    The irony of glut-of-empty-workplaces is that cities like NYC are still hell bent on making it hard to commute, hard to get there, expensive to be there. Why are we still talking about congestion pricing? Commercial property owners are longing for the days of congestion being a problem.

    Ohhh, but Manhattan is for those who live a life of luxury you say?

    Maybe so, but that ship may be sailing now. The kids? They don’t want to have anything to do with it anymore:

    A friend of mine his company recently announced they are closing 3 regional offices as basically no one going into them. They remain WFH except for one day a month. The people in these offices will book space once a month in one of those we work type of spaces. This will be to strategize, socialize, what ever. Another friend of mines Daughter told him that their company had a round table discussion with employees on state of the office future, hybrid/ WFH. Some of the older managers opined that many of the younger employees do in fact want to spend at least some time in the office. Many of the younger employees said no, we don’t. These young people today, are not afraid of saying how they really feel.

    Congestion pricing—the MTA was my client in the 1990’s, the amount of wa$te I heard about was astounding, i’m sure it isn’t much better 25 years later, the goal of the tax is to raise revenue.

    Worse yet, employers are getting harder on being in-office. If I put my job filter into LI for NYC area jobs, I get only 314 jobs that are remote, 274 hybrid and thousands that are now full on-site only. This just appears like a complete mismatch on reality. I would sooner move from the area then take a role 5 days in NYC for sh&t pay. Why bother? The salaries are not that different in NC.

    We were briefly acquainted with a couple some time ago, our kids were classmates. They drove a king of the hill BMW X7. One time I looked in the back of the car after a play date at a park and holy shit…. they had everything back there. Like a whole bunch of crap in the trunk and back seat… baskets of stuff, blankets, like a living room on wheels. It was so odd. Since you know luxury car, minimalism, aesthetic.

    Lib, nice. I hopped back into RTX and caught that one. Sticking to my knitting, basically long event driven downside moves in this market mostly through lower risk, higher return option trades. To that extent keeping an eye on JNJ to possibly hop back in there…hoping for three days of downward movement but not expecting it in this name with their specific results. We’ll see…

    SOFI, was in for a trade a while back. Missed the last time she dipped to a five handle last year, bummed on that as it was on my watchlist. This go around I’m not interested unless she has a six handle, ideally low sixes…

    Did add some positions over past couple weeks or so….HTZ, LNC, MS (again lol), RSP, VAC, WBA (again lol), and XOM.

    Closed out UHAL and XLV over the last week or so.

    Eyeballing SEAS (Seaworld), anyone who has a consumer experience there I’m all ears and appreciative.

    ByS, not subscriptions, when I download an audiobook it autodeletes (‘returns to the library’) after ten days…the Isaacson Musk book, a very good read, did that to me right before I finished. Had to take it out again to complete lol. Had some travel recently, blew through a Michael Lewis book in two days, returned it digitally myself early to make it available for others….and that 57 bucks of fines likely just covers an hour of her time fully loaded, and that’s without the government administrative vig….

    I get it. Our tool offers audio book downloads and book of month subscriptions. It maintains checkout time or 30 days then removes it. Standard but I bet highly underutilized for cost.

    For any with young kids I recommend Story button. It is little audio player with podcasts and music for 5-12 ages. $80 and no costs. My brother bought a Yoto for $120 and each book card (cough 18m abridged) is $30. I nearly choked when he told me. My kids read full books. People are paying $30 for some Gruffalo YOTO card?

    ByS, yeah, I found the public library after Spotify wanted to hit me for $15 or higher for each audiobook and realizing that Audible did not come for free with Amazon Prime.

    Direct from the library audio loans are MP3, supported by whatever app on your phone…my last borrow prompted me for a Hoopla account…I signed up, free, and got the audiobook in their app. Quick google shows the library is footing a $0.99-2.99 charge for each of my downloads, free to me…

    Don’t know why I would pay for a book app or download….

    Haven’t read the Jobs book but really like Isaacson…not just his balanced write on Musk but also saw him on the talk circuit when the book came out….seems to be a quality author.

I know a few older guys, that are single some had wanted to get married again, but decided it’s just not worth it. Apparently there are older women out there who want to marry again, but when the topic comes up it’s bye bye. For others they live together, but the guys have no interest in marrying again.

    I could fill my calendar for the foreseeable future with two dinners a night with 45ish year old decent looking (or better) divorcees….

    Not a flex, I’m not tall, nor a younger Robert Redford double, nor particularly well groomed. And certainly not flashy….

    These women generally fall into two groups….those who are mildly angered that in their prior marriage they didn’t get the white-colonial-with-black-shutters-and-red-door in an upscale neighborhood that they are firmly convinced they ‘deserved’ and are looking to make up for what they didn’t have…..or those who are looking into the mirror – literally, financially, and metamorphically – and seeing the future and are seeking a port, any port, for the inevitable upcoming storm….

    Hurts to see these women, want to tell them desperation is not sexually attractive but they’re goners anyway….

    Not that I’m looking for any long term relationship, I’m not, but if I were looking for one a confident, poised, kind, generous, independent, free thinking, and active woman near my age is a real unicorn.

    And to come full circle what really pisses off these desperate 45+year olds is older guys like me with women in their 30s….like it really pisses them off….yet since they pointedly avoid honestly exploring why that happens they fail to realize that these younger women by being much less interested (if at all) in a committed romantic relationship with me present all those positive and attractive traits I mention above…in short, the younger women are mainly in the moment and don’t burden me with forward relationship expectations and to guys of my age, demographic, and experiences that is nirvana.

If the first marriage did not work, I would not have gone for a second one. Some friends of mine were also one and done, and a few two and done. Now, it’s live together for some , or just casual date. They are clear about that from the beginning.

    Passaic Co Sheriff committed suicide. Shot himself in a bathroom in a restaurant. Story says he was in the process of laying off 20 plus correction officers due to budget cuts. I wonder if that had any baring on him taking his own life.

    Jail has been essentially shut down for some time. A couple of deputys indicted last week. I am thinking some kind of major scandal is about to be exposed. I don’t care how much you care about the department or the employees, your not shooting yourself over layoffs.

    I have dealt with many sheriff’s departments in NJ. Passaic had a bad attitude among the uniformed officers.

    Unfortunately a friend I grew up with in the Bronx became a cop. Killed himself at home. We don’t know why for sure but family members who are cops said something was going on, corruption perhaps. Most of this used to get covered up and unless there is video and FEDS it could disappear too.

    Berdnik was already on a pension of over $100,000 reired over a ago and then became Sherriff which pays well too. It was not a money issue. Something worse? Will we ever find out?

Their mom used to take care of us as kids is a crappy Bronx building off of Jerome Ave. They lived in the basement, won’t go into it more but down there was always a smell of garbage, as well a garbage chute and before it was banned an incinerator! People today have no idea what live was like. I was in a gang or else back then too. If we stayed it would have been jail or worse….
