Philadelphia-area home prices rose at fastest pace in December since spring 2022
The end of 2023 didn’t bring any relief in median home prices in Greater Philadelphia, with the year’s largest price spike coming in December, leaping close to 10% year over year.
The $350,000 median home price in the region, according to data from Bright MLS, was 9.4% higher than the $320,000 seen last December, making it the greatest year over year growth since May 2022, when the real estate market was still feeding off of a pandemic-fueled frenzy.
Median year over year sale prices rose throughout most of Greater Philadelphia, jumping by double digits in four of the 11 counties Bright MLS includes in the metro area. Burlington County in South Jersey and Mercer County in Central Jersey, which Bright MLS considers part of the metro, both saw more than 20% increases.
Philadelphia was the only local county that saw a year over year price drop, down 3.4% to $240,000.
The uptick in median prices came as inventory continues to remain near record lows. The number of new listings in the Philadelphia-area was down nearly 9% year over year with 3,582 new listings in December. That was the lowest number of monthly new listings in more than two decades, according to Bright MLS.

I guess when you pay no interest on checking accounts and charge 25% interest on credit card balances, money flows. Business is what business does. Though, I wonder how much more the masses can tolerate when they’re using credit cards to buy food. At what point do they reach the max limit and are simply paying a minimum on the balance? And what other credit lines does one have to pay food, rent/mortgage, utilities, car and home repairs, etc.?
Fast: I don’t know, but there are those who say all is well and to keep on charging and partying. In the Bloomberg article on the Citi layoffs, and others, the article states that among over hiring , companies are laying off white collar workers as AI is taking over functions once performed by humans. Additionally, companies are also redeploying resources from people to AI technology. But, all is well so go out and charge and party.

I’m trying to remind myself why I use Chase private banking. It’s definitely not for their interest rates, or their people service.
Mostly, they have atms and branches near both my houses in FL and NJ. And they are able to handle a corporate account and personal accounts and a student account, and us transferring in between pretty easily. And I think they cover the ridiculous ATM fees out of network that we rarely use.
But their super low interest rates in bank accounts mean we have to transfer as much cash above our minimum as we can elsewhere, which has been Fidelity lately, with their government money market fund pseudo-cash account offering higher yields than CDs lately.
Also, I’m not as worried about going over the FDIC limit with JPM Chase as I would be with a pure online bank. I remember my first one of those was way back in the early 2000s, that ING “Orange” online only bank thing. My main memory of it was how many long passwords it took to log in, and I remember leaving after they stopped offering good interest rates.

Hey dummy, do you understand that many (I would say) most larger organizations dumped their real estate footprint during pandemic. The bean counters saw a great way to improve bottom line costs. If you tried to bring everyone back to office it will fail miserably. Companies trying to force 5 days onsite will fail miserably, like Goldman. Simply put, yes remote is going to come at a cost. Probably more layoffs and less career stability depending on org/leadership. The model will be 1-3 days onsite and no more. NYC will be forever changed with 40% less spending during week which is why tolls, parking and any other fee/tax will go through the roof. Street parking is $14 for two hours. That was a shock last month.

Speaking of cell phones, it’s interesting that when you have an Iphone (my first) and the battery starts going bad, they suggest replacing it when it reaches 80 percent. Yet my percentage has been stuck at 82 for a year already.
Warranty replaces the battery at 80. Maybe that is why it stays at 82% for so long? Google iphone 82. Seems to happen alot.

It IS not worth it and I say this without bias (though I clearly am). I recently took advantage of a sick promotion with them that they offered to increase PC membership. It was one of those where you deposited and had to keep a minimum in the account for three months and turn on direct deposit. You don’t need PC to have your accounts linked with your kids account too. Plus, with ACH transactions and free services like Venmo/Zelle/ Paypal, you don’t really even need to link them anymore.
The ONLY advantages of PC was free wires and no ATM fees. In exchange for these two amazing benefits, you have to keep 150K minimum in the account. Bystander: It already is 1 to 3 days on site from what I am seeing and hearing. We are one day a month, and they just announced that the policy for 2024 will remain the same. Except for some smaller companies, I don’t know anyone who is in the office 5 days a week. Train parking lot by me still only has about 20 to 30 cars a day on the heavy days, which appear to be Tuesday and Wednesday. It’s never going back to 5 days in the office as the normal work model.
Layoffs are happening in the white collar jobs and when a big or real real recession comes , companies will dump more people and more office space. They now have 2 tools to cut costs, whereas in the past it was just layoffs. I think most people have moved on from the WFH/ remote/ hybrid debate. This is the reality of where things are now.

Juice: A friend of mine worked for Hertz and did not take the offer to relocate to Florida. Some people did , and sold their houses and moved their families down to Florida. They relocated with the same salaries and benefits as they received in NJ. Most of them were let go after 6 months to a year after relocating. They trained their replacements who were hired in Florida at much lower salaries.

They once tried to bring in a teacher and wanted me to train them to teach AP Physics at my last school (just in case). I refused…even though I had tenure. Boss didn’t quite understand why if he couldn’t fire me. I flat out told him, that I didn’t want him to have the option to switch my classes.

There is, but it’s not my job to reteach someone Physics they should have learned freshman year of college. Especially when there is no incentive on my part. No extra money, loss of time, having someone take your favorite class from you.

IMO, AP Physics C is the best class to teach for the student population. AP Physics 2 is the best class to teach from a variety and topic perspective. Also, a great student population. All the AP Sciences are equivalent to Freshman physics (with AP1/AP2 being algebra based while C is calc based.) AP Bio is freshman Bio, AP Chem is freshman Chem. I would say, most teachers want no part in it because of the material. Many are intimidated by it. Others, who are more qualified, view it as the most basic crap they ever saw in college. Every school has moved to offering these classes so they will often stick a teacher in the room is is uncomfortable with the material and is surrounded by kids with a higher IQ than them. It’s just a bad situation.
I’m not into training my potential replacements and I wonder how anyone else gets suckered into it. But moreover, I was teaching AP Physics by year 3 of teaching. I researched the best labs to do in all the Physics education journals. I’ve put together course notes, lab write ups, problem sets, probably approaching about 12,000 pages worth of material at this point of my own creation. They just want me to hand those years of work over to someone too lazy to pick up a book and get paid the same amount as me. GTFO.
That being said, if anyone here has a kid in Physics and you need helpful materials, let me know. I’d be happy to send them over.
