Alpine back on top

From NJ.com:

These 5 N.J. zip codes are among the priciest in the country

A record five New Jersey zip codes made the list of the top 100 priciest places to buy a home in the U.S., according to an annual study by Property Shark, a real estate data company.

They are: Alpine with a $2.9 million median sales price; Avalon at $2.29 million; Sea Girt at $2.24 million; Deal at $2.1 million; and Short Hills with a $1.92 million median sales price.

Alpine reclaimed its title as the most expensive zip code in New Jersey after being unseated by Deal last year. Alpine had a 35% increase in the median sales price, according to Property Shark, landing it as the 28th most expensive zip code nationwide.

That’s the highest Alpine has appeared on the list of 100 priciest zip codes. Its previous high was No. 33 in 2018.

Alpine, a 9-square mile town in Bergen County, can frequently be found on lists of expensive homes. It had the highest priced home sale in New Jersey last year, when a 12 bedroom, 19 bathroom, 30,000-square-foot home sold for $27.5 million. And it has the fifth most expensive home on the market in New Jersey right now.

Fast: That house on Kinderkamack Rd in River Edge the location is even worse than being on KKR, the house is on a hill, and isolated, no neighbors based on where the house sits, vs other houses. I believe it sold a few years ago with a 3 handle. Forest Ave is like a highway as you describe, and Oradell Ave pretty much the same. But, it is Bergen Co, and people will do whatever it takes to live here.

  12. 3b says:

Why 19 bathrooms and only 12 bedrooms, is there some relationship between number of bedrooms vs bathrooms in these types of houses?

  13. Fast Eddie says:

    3b,

It’s a free-for-all now. Grab the cash at the expense of the desperate buyer. I actually see more houses increasing their price than reducing it.

I don’t see any reason for rate cuts. Unless of course, major recession.

All you need to know about anti-semitism.

The death toll in the Ukraine is probably upwards of 200K, at least half, if not more, civilian. The Ukraine was attacked by Russia completely unprovoked. The free world rallied behind Ukraine regardless of the number of innocent people that have been killed on either side. The total death count for this war is over half a million people.

In Israel, Hamas intentionally attacks civilians and takes women, children and the elderly as hostages. This attack is unprovoked, though not surprising considering that killing all Israelis is the published Hamas mandate. Israel retaliates and as expected, the number of Palestinian civilians killed is high as Hamas intentionally used their citizens as human shields. Their headquarters are always built below schools and hospitals and they have never once made the Israeli military a target in their thousands of missile attacks, instead, always aiming for the largest concentration of Israeli population.

The death count to the Palestinians is likely 10,000 or so. The world goes fucking bananas. Meanwhile, the 250,000 innocent lives lost in Russian and the Ukraine are mostly ignored. Why?

    Anti-semitism.

there’s a Stalin quote that puts it in perspective not worth repeating. Or maybe it is since the majority of college kids these days need a real lesson in history. But the world is also going bananas because they are conditioned to. This antisemetic trend didn’t just start last month. It’s been brewing for several years. UC Berkeley last year comes to mind.

The reason they are numb to Ukraine/Russian casualties is because they were also conditioned to by the media. I remember my family telling me how awful it was Japan dropping pamphlets telling their citizens they were winning the war. We do the same to our citizens with Ukraine telling each other they are winning while the Ukraine forcibly drags their last remaining males from homes to send them to the front line as cannon fodder just to wheel in a few more billions for embezzlement.

Apparently on the Inflation report, they are claiming a 34% YOY decline on health insurance? Haha, I wish. They changed how they calculated the metric apparently. I need to dig deeper.

    https://www.bloomberg.com/news/articles/2023-11-13/health-insurance-is-about-to-boost-us-inflation-after-months-of-relief

  64. Libturd says:

Healthcare insurance is supposed to go up 1% on average this year. And yes, they backed out some healthcare costs that went into the report many years ago. Fudging the numbers is fine, as long as they tell you they are fudging it, I think. I read about it last night. At the end of the day, I don’t even know if I trust most of the numbers at all. I mean, look at who is collecting them?

  65. BRT says:

Yeah, I’ve never trusted the numbers to begin with. I mean, I know they are always fudged to the downside, but changing the metric continually makes it no longer a metric in my opinion. If they just fudged them and left it alone for 10 years, it would give you a better idea of the actual direction of things. I can work with baseline adjustments, not changing of inputs.

  66. Libturd says:

I just picked up my 21.5 pound bird at ShopRite for $8. I sprung for the Butterball as I find them packaged better and easier to clean. They have Bread & Basket or ShopRite Turkeys, both frozen for the same price. If you ever wanted proof that Bread & Basket was just a fancy label for ShopRite, you have it right there. Instead of rolling a cart through the store, I just bought my Murphy bag. One of the butchers gave me the evil eye. I told him to report me for trying to shoplift a 22-pound free turkey. Everyone laughed. It was the only thing I had in the bag, btw. I later added some yellow tagged burgers and a tray, but I did pay for all three items.

  67. BRT says:

21.5 pounds is a hard bird to cook right. I like going 13 to 15 lbs. We have multiple cards so I usually get 4 turkeys between our spending the in-laws spending. I still have 3 turkeys in the freezer from last year. Usually I smoke one in December for 18 hours until the bird falls apart and use the meat as sandwich meat.

Shop rite employees have gotten very aggressive about shop lifting. The reality is, the whole self checkout and in NJ bag your own groceries only asks for it to happen. If I were an employee paid that wage, I wouldn’t be getting involved.

  68. Libturd says:

On the numbers, I find sentiment and EPS the main two to follow. The best part of sentiment is that you don’t even need the number. You can feel it and see it. For EPS, I read the reports of the number of companies that are beating expectations as well as look at the direction the analysts have moved the number. For example, prior to this third quarter, the number was moved down for four straight quarters including this one. This quarter though, eps numbers have actually increased since last quarter signaling the potential bottom of this bear. Now how is that FED quantitative purchasing going? Looks like since May of 2022, they have reduced their balance sheet by about a trillion (a million millions). At this pace, we will be back to pre-pandemic levels by 2030.

  69. Libturd says:

    BRT,

I spatchcock the bird and then separate the legs prior to smoking her at 275. I probe the breasts and when they reach 165, in three to four hours, I then wrap the bird in butcher paper and then bath towels and place the whole thing in my giant GatorAde cooler. I bring the cooler to my brother’s 90 minutes away (on a good day), and it’s still hot come dinner time. I beg not to have to do the carving every year, but I usually end up doing it anyway. I need to figure out a way to catch the droppings better. I tried putting a pan into the smoker a rack below the bird, but it kept cooking off. Maybe I’ll try to move everything up a rack?

I usually end up with a second turkey from somewhere and I smoke that one ugly (chop it into parts) and make vats of turkey chili from it which I eat throughout the Winter.
