Long Island home prices climb on strong sales
Prices of Long Island homes sold last month rose compared with a year ago, boosted by strong demand and a shrinking supply.
The median price of homes contracted for sale in Nassau County last month was $536,000, up 2.5 percent from the $523,000 median price recorded in Dec. 2018, according to numbers from the Multiple Listing Service of Long Island.
In Suffolk County, the median price of pending home sales last month was $393,500, an increase of 6.4 percent from the $370,000 median price of a year ago.
Pending home sales on Long Island were up by 15.2 percent last month, rising from 1,875 in Dec. 2018 to 2,161 in Dec. 2019.
Inventory has declined year over year. There were 9,370 Long Island homes — 4,519 in Nassau and 5,211 — listed with MLSLI at the end of last month, down nearly 5.9 percent from the 9,954 homes — 4,348 in Nassau and 5,606 in Suffolk — that were listed at the end of Dec. 2018.

Here, the story is less rosy.
In a recent analysis, we found that 53 million workers ages 18 to 64—or 44% of all workers—earn barely enough to live on. Their median earnings are $10.22 per hour, and about $18,000 per year. These low-wage workers are concentrated in a relatively small number of occupations, including retail sales, cooks, food and beverage servers, janitors and housekeepers, personal care and service workers (such as child care workers and patient care assistants), and various administrative positions.
Just how concerning are these figures? Some will say that not all low-wage workers are in dire economic straits or reliant on their earnings to support themselves, and that’s true. But as the following data points show, it would be a mistake to assume that most low-wage workers are young people just getting started, or students, or secondary earners, or otherwise financially secure:
Two-thirds (64%) of low-wage workers are in their prime working years of 25 to 54.
More than half (57%) work full-time year-round, the customary schedule for employment intended to provide financial security.
About half (51%) are primary earners or contribute substantially to family living expenses.
Thirty-seven percent have children. Of this group, 23% live below the federal poverty line.
Less than half (45%) of low-wage workers ages 18 to 24 are in school or already have a college degree.
These statistics tell an important story: Millions of hardworking American adults struggle to eke out a living and support their families on very low wages.
What should be done? Some suggest that education and “upskilling” is the answer, arguing that if these workers got more education and increased their skills, they would move up to higher-paying jobs.

What is telling to me is how fast the major homebuilders are selling product that is pure crap – inferior building materials put together by inferior construction workers. Crooked walls, lousy sheet rocking, taping and mudding, windows and doors installed that are not square or windows not even level with one another. Moulding and finish carpentry mis cut and not aligned. Yet it is selling at a brisk pace in a state that is supposedly seeing people leave.

What I think many in this part of the country don’t understand or do not see is that most of the US is not the tri-state and while in this part of the country you can in some cases, work your backside off in a sucky job for long hours and make a living wage, this is not possible in many other parts of the country, specifically flyover. The discussion of inequality continues but appears that not much is really being done to address it. Paul Tudor Jones has an initiative but seems geared toward higher paying, skilled professionals. Infrastructure continues to rot and would afford many a decent job and a living wage and I think we as a nation have been discussion this since ’08 or earlier and yet, nothing happens.

What I’ve also noticed is that the term “downtown revitalization” is nothing more than code for condo complex construction. I also love the term, “mixed use.” Another code term for increasing tax revenue to feed useless pensions for the “services” of generally useless workers.
My father in law was in construction his whole life. We brought him into every house that we considered making an offer on. If I had to guess, 90% of the homes built post 1990 had offensive substandard work done on them. Our inspector was the best. This guy went over every single square inch of the home and marked up everything. He identified so much stuff on the first home I wanted to buy that I pulled out of contract and ate the lawyers fees. He probably saved me tens of thousands of dollars. When we had him on our second home, he only found 3 minor things wrong. He was so good that the guy we bought from hired him to do his home that he wanted to buy after he already had one inspection done. We had bought a house in a place where the contractor built the other 30 homes on the lot but our lot was vacant. The previous owner bought the land and used his own contractor. While everyone else’s home has leaky roofs, cracked foundations, and walls falling apart, ours is rock solid.
I would think you have to be nuts to buy from a major homebuilder. Even of the contractors working on the place are good, their hands are usually tied by the bean counters above them and you are going to get a crap product. I remember the apartment I rented from Avalon in West Windsor. The friggin thing was sinking and was probably 2 degrees off level. All my folding chairs collapsed to the side after 6 months of strain.
