Fannie Mae: ‘Lock-in Effect’ Amplifying Housing Shortages

While the annual rate of increase in home prices slowed dramatically as a result of inflated interest rates, single-family home prices increased at a non-seasonally adjusted annual rate of 4.7% from Q1 2022 to Q1 2023, down from the previous quarter’s revised annual growth rate of 8.6%, according to Fannie Mae’s latest Home Price Index (FNM-HPI) reading, a national, repeat-transaction home price index measuring the average, quarterly price change for all single-family properties in the United States — excluding condos.

On a quarterly basis, home prices rose a seasonally adjusted 1% in Q1 2023, above the 0.0% growth seen in the prior quarter. On a non-seasonally adjusted basis, home prices also increased by 1% in Q1 2023.

“As expected, the annual rate of increase in home prices has slowed dramatically in response to the rapid and significant increase in interest rates,” said Doug Duncan, Fannie Mae Senior VP and Chief Economist. “Still, the fact that prices rose slightly in the first quarter is evidence of significant pent-up mortgage demand, despite ongoing affordability constraints. Even though mortgage rates remain elevated compared to the previous few years, the acute lack of housing supply remains supportive of home prices. Of course, the shortage of homes for sale is currently being exacerbated by the so-called ‘lock-in effect,’ which continues to disincentivize huge numbers of households with low mortgage rates from listing their homes.”

    Settled for $275 million in damages in the lawsuit from Nicholas Sandmann. They and their producers, anchors, and reporters falsely attacked, vilified, and bulled a minor child.

    He also had several other lawsuits against media compaines too. Not sure how much more he got be he can probably by his own Gulfstream 600 by now.

    You believe that there is a valid comparison between those 2 lawsuits? Both maybe about media abusing their power, but that is where the comparison ends. The impact from falsely undermining the validity of a presidential election stretches far beyond the damage done to an individual.

    Old – Valid? My point is about truth, as well they don’t do well with that regardless of what ideology or political position they choose when informing the public about current events.

    I have known a producer for one of the big six media companies for decades now. I can tell you now from our conversations that most of deception when you watch ANY of the MSM news channels is intentional.

    They indulge in false equivalence all the time. I follow the mainstream media, but I don’t limit myself to it, and more importantly the public should not rely on it as gospel truth as being objective and non-partisan as is not what they do it as does not sell advertising. Ever single talking head on MSM TV has built their entire career out of an understanding and promoting that reality and if they go off script they get the plug pulled immediately.

    What both lawsuits have shown to the public is this fact, that the MSM cannot be trusted, and you should also look elsewhere as the real truth lies somewhere in-between.

    I am not so sure the MSM got it right. I read what was reported to the police, and why they let him go in first place and did not make a referral to the DA to prosecute. It was dark and past his bedtime 10 PM at night and the kid was ringing the doorbell and trying to open the door. This is in the police reporting. I don’t think the 84 year old man should have shot him for sure. But you cannot say he was was NOT frightened. It’s in the police report. Does that make him wacist? I am not so sure.

    I am glad to hear he is ok and home and now wealthy and will be going to the White House. Not that same outcome for the girl in NY state. You can thank the MSM reporting for the difference.

    I have read my own police reports- some had errors that were beyond stupid. No reason for me to lie. Weren’t even things that would affect an outcome. It was just written wrong-no malintent.

    We, and the courts, take that paper as gospel. In the legal system it is. But in the real world many of those documents should be recycled to wipe the feces off your anus in the morning.

The AMA has said for 25 years that all physicians are ethically responsible for notifying their state motor vehicle department of medically unqualified people.

    But I can tell you for a fact that I personally had plenty of police reports filed that were inaccurate, biased, or lies. Others were spot on.
    Take them with a grain of salt, and hope someone actually recorded something. I have no doubt that for years these documents were filled with lies and falsehoods until body cameras and cell phones started documenting what has actually occured.

    To get an FID and Pistol permit, you already have to give two references in NJ and we have the strictest red flag laws in the nation. Red flag laws will likely be overturned by the courts though because they take them without due process.
