From MarketWatch:
Mortgage rates hit 23-year high and home prices show few signs of cooling. But Redfin says ‘all hope is not lost.’ Why?
The U.S. housing market has become unaffordable for many aspiring homeowners, priced out by either high home prices or high mortgage rates.
With mortgage rates at a 23-year high and home prices not falling substantially, affordability hit a 38-year low in September.
Yet with this backdrop, “all hope is not lost for people who want to buy a home soon,” Redfin said in a recent report.
The real-estate brokerage said two key elements of the housing market could offer an opportunity — rising inventory and volatility in mortgage rates.
New listings rose 2% since the start of September, the company said, offering a glimmer of hope that more homeowners are putting their properties on the market, Redfin said.
Even though the uptick is small, it’s still a positive sign, Chen Zhao, economic research lead at Redfin, told MarketWatch. “Inventory is certainly not getting worse and there are some signs that maybe it could even get a little bit better,” she said. “And over time, people get more used to these high rates.”
Even a “slow trickle of supply” is helpful for buyers, he added.
Rates are also taking big swings as the market tries to digest information on whether the U.S. Federal Reserve will hike interest rates at its next policy meeting, which will be held from Oct. 31 to Nov. 1.
“Even just this past week we saw kind of a big pullback and mortgage rates where they came down about 20 basis points or so,” Zhao said, reacting to speeches by Fed officials, and geopolitical conflict between Israel and Gaza.
The 30-year mortgage reached 7.81% on Oct. 6, but has since fallen to 7.6% as of Oct. 11, according to Mortgage News Daily. “For buyers, if you’re really paying attention, sometimes you do get these small amounts of volatility, and that might give you enough of an opening to jump in,” Zhao added.

The two-day church revival held in August just outside Las Vegas featured nearly 70 speakers who preached that vaccines are poisonous and will bring about the end of the world, that a cabal of global leaders is engaged in child sex trafficking and that the 2020 election was stolen.
Through it all was an apocalyptic drumbeat that the country will be destroyed if Trump doesn’t become president again. God wants him to win in 2024, speakers proclaimed to their audience, and as Christians they have been called upon to ensure he does.
“We know the one in charge up above, and I can tell you that I believe that he has his hand now on Donald Trump, that no weapon formed against him shall prosper,” Trump’s daughter-in-law, Lara Trump, told the crowd. “God is a part of this race. I’m telling you guys this. I feel it deep down inside.”
Thousands have attended ReAwaken America on its dozens of stops across the country. Clark began the tour in 2021 to protest COVID-19 public health restrictions, and with Flynn’s help it has gained a reputation for promoting Christian nationalist beliefs alongside right-wing conspiracy theories.
“For buyers, if you’re really paying attention, sometimes you do get these small amounts of volatility, and that might give you enough of an opening to jump in,” Zhao added.
Lol! This sounds like something Carmella Harris would say.
Only a matter of time before Trump starts claiming divine right, and that his persecution parallels Jesus.
How exactly does someone utilize the short term mortgage market moves to buy a home in a low/no inventory market?
The window to actually lock a rate is narrow, this is nearly impossible to time.

With the World in Crisis, House Republicans Bicker Among Themselves
By Carl Hulse
Reporting from the Capitol
Oct. 12, 2023
Two key U.S. allies are engulfed in vicious wars. A disruptive government shutdown is looming in just over a month. Americans are held hostage overseas by hostile forces. Uncertainty ripples across the country.
House Republicans, meanwhile, are consumed with an extended struggle of personal grievance, petty beefs, political payback and rampant attention-seeking that on Thursday night forced Representative Steve Scalise of Louisiana to withdraw as his party’s candidate for speaker. The tumult has sidelined Congress at a critical moment and rendered the Capitol a bastion of G.O.P. dysfunction. The spectacle of their infighting is even more glaring at a moment of international crisis, a fact not lost on Republicans themselves as they remain unable to settle on a speaker who could put the House back in business.
Wow, that’s a propaganda coup. Ukraine, the most corrupt country in the world is now a key ally.
And if they left is so concerned with the situation in the house then why did every single democrat vote to remove McCarthy? We know of course, an opportunity to gain power but stop the whining.
Vaccines are good and we’ve wiped disease off the face of the planet with some of them. The covid vaccines don’t work to prevent infection and they never will. The incubation period is too quick on the virus now and it mutates more rapidly than we can respond. Scientists for decades could eloquently explain why we can’t vaccinate for the common cold (coronaviruses), yet somehow, their brain goes numb on this coronavirus. The mRNA comes with a probability of cardiac event that exceeds the danger of infection. The initial covid infections were worrisome. The chances of you being hospitalized on a 2nd, 3rd, or 4th infection are essentially zero shifting the entire risk reward on boosters in favor of not getting it. That’s why when they approved the vaccines for 5 and under (bypassing the FDA’s panel I might add), the uptake in even the most liberal populations was about 5%. 1 out of 20. This isn’t a coincidence. Even the family doctors quietly but not publicly don’t everyone, don’t bother getting it. My kids doctor did, and so did my own.
“For buyers, if you’re really paying attention, sometimes you do get these small amounts of volatility, and that might give you enough of an opening to jump in,” Zhao added.

