New York City’s Crackdown on Airbnb Is Starting. Here’s What to Expect.

New York City officials on Tuesday are expected to start enforcing strict new regulations that limit residents’ ability to rent out homes through platforms like Airbnb.

The move is expected to lead to the removal of thousands of listings from the platforms. It is the latest and potentially most consequential development in the yearslong feud between big cities and the home-sharing companies.

The city argues that the proliferation of short-term rentals through Airbnb and other platforms has pushed up rents and helped fuel New York City’s housing shortage.

Airbnb has said the new rules amount to a “de facto ban” on the platform, and other critics say the city is bending to the lobbying of the hotel industry and locking out cheaper options for visitors.

For years, the city has maintained that existing laws preclude people from renting out homes to guests for less than 30 days, unless the host is present during the stay. The city also asserts that no more than two guests are allowed to stay at a time, and that they must have ready access to the entire home.

But there continue to be numerous listings for rentals of whole apartments and homes, and the city has argued companies like Airbnb are not policing their platforms aggressively enough to root out violators.

A city official claimed in a July court filing that more than half of Airbnb’s $85 million net revenue in 2022 from short-term rentals in New York City came from activity that is illegal. Airbnb disputes the figure.

The new regulations, which the city will begin enforcing on Tuesday after a series of court challenges, require hosts to register with the city to be allowed to rent on a short-term basis.

    I’m a bit confused when reading this article above. More and more Airbnb’s are renting for longer than 30 days? Isn’t the same as an apartment lease? Or, are they renting for 30 days and charging more money? Or, is it creating a shortage of long-term rentals and there’s more competition, thus higher prices? Which leads me back to the original question: It’s the same as an apartment.

    This doesn’t seem too bad for a studio on the Upper East Side for $2,300 per month. I think I would put some sort of accordion divider by the bed to make it feel like a separate room. Whoever made the bed did a shitty job and that alcohol display would be removed for a nice piece of furniture that the flat screen can sit on. I’d be able to deal with this:

    This one might work. I wouldn’t leave the clothes out on display, a portable clothing enclosure would work better. A little too cluttered, the renter needs to tidy it up. Tall windows give it a lot of light… definitely doable for the price.

    Sounds like alot of Eastern Europeans are moving out. I lived in Yorkville for years, right near that place on E. 80th. When I moved in 2012, I had doorman bldg, alcove studio 750 sq ft with new parquet floors, new kitchen, new bath and two large closets. All utilities included for 1850, I think. There were great deals for renegotiation in 2008/2009. I got a free month when I threatened to move out. My buddy bought studio condo conversion in 2008 and was underwater for years. The Eastern Europeans came and bailed him out in 2014. They were knocking down walls to build 1-2 bds. It looks like some decent deals are coming back. Never the hottest area of NYC and suffers first when NYC gets shaky, but it was quiet and enjoyed East river walks.

    West 12th and 7th Ave was the last place in NYC we lived. It was I believe about $2300 a month 18 years ago. They go for $3900 a month and up now, the condo was owned by an absentee landlord from Italy who owned a lot of units apparently.

    The current Google Maps pic from September a year ago shows every single shop vacant on 7th Ave. Duane Reade gone, the coffee shop is gone, and the restaurants in the area all are gone, all for rent signs etc with a bonus of homeless sleeping there on the street. West Village was always very vibrant and should eventually recover, perhaps next generation or so.

    Yeah, the so called NJ Exit Tax is really just prepaying your taxes. When I sold my place in June I had over $10,000 taken for this. Well worth the price in my opinion to be done with NJ. Not sure if I’ll be able to recover any of that money when I file my taxes. With the high overhead in the state and cost of living I don’t know how people make any money on rentals.

The poorer 20s kids actually lived further up in mid 90s near Irish party bars. That Gracie Mews area had tons of elderly people and folks with dogs to walk along river. I liked it. Sundays were so quiet and straight walk over to Met and Park..

    A lot of people are in denial on this, most notably AIPAC, the most powerful pro-Israel lobby, which continues to shill for Netanyahu in Washington and ignore Israel’s democracy defenders. Haaretz recently described AIPAC as the “pro-Netanyahu, anti-Israel lobby” in Congress.

