists polled by MarketWatch expect the annual sales rate for existing home ticked down to 5 million last month from 5.04 million in June, which was the fastest pace since October. If data show that sales declined in July, that would be the first decrease in four months.

    Economists expect total deals this year to wind up below 2013’s tally, pulled down by a weak first half of the year. A July pace of 5 million would mean the sales rate was down 7% from the year-earlier period.

    An unusually harsh winter, escalating mortgage rates and prices, limited inventory and tight credit standards have all contributed to holding back home sales. Households are also increasingly interested in renting than owning.

    North Jersey MLS stats for July 2014 are about the most confusing I’ve ever seen, year over year comparisons yield no clear direction, trend, or even reason.

    Inventory, Contracts, Contract Prices, Sales, Sales Prices, DOM, SP/LP, etc.

    Up, down, left, right, towns you’d expect to do well didn’t, towns you didn’t expect to do well did.

    East Orange…
    Inventory down, median LP up to $125k from $109k. Contracts more than double, up to 24 from 11, with prices up to $130k from $80k. Sales up way more than double, to 20 from 8, with median price up to $116k from $68k.

    Then you’ve got Berkeley Heights, with sales falling to nearly half, from 32 to 17, however median sales price skyrocketed from $499k to $630k.

    Over the highway in Plainfield sales jumped to 29 from 18, with median sales price up to $190k from $148k.

    Westfield sees sales fall from 63 to 53, with median sales price down to $652k from $760k. But Summit holds strong with 41 sales, vs 43 last year, and median sales price holding tight at $1.25m.

    Millburn still hot, sales up to 48 from 43, median SP holding firm at $1.52m. Contracts up strongly to 40 from 28, with median LP up to just shy of a million, from $875k.

    Out in Vernon, rocketship, sales up to 27 from 19 last year, with the median sales price up to $200k from $165k. Contracts slightly down, 32 to 29, however median lp up strongly, in line with sales at $160k to $199k.

    Out in Morris, Kinnelon market virtually grinds to a halt, 23 sales last July, down to 8. Median SP up to $515k, average DOM down by 25%. However, contracts push higher, up to 11 from 8 last year, with prices jumping from $589k to a staggering $650k

    Put this in contrast with Montville, who is absolutely on fire. Sales up to 41 from 29 last year, however closing prices drip to $572k from $630k. However, fire looks to be going out, with contracts dropping to 22 from 30.

    Not sure what’s going on in Morris Twp, but that’s where the inventory is. Massive jump in inventory, up to 207 from 143, with June seeing 63 new listings hit the market, almost double what we saw last June, 36. What the hell happened in Morris?

    Clifton, like always, middle of the road. Inventory nearly on par with last year, inventory lp on par, contracts on par, sales on par. So completely boring, if not for all the damn activity, 64 under contract in June, 56 sold.

    Over the border in Paterson, all over the place, sales down from 31 to 18, SP down from $145k to $128k, however contracts showing a strong reversal, up to 32 from 19, with prices firm at $147k. Must be all the business 30yr is doing.

    Montclair, booooring, other than inventory being sharply lower, and at a higher price, with fewer homes coming to the market, those too at higher price. Glen Ridge? Snooooozefest. Started the year as one of the hottest towns in the state, now taking siesta in the backyard hammock. Will say though that prices in Montclair up strongly to $675k from $618k, as well in Maplewood, up to $580k from $495k. If that’s too expensive, head over to Irvington, median SP of the 11 houses sold last month was $50k.

    If you are a real estate agent in Hunterdon, sorry to hear it, talk about absolutely boring. Out in Warren, inventory solidly up year over year, in almost every town in the country.

    Out in Andover, lower inventory at a higher price, fewer listings came to the market, but at a significantly higher price, contracts and sales slightly higher (very slightly), but at higher prices. On the sales side, up to 6 from 4, but with the Avg. SP up to $344k from $229k.

    Personally, I think Sparta has a massive overhang of inventory, well over 12 months at current sales pace. Sales down slightly, 31 to 27, avg SP down to $344k from $381k. However, contracts holding, 32 this year vs 30 last year, with price must stronger, Avg LP up to $396k from $374k.

    12 – So Wilson came from a difficult background and struggled as a youth, just as many of the young residents of Ferguson had? With all the talk about community policing lately, and the demographics of the PD being in-line with the population, it would seem that Wilson’s struggle put him in the same position as many Ferguson youth. The fact that he could overcome such significant adversity should make him a role model, no?

    I know many in that same position would have turned to drugs and crime, having given up on society. Clearly he did not have a well-off upbringing, and came from a shattered household, losing everything. Wilson need not “Check His Privilege”, he had none.

    I believe that Wilson had discussed this somewhat publicly in the past, the fact that he had “made it”, despite the odds, was a defining part of his life.

    God help him if he is innocent, because he is going to need it.

    It is pretty evident he is just running out the clock at this point.     Welcome to my world..perhaps the problem is that pricing is completely arbitrary and solely based on what someone is willing to pay. I see comparable houses on same block that sold for 400k last year and now people want 500k
    Other decent houses are sitting at 2003-2004 prices with no takers. Some people (aka fools) will pay bloated price bc they do no research past 3 mos. I’m sure this is skewing asking prices and sales. It is a free for all. Lots just sitting and waiting for fantasy price. I think majority of suckers dropped out by early spring thus July numbers.

    The man accused of gunning down a Livingston teenager in his car earlier this summer told investigators the murder was an act of retribution for U.S. military action against Muslims in the Middle East.

    According to court documents filed Wednesday in Washington state, where he is accused of killing three other men, Ali Muhammad Brown said he considered it his mission to murder 19-year-old Brendan Tevlin as an act of “vengeance” for innocent lives lost in Iraq, Afghanistan, Syria and Iran.

    “All these lives are taken every single day by America, by this government. So a life for a life,” he told detectives, according to the documents.

    Brown, 29, also confessed to killing the other men, all of whom, like Tevlin, were shot multiple times in isolated areas late at night. He described the murder as a “just kill” – carried out against an adult male who was not in the company of any women, children or elderly persons, court papers said.

    Prosecutors say Brown is a devout Muslim who had become angered by U.S. military intervention in the Islamic world, which he referred to as “evil.” He also referred to drug use as inherently evil.

    “During the interview Brown also stated that, as part of his beliefs, if a ‘man sees evil then he must take action against that evil’,” according to court papers.

    I was at the IZOD Center las night and like 10K screaming girls, they were in freenzy, yelling screaming their love.     Two markets I know a lot about are Philadelphia and Wilmington, DE. When we started our family, we knew we weren’t staying in Philly because the schools suck and we didn’t want to pay taxes and tuition. As it happened, we moved to NJ.

    Later, when we were contemplating a move to Wilmington, we learned that no one of any means sends their kids to Wilmington public schools. They are worse than Philly. Indeed, I know the locations of a dozen private schools in Wilmington but not a single public school.