How did the terrorists get US Army-issued M4A1 rifles with ACOG scopes? Somehow stockpiles made it there. Again ACOG scopes are for high-budget special operations units usually.
You can bet that our Government, CIA and Military command already know, since they took weapons from dead and captured terrorists and it’s now classified.
I hope some reporter can get the story out. We should not be arming terrorists.
So now Israel is demanding the evacuation of Palestinian civilians from Gaza. If they don’t leave, are they considered “fair game” for extermination? Has an eerily familiar ring to it and not a good look.

I’m not getting another covid booster. Had covid at least twice. When I had it in september I was tired and had brain fog for 2 weeks. Skipped working out for a week, went to the gym and was wiped out doing a light workout so I took another week off.
I will get the flu shot though.
Nothing new folks, and the news cycle is slow on this one, it’s been going on all week. They regularly bomb the place. The scale of this operation is larger similar to Cast Lead in 2008. They will bomb and then move in ground troops to mop up.
Israel says they dropped 6,000 bombs so far. 338,000 Palestinians fled already. Death count from the bombings so far, 1,400 people, 447 children, 248 women and 10 healthcare workers.
Current booster is monovalent for a strain that was prevalent in the summer. It’s less than 2% of cases now.
Pissing in the wind..
More than 13,000 homes and apartments have been damaged or destroyed. That is what happens when you drop 6,000 bombs since last Saturday.
JDAM (Bomb Israel uses) cost $36,000 each. So approx $200 Million dropped on Gaza so far. We are backfilling their stockpiles.
No worries reports are we can still continue to arm Ukraine, Israel, and even Taiwan.

Juice, what is new perhaps is the attention being given to the overbearing conditions imposed on the Palestinians that led up to their attacks. So, in that sense, “mission accomplished”. The narrative is changing and the media and other vested interests are less able to control it. Yes, the attacks on Israel were barbaric. Much like some of the acts committed by indigenous Americans against European settlers were in retaliation for disregard for their long standing interests on their native lands and for being duplicitous in abiding by good faith agreements. One needs to look at it from a larger context, and for whatever reasons, the US media has historically been far from objective in my opinion.
Perhaps in a few hundred years, after wiping them out completely, Israel will honor them will a holiday and a day of thanks.

On video obtained by Axios, former President George W. Bush — in his first comments about the attack on Israel — warned that the expected Israeli ground offensive in Gaza is “going to be ugly for a while.”
Why it matters: Bush, calling himself “kind of a hardliner,” said out loud what other leaders won’t — that he believes there’ll be a temptation for the public to buckle and think peace is an option.
“It’s not going to take long for people [to say]: ‘It’s gone on too long. Surely, there’s a way to settle this through negotiations. Both sides are guilty,'”
Bush, 77, said on Tuesday at a private event near Santa Barbara, Calif.
“My view is: One side is guilty. And it’s not Israel.”

Flu shot makes sense. However, if they try to switch to mRNA, I will not take it. Attenuated virus, deactivated virus, or adenovirus deliveries are time tested technologies.

Look at the plane loads flying “home” to fight. There are no old men on those flights, the older generations know the deal. Bomb and then wipe up the mess and contain it again. We will get to around 10,000-20,000 deaths of civilians when they are told by leadership to curb their blood lust after destroying the underground cache of missiles and weapons that were smuggled in over the last decade or so.
I am still waiting for the name of the Operation. Cast Lead in 2008 happened just a few weeks before Obama took office. Don’t think for a second it wasn’t done hastily to make sure Barry wasn’t going to shut it down.
And now, a word from our esteemed Vice President:

re: “One side is guilty”
The problem with GWB is well credibility. We did not invade Iraq because of their role on 9/11 or WMDs. Saddam tried to off his Daddy in 1993 when he went to Kuwait to celebrate his victory in the Persian Gulf War which ended in 1991. It was simply too soon to celebrate as Saddam was still butthurt from the ass-kicking he barely survived two years earlier.
CIA bomb technicians said the car bomb they found was similar to two other known Iraqi explosive devices, and fingered Saddam for the operation. Clinton was in Office as Ross Perot spoiled GHWB second term chance. Bill did not want another war over it, so he simply enforced a no-fly zone for his presidency which involved lots of bombing sorties but no boots on the ground.
After 9/11 when we could not find Bin Laden because the ISI and Paki Military was hiding him so Cheney came up with a great idea! Let’s get Saddam and Bush went along and well his Daddy said make it so.