    I hung in the Village with lots of the bridge & tunnel crowd when I went to Montclair State pretty regularly. Lots of time spent at the concert venues seeing lots of great shows. Was lucky enough to catch the tail-end of the “industrial” genre and the heart of the “techno” movement. I used to listen to that stuff and drum&bass and more in my dorm and by the reaction of dormmates, I might as well have been listening to opera. Thirty years later, EDM is huge and is not all that different from that early techno. Shame those bands never really got their due. I raved a lot, those days. I really miss those shows (or perhaps the X we all took during them). Some of the crazy shows I saw, included Ministry at the Limelight. NIN opening for Skinny Puppy at Irving Plaza. Beyonce’s first performance ever with Destiny’s Child as part of CMJ. Also caught Meat Beat Manifesto and Consolidated at the Ritz. There was one club that used to do Jazz in the basement and big names upstairs. Saw a lot of great shows there too. I miss those days. Now, every artist who you like seems to be able to sell out arenas and I hate arena or stadium shows. I miss being able to walk into a Maxwell’s or City Garden’s and be able to catch Michael Frante or some other pop god for like $20 and be treated to amazing music for like five or six hours.

    NYC used to be so cool. Now it’s just Lululemon and Aeropostale.

    The west village is just fine. I’m there often. I mean you’re not wrong about boarded up places, but it looks way worse on Google Maps. In person, the tourists are still there, there are plenty of packed restaurants. People still line up to get into places.

    All new developments in Brooklyn and LIC are posh af right now. My BIL is paying $4,600 for 550 sq feet. I had to get in late one night and had to go see the on site manager at the sister property for a key and the lobby was like something out of Great Gatsby. Waterfalls, fire pits, couches, 50 ceilings. I stepped outside and there was a man urinating on the side of the building. Dystopian.

    Everything else, all the other tenement style row homes are as they were in 1990. Just thirty years older. The last undeveloped part of BK is the area under the BQE, the shores of sunset park or industry city. Sure there’s an axe throwing place, a taco joint, and an Ikea around the corner. My my brother found a dead body with a knife in the back here, preferred body dumping spot tells me all i need to know.

    Cobble Hill is the only place that gets classier with time.

    Maybe the Dem dingbats in NYC will be as luck as their counterparts in San Fran, where Dem leadership has just about chased away all of the un-cool retailers, from Nordstrom to Walgreens. Who needs un-cool drug stores when the sidewalks in front could be used as edgy, authentic homeless encampments!

    To those of us who are back working in NYC, and who also witnessed the mid-90’s transformation from Dem-led dump to the Rep-led golden age, I think the current decline is obvious. If the 90’s transformation was epitomized by a strong and visible police presence and an intolerance of quality-of-life crimes, the current decline is epitomized by a feeling that as a law-abiding citizen, you’re very much ‘on your own’. If a pack of teens decide they want your wallet, or some crazed homeless zombie cold cocks you, you can be absolutely certain that will be the end of it; there will likely be no effort made to find the perp, and if by some chance someone is caught, you can be sure they won’t be prosecuted. The city will eventually pay the price.

    House I posted in Westwood, a 3 bedroom 1.5 bath split with about 1500 GLA sold for $815,000. List was around $729. INSANITY!

    There are now $238 billion of corporate bonds and loans in the US trading at distressed.

    The entire month of August saw 23 large bankruptcy filings.

    Over the next 2 quarters, the US is set to issue nearly $1.9 trillion in Treasury debt.

    Deficit spending is pushing rates higher.

    Almost 20% of working individuals in the US earns $100k+.

    There was a convo on here once where the participants opined that it was commonplace (albeit in NJ suburbs, perhaps not nationally) for parents to spend $10k+/year on their child’s extracurricular sport (dance or hockey or whatever). This was an eye popping number to me and it actually changed my understanding of the US economy. So, so so much media handwringing about the poor in the US. But, there are millions of Americans just swimming in money (even though, it doesn’t feel that way to them). Success in this country isn’t some high spectacle only achieved by the utter few. It’s achievable apparently by anyone who is reasonably aiming properly and can keep perspective about objective well-being compared to relative goods.

