For all the similarities between the 1980s and today, there are key differences. One of them involves “assumable mortgages,” which were plentiful then and are in short supply now.

Many mortgages were assumable at the dawn of the 1980s. With an assumable mortgage, the buyer not only gets ownership of the house but takes over the seller’s home loan, too. Picture yourself trying to buy a house when mortgage rates are in the double digits. You find a home seller who has an assumable loan with an interest rate in the single digits. That home may be affordable if you can take over the loan; it might not be affordable at a double-digit interest rate.

    I lived in Westwood for a few years. Had a starter home I renovated and a larger house that I built when I started a family. Never understood what people saw in Rivervale. Hard to get to. No mass transit. Sprawling suburbia with a lot of 1950s and 60s housing stock. No downtown and downtown Westwood isn’t close by for much of Rivervale.

    Very ambitious pricing for that development. I wouldn’t want to be invested in that project. Poor timing.

    Since the increase has coincided with the internet’s development, that would lead me to believe our connected world has something to do with it, the rise of the internet and smart phones apps, internet gaming voice and txt chat and ofcoure all forms of social media. The “bullying” cited in many of these suicide stories whether it’s sexuality, race, looks, weight or other seems to be all done online from what I can see reported, sure it can happen in person from what my kids tells me anyway, but the internet is impossible to police for bullying and all other forms of hate crimes or other. Take sexting amongst teens for example a decade ago the police were arresting kids for it, now you hear nothing about it, we know it is still happening but there is no longer much of an effort to stop it, well because it cannot be stopped much like any other bad behavior online.

    We were at the pediatrician last week she told me in no uncertain terms to limit their time online as it is the cause of allot of issues such as ADD and depression issues amongst children. Same message every year, and I explain what I do as I have been cutting them off automatically at 9 PM and 10 PM. I might notch it down again, as well as check on the content restrictions on the iPhone devices to a make sure they are all still turned on.

    Hard to tell as the brackets are very different (DE highest of 6.6% kicks in at 60k; CA highest doesn’t kick in until 625k) but take the second highest CA at 11.3% and the DE 6.6% to be comparable that’s 4.7%…if you’re beneath 312k in CA the delta is only 2.7%…

    Money is money, but 2.7% of 312k is 8k? Or 600-700 dollars a month?

    Asking because a move to say a TN or FL (which even I know would never happen with Ex) produces a pretty big delta….DE less, so just looking for insights, if there are any other (not highly personal) factors…

    CA is great, but housing is 2x – 3x – what we’d pay nearly anywhere else. We benefit to the tune of about $300-400k on the run-up in real estate. The only way to realize those gains is to sell. Then to turn around and buy another place? Not feasible.

    Couple that with “opportunities” on the east coast in pharma and teaching and you get the picture. We’d actually make more money out east and spend 1/2 to live so the math is obviously in the favor of the East.

    That’s a joke , todays rate is 6.47% for 30 years and 5.48% for adjustable rate. Yet people are crying like little spoiled babies. In the last two months I have tried to purchase two separate houses ( both were handyman specials needing thousands $$$ for renovation) both were gone within hours of hitting the market. I am looking for a project because I have a hard time handling retirement.
    We also have a friend who sold their house for $700,000. It took a few months, but that is the way it should be, bidding wars create inflation.

    I also purchased many buildings @ 6 to 9% interest over the years, that separates the dreamers from the real people . Government did more harm to the economy by keeping rates so low, does Powell have the balls to raise rates to 9%???

    Trust me, it’s gentrifying. If I was 30 right now, I would buy up every one of them I could.

At the time, twitter and the msm were ignoring the story.

    Now, Musk bought Twitter and the internal communications are out there. They CONFIRM twitter’s internal anti-right bias, which was previously denied. Further, we now have confirmed very direct communication channels between the powerful and twitter staff (I.e., If a Biden staffer or a celebrity contacts a twitter staffer about a problematic tweet, a twitter staffer would actually respond and take action – contrast with regular people trying to contact twitter).

    I heard a stat on consercative radio this morning (not sure if true). The CBS, NBC and ABC evening newscasts receive 25M viewers each night collectively. These three news casts covered the Twitter files update for 7 seconds (only ABC and only a passing mention).

    So, obviously this is not a First Amendment issue legally. It’s not direct government censorship or legal criminal consequences for speech.

    However, any reasonable citizen can see this whole thing squarely violates the spirit of the First Amendment. The powerful are using their power to influence what ideas are spread in the US. And, perhaps we should all be skeptical about the picture presented by the msm – by the nyt, abc, etc. because we have some evidence of a jarring omission here.

    Finally, I disagree with much social leftist ideas. I disagree racism is a huge problem in American society, for example. However, I wouldn’t want any social network or news organization deliberately suppressing content espousing such an idea from the public discourse. I’d hope those on the left would agree. I believe in a marketplace of ideas as a powerful mechanism for improving the conditions of humanity.

    Did you read the article I posted from the Anti Defamation League? That is what I am discussing. You want to discuss an article about Project Veritas and that school in Chicago. Because it is Project Veritas there is reason to be suspicious of the reality and reliability of the story.

    In short, I know of no public schools with a curriculum that mandates the type of instruction you are discussing. Therefore I won’t respond to your fear mongering.

I specifically posted an article from the ADL on the subject because it is an unimpeachable source. This isn’t about a narrative. It is about promoting hate based upon lies.

    The people promoting this particular lie know it is a powerful weapon. Who isn’t protective of their children? Look at all of the emotional reaction to the subject here.

    I am a Jew. As a Jew I have been subjected to hate based on lies told for so long they are widely believed to be truths. I have no tolerance for the type of stupidity posted by Banana Joe. Hope you don’t either.

    BTW the ADL is not unimpeachable, they have a sordid past when it comes to minorities and seemingly have no opinion on the human rights of many other groups because it does not fit their narrative, they are no more an authority on grooming than I am. You still cannot call it a myth, that is simply not true and you know it. I can list thousands of examples but I should not have to, we have reports from our own teachers here too are you calling them liars? It”s a political talking point, simply because of the legislation in Florida and other states. Just like everything in life the truth lies somewhere in between. I am going to ask you again where do you draw the line when it comes to sex Ed in schools? Just teach the basics or do we head down the various fetish rabbit holes?