The strains circulating now are all variants of that summer strain, so the current covid shots will work, just not as well. (The same thing happens with the flu shot- they rarely match the current strain exactly).

Hamas is not a government. Hamas is another Taliban. Israel will not negotiate with Hamas. The conditions in the settlements are deplorable. Attacks like this will continue until this changes. This will never change under Hamas. Not when Hamas is more interested in purchasing weapons than food.
Why did they attack now? Netanyahu is trying to dismantle Israeli’s supreme court so that he can lead by dictatorship. Far right leadership is dangerous for the settlements. It’s bad enough Netanyahu disrespects Muslim beliefs at every opportunity he can and like the populists here, riles up his supporters through acts of hatred and controversy. The potential peace pact with Saudi Arabia that Israel is close to signing doesn’t help either.
There have been many opportunities for peace in Israel over the past 80 or so years. Each time the opportunity has fallen by the wayside as the Palestinian’s will not accept any solution that, one, does not include all of of Jerusalem (the most holy Jewish city since the tenth century), two does not return the borders back to what they were prior to the Yom Kippur War (a war started by ALL of the arab nations surrounding Israel).
Conclusion, there will never be peace there. Never. Ever. The hatred these people have towards each other is generational. Israelis understand the conditions which they live in. Each further Hamas attack will be returned with a larger number of deaths to Hamas in the counter attack. I do not sympathise much for either side. No one in the West should even discuss peace. The few people who are old enough in the settlements to have been around during the more peaceful pre-Hamas days number too few now. Over 50% of the population is under 20. I expect lots more stupid murders in the near and distant future. It’s all there will ever be under Hamas.

For others, they just believe there is a man in the sky controlling their life.

“Hamas is another Taliban…”
Too late to point that out to the Dem stooges who voted for Oblama and Biden — and will likely do so again — despite the modern Dem party’s blatant disdain for Israel, and ‘more than tolerance’ of Hamas. Anyone remember when Hamas’ chief political adviser openly endorsed Oblama for president (anyone wonder why)? Here it is…
“Ahmed Yousef, Hamas’ chief political adviser, has in fact spoken highly of Obama and expressed hope that he will win the election. “Actually, we like Mr. Obama, and we hope he will win the election. I do believe he is like John Kennedy, a great man with great principles, and he has a vision to change America…”. Hamas ( I mean Taliban) certainly got what they hoped for.”

This is borderline moronic, especially for a so-called ‘centrist’ who claims not to be a Dem shill. Two wars started during Neville Biden’s presidency, but in your mind it’s just an unlucky coincidence, and not at all related to his obvious fecklessness. As noted above, Hamas loved Obama when he was prez, and they likely recognize that Obama’s minions are pulling Joe’s strings. You literally sound like a guy that’s trying to rationalize his upcoming vote for Joe and Carmella.

the closer the vax matches the current strain the better it works. The latest vax is closer to the current strain(s) than previous versions of the vax, so it provides better protection.
This is not controversial (at least not among immunologists).
Covid evolves so quickly that, like the flu, we may never be able to develop a vaccine that matches the current circulating(s) strain perfectly.
Don’t let the perfect be the enemy of the good.
11:59 and yet ” GOP leaders” strike me as utterly incompetent.
Find better people and just maybe you’ll win elections again.
Develop policies that speak to people. Not just fanatics.
It doesn’t matter if the strain matches or not. The modern strains have evolved so that the incubation time has been proven to be too short, which is why it doesn’t prevent infection even if you match the strain. But that being said, it has also shown to mutate enough to evade antibodies as well. That’s evolution at work. The virus is too fast. The only way to get out in front with a treatment outside of the drugs given is through monoclonal antibodies. But the virus is even fast enough to make those obsolete rather quickly before they have to make new ones.

Remover: I understand your point, but I kind of disagree. At the end of the day, someone’s life is a series of everyday choices. Once someone starts to age into their 30’s, it is enough time to stack a series of choices into some level of personal responsibility. Grit (resilience, resourcefulness, motivation) is something displayed every day. Make choices that result in a high percentage likelihood of positive outcomes are still prone to bad luck. However, day after day, year after year of “grit” starts to stack up and bad luck is not that dominant.
Easy for a white male in his 50’s to say.