    Crushed: Some and I would say many in the suburbs spend all that money on sports activities in the hopes their kid get a scholarship for whatever sport, and or in the hopes the kid goes pro. I have seen/ heard this multiple times over the years. When it does not happen the money stops as in the parents don’t pay for college. I have seen this as well. Often these parents say it’s their kids dream, but in reality it’s the parents dream.

    My kid proudly played for the cheapest hockey program in the state. The Montclair Hockey Club. Most years, it was around $3K. Triple AAA clubs average over 10K per kid, and that’s before equipment and hotel costs.

    A close friend of mine pays nearly 10K for her daughter to dance, mainly on her costumes/makeup. She got so good, she wants to go to a dance college. I wonder what the tuition is there? So after spending probably 300K, my friend’s kid might end up on a brass pole.

    What do you think those hotel rooms in NYC cost? They have made deals with many hotels so far, some for over $300 a night fully booked for at least 12-15 months. That cost alone is billions, 140 hotels have signed up to house the immigrants.

    Anecdotal, a friend of the family showed up for their pre-booked hotel in Ireland this summer. When they arrived the front desk said they could not accommodate them, as it was full of immigrants, those being some of the 80,000 Ukrainians that are being cared for and housed in Ireland.

    Virtually all of the immigrants now flowing in across the southern border that have arrived in NYC etc do not have any kind of work papers, Feds say they can work as asylum seekers but have not provided any kind of paperwork to do so thanks to federal bureaucracy.

    They are doing doordash, uber eats etc on scooters. Dozens of gas and electric scooters can be seen lined up in front of the NYC hotels. None are licensed to drive or registered or insured.

    NYPD went to confiscate the scooters and fights broke out, with arrests made.

    What is to be done?

    It’s been done on Randall’s Island, 2,000 “beds” for mostly single males and it is virtually empty. There is no work for them. That is what they will need to stay here and live the dream. Working papers, which is a whole different problem, why should they get to cut the line? There are plenty of undocumented workers here now, many here for a long long time.

There simply aren’t enough judges, or case workers or anything else to deal with this massive backlog of cases.

    It is completely a federal problem and it will be a big election issue, and the Mayor of NYC now finds himself powerless and sees no end in sight to this real problem. Many other leaders in cities across the country may feel the same as Mayor Adams as it is now bankrupting even mighty NYC.

My bro-in-law spent every nickel to keep her in lessons since 5. The training, the shows, the costumes, the make-up, agents, food, travel..I don’t kn0w but my conservative guess 350-400K over 15 years. She is absolutely amazing young woman. Checks all the boxes – pretty, driven, smart. There is not one thing more she could have done to make this her career. Reality is that she tries out with 400 other girls for big tour, she gets down to final 4 and they are taking 3. She is Italian genes so tan, dark eyes and hair. She does not get selected bc she is “not the look” for the tour. That could be race or hair color…who knows. That is dance. She stopped going to UofC to follow a tour around the world her freshman year. She is now 21 and back at home, taking on-line classes. Odd gig work lately here and there. One in NYC for some rich debutante who wanted a choreography for a a big shin-dig. She flew from CA to NYC for $700 over 5 days. Yes they covered her flight and hotel but JFC, you can’t survive in that business. She is now thinking accounting.     Exactly. My kid in college decided to transfer from state to community college after 1 semester Last year. We had about 3 years of tuition room and board for him at a state school. We stopped contributing to his college fund once he transferred to community college and increased money to our high schooler. Will be done contributing this year and have 4 years state school room and board and will stop contributing. It’s a nice feeling to have college covered. My wife wants to put a chunk of her yearly bonus into a slush fund in case they go to private college or to grad school or need help getting started in life as an adult. Otherwise the money we were putting into 529 is going to us to replace a car and have fun with.

    Note if my car was a person it would be a junior in high school. College kid is now driving it, I’m using my wife’s car with 185k miles on it since she now has a company car. Might keep the 2 hoopties until they have a catastrophic repair and just get another car since we will have 4 licensed drivers in another year.

    Remember we resettled lots of immigrants in the last few years. At Fort Dix in 2021 we had 14,500 immigrants from Afghanistan living there for about a year. The difference is they were given asylum visas and working papers. 76,000 total in one year resettled throughout the country.