I was actually going to post today to leftwing, because Santelli made a technical call, not a fundamental call. Even though we closed last week north of 475, I still think that the 475-area held, and he called for a rally to 425 before a contined selloff. I think we are going to sit in a range right now for whatever reason, but the noise is making the inidcator a bit unreliable for now.

You don”t have any proof. No studies were done, with this booster. Besides most of the population now has natural immunity, estimates are as high as 94% have had Covid at least once, so herd and natural immunity way better than any vaccine just ask Dr. Fauci.
I am not saying don’t get a booster. I am saying your odds of dying from Covid now pretty low, if you don’t think so then go mask up, spray your groceries with Lysol and maintain six feet distance at all times.
ho is being hospitalized today? According to a new CDC report:
2 in 3 are adults over the age of 65 years
90% of those hospitalized had multiple comorbidities
3 in 4 hospitalized are not up-to-date on Covid-19 vaccine
Two specific subvariants will likely drive our expected winter surge:
BA.2.86—the highly mutated variant we detected a few weeks ago—is sticking around. It’s now in 24 countries and showing a 30-45% growth advantage. This means it’s not fizzling out; it still has the potential for a wave but not a tsunami. It has already started to mutate, so it will be important to see what incremental changes it makes to increase its capability against our immunity.
FLiP mutations—a group of subvariants that have a combination of new mutations called FLip because they involve two L to F amino acid mutations—is gaining ground.
I will just point out this study you can google it Pfizer 33% effective children. There are several others as well.
Original Pfizer vaccine was only 33% effective in children because well mutating strains. We are so far down the line now with mutations yet there are few infections. Natural immunity may be the reason why cases are now so low. The vaccine only targets the ever-mutating spike protein. What we know of natural immunity tells us our natural antibodies are much more complex and target more than just the spike protein. Adaptive immunity to each infection leads to T and B cells that are specifically tuned to that infection. They work specifically against many different external antigens that the body sees when it encounters the virus and it’s external antigens epitopes many many different molecules not just one spike protein.
Great science has come from studying Covid for sure. Maybe one day a universal vaccine will be found.
“Natural immunity may be the reason why cases are now so low. ”
A distinct possibility. Thanks for not vaccinating in the past. :P
I am chubby. I’ll take the risk.
If you look at the recommendations and restrictions on boosters in various countries in Europe, you might understand the math behind who needs one and who doesn’t. My kid has had covid 3 times, the past 2 were asymptomatic. He stands nothing to gain from a booster.
33% for is generous for transmission prevention. I lost 4/5 of my students for a few days during Omicron’s first surge in a 2 week span. The other 1/5 had it in September/October and didn’t get it again. The community was 97% vaxxed. I’d say 0% was more likely.

Inflation is taking its toll on consumers.
Not here. Restaurants packed, muppets cruising in German cars, multiple salons on main street thoroughfares and houses under contract still entertaining multiple bids. We’re insulated.
This sums it up perfectly.

Also funny on the news last night they interviewed a woman and asked how she felt about casualties “on the other side” and her response was, “I don’t care about them.” Again, DEI 101: It all starts with respect.
Non Bloomberg link, some nice charts on CPI and RENTS etc.
“Gimme Less Shelter, or Inflation Won’t Fade Away The lag in bringing down housing costs may be more stubborn than thought, and could have unpleasant knock-on effects.”
“Shelter inflation, on a year-on-year basis, is still above 7%. All of the other components of the CPI, aggregated together as an index, come to exactly 2%. That’s the Fed target. ”

Phoenix,
It’s saddening to realize just how little has changed from 1967 until now in these suburbs and how boomer now asks 50X for these homes. Sharpen up the film, pop the contrast and you have some mid range NNJ town or outer four boroughs of NYC. Nothing has changed in living standards, not even the **king siding or windows.
Here’s what passes for nice modern and worthwhile single-family home in western Europe (click on pic to browse left and right): https://www.otodom.pl/pl/oferta/nowoczesny-dom-pod-lasem-ID4jgQ1
It’s mind numbing to try to understand why households earning multiples of top 10% of world household incomes see nothing wrong with living in (and paying for!) conditions depicted by the Cronkite link.
I don’t give a sh how nice your stove is, how much muh equity you’re sitting on, or that you leased those two BMW’s in the driveway… if the 1950s floor mounted toilet clogs repeatedly, your basement is taking on water, and your house literally shakes when you fing the missus… that’s not living.
It’s kinda livin’ … specially the bangin’ part.
On Nates.
You better have an order in to sell all of your shares on the open on Monday. If you don’t, you are a complete fool.
years ago, you asked him if he was out yet because it was down to 1/4 of one penny. At today’s pump price of 1/5 of a penny. This Nate fellow is sure into pump and dump scams. That order won’t get filled.
One of my students a few years ago showed me a sh1t coin he programmed with Polygon. He showed me how he could pump up the “market cap” of the coin. He got it to a million dollar market cap using pennies.
My wife must’ve hit her head hard when she was younger because she has the libido of a 21-year-old male, almost twenty years later. We want to enjoy ourselves without the neighbors knowing, the house shaking, travel mementos falling off shelves or my kid waking up. So tired of all this shoddy tired construction everywhere, and I’ve lived in… one, two..three….four places in Hudson/Bergen.
Why must everything in the “wealthiest nation in the world” be built to the lowest [——-] possible standards? Am I the only one annoyed by this?
And don’t even get me started on the 1920’s west coast bungalows, or the only slightly newer homes which dot the canyons out west. Everything from individual to public infrastructure is seemingly frozen in time while the kleptocracy spends on boomer entitlements and wars abroad.
Fast food restaurant. Go Walter go.

Because in a capitalist system, in order to get wealthy you need to extract every last penny from your fellow Americans.
The thought process, save 1000 from each home built, so what if my fellow Americans suffer for the next 100 years hitting their heads on the floor joists. I just pocketed 100G, and they will still buy it from their fellow American, who, by the way, doesn’t give one ratz azz about them.
I just returned from a week in Reno. I had a casino offer that was so advantageous, it could not be ignored. It paid off in spades, by the way.
I’ve been out to reno about five times. It’s an interesting city to say the least. They advertise themselves as the biggest little city in the country. Culturally, it’s a mix of a little bit of everything. Lots of retirees, cowboys and gals, blue and green haired, nose pierced adolescents and a large number of drug addicts. It’s grimy like New York City was in the 80s, but not nearly as bad as it was in the 70s. The downtown is loaded with motels and hotels. Some boarded up, and some renovated and modernized. The city is definitely gentrifying and there are way less homeless than there used to be. The city is architecturally interesting, in it’s mix of dada-esque signs, 50’s/60’s domed structured, highlighted by the former mecca of bowling, the National Bowling Stadium and the twin jewels of ugliness, the Atlantis and Peppermill Casinos. It’s a college town too, headlined by the Univ of Reno and their occasionally strong NCAA basketball program. Additionally, the Reno Aces, the triple A affiliate of the Diamond Backs play downtown. Of course, Reno is a big gambling town with gaming house ranging from the local bar to casinos that rival the largest in Vegas. Recreationally, there is amazing skiing (an hour from Lake Tahoe) and watersports, and lots of bowling.
When I was there, there was the 41st annual Great Italian Festival. I would actually say, it’s much larger and culturally more significant than New York City’s San Genaro festival. They have a giant sauce/gravy cook off where attendees bring or are given a miniature cupcake tray filled with small pasta shells. You then walk around to the 35 stalls where homemade sauce chefs will ladle you a sample in one of your open cupcake divots. Winner gets nothing more than bragging rights. They had lots of Italian bands on a huge stage and really authentic food. Though, unsurprisingly, terrible pizza.
I absolutely love the place. There’s a lot of stupid people as the schools in Nevada are horrific, but I’ve always enjoyed the company of blue-collar types. They tend to be caring, devoted and completely misguided. They are easily taught and usually impressed by anyone of moderate intelligence. On the flipside, many of Reno’s visitors are from the Bay area and I ran into some really interesting pioneers of tech including one dude who headed the team that created CP/M. We ended up talking cars and semi-conductors for hours. And of course, the recent woes in Cali.
Did I mention? Things are dirt cheap out there. No tolls. Lots of excellent inexpensive Mexican joints. Gun shops and shows everywhere you look. Lots of mom & pop restaurants and retail too. It’s really a cool mix of Walmart and hipster. And really, a lot amazing modern art installments.
And for those who really like dada. Carson City, the capital of Nevada, is only about 30 minutes away. That town has truly embraced their inner Radiator Springs.
By the way, the best sushi I’ve had since Nobu was at a casino restaurant named Oceana in the Peppermill Casino. Just incredibly fresh, nice portions of fish and reasonably priced.
No direct flights from Newark. A few from JFK, but the stopover in Salt Lake City is always interesting. I think they put the term dumb blonde, on the map.
Sounds like a perfect destination!
I guess if you are a superior being, it’s nice to have easy to train, caring and devoted dolts that look up to you as a God. I guess until they figure out that you feel that way about them..