    Many coming today across the southern border today are not really asylum seekers. They most likely be judged to be economic immigrants and expelled.

    Some simple stats of the southern border crossers from 2022.

    Single adults 2022: 91%
    Expelled under Title 42 in 2022: 86%
    Encountered at ports of entry 2022: 9%

    Who knows what will happen with the people the border patrol does not apprehend and process in the system unless the laws are changed again? Never any chance to stay here legally. There is virtually no chance of that happening before the next election.

Dishonest and stopped using him, went to another local guy for a few years, dishonest. So much for supporting small local businesses.     You can make it in America for sure. You need to learn to live within your means and spend time on learning finance. To this day, it boggles my mind that persoanl finance is not a high school or college requirement.

    I just wrote my second check to payoff my first semester tuition bills for Gator Jr. Between the scholarships (which are split between the Fall and Spring terms) and the grandparent waiver, I took about $5000 out of the 529 including about $1.5K in transportation costs. The college received a total of $6,000 dollars from me directly for the first semester. Next semester should be about the same. Keep in mind, this is the first time we are tapping his 529. This 529 was made of $16,000 in principal. This principal consisted of all of the checks my son received as gifts over his lifetime that were over $20. This totaled about 6K. the other 10K was money earned buying everything we can and especially the dining rebates through Upromise. The 529 was worth a hair under 50Kwhen we tapped it. Remember, my kid only has to attend UF for 3 years as he scored so well on all of his AP exams. I guess some kids learned just fine remotely (during Covid). My 529 will easily cover ALL of his undergrad costs.

    And if you didn’t see the WSJ yesterday, Florida is their #1 ranked public university. Not bad for an education paid for entirely through the kids own money and our Upromise rebates compounded.

    It can be done. Easily. You just need to invest some time studying finance and taking advantage of discounts, rebates, coupons, etc.

    Here is another example of how Captain Cheapo roles. I run a Fantasy Football league. This is our 23rd year. Well I used to subscribe to a service that provided me drafting and weekly starter advice. It started at $10 two decades ago and I would share the subscription with one other person to defray the cost. Well the price has crept up over the years and it is now $31. Too rich for my blood. Will that embolden the Russians to grab other areas? Maybe yes, maybe no. But, empire’s are expensive, so perhaps not.

    As for China, I do agree they are more of a national security threat than Russia. I think we have other alternatives before we have to engage in a conventional war with China. However, the powerful vested interests won’t allow that. If China invades Taiwan, I agree it will be war. Will China do it?? If they do, then it could be Armageddon.

    3b All good points. Many people make the argument that the Russians must be deterred or they might invade other sovereign countries. The reality is they haven’t been able to take Kyiv in spite of having numerous advantages. Their military appears to have been seriously overrated.

    Talking about F150s and Captain Cheapo.

    Mrs. Fab drove her F150 Hybrid from the Ford Dealership to the Mazda Dealership. It is chewing through real axles every 20K miles at this point with no load. She does not like that unreliability. She doesn’t want to be towing a camper and the axle breaking on the road.

    So we are parlaying the truck into a fully loaded Off-Lease CX-9 Grand Touring. Running the numbers on the trade its really a wash considering the truck is 3 years 45K miles vs the Mazda 3yr/36K coming off lease. We are looking a few K loss, but gaining that third row and she will go back to another F150 in a few years.
    I took a look at the CS-90 and while the Plug in was tempting, I didn’t like the high step in. So we’ll go with the used CX-9 at half price.

    Our camper is going as well and we will rent going forward. That is much easier, the rental company will have it set up for our arrival at a campsite and collect it when we are done. We did that last year at Disney Ft Wilderness and loved it. Given our usage rates over the past few years, Renting vs Depreciation will be a big win for the next few years.

    I don’t think it’s a coincidence that our old politicians (eg Biden and McConnel) want to support Ukraine, while many younger ones are more ambivalent about it.

    The old guys grew up right after WW2; their fathers/uncles/cousins fought in it. They know that appeasing a dictator hellbent on territorial expansion doesn’t end well.
