Short-term rental demand rose in New Jersey after Airbnb restrictions in New York City

It’s been just about six months since New York City placed major restrictions on short-term rental properties like Airbnb — and North Jersey is reaping the benefits.

In September, New York City enacted the Short-Term Rental Registration Law. The policy requires short-term rental hosts to register their property to the Mayor’s Office of Special Enforcement and prohibits booking service platforms from facilitating transactions for unregistered short-term rentals. Additionally, hosts on platforms like Airbnb cannot rent out an entire apartment or home for bookings of less than 30 days, and instead can only rent out a room in a space that permanent residents are living in.

Because of this, there are now fewer than 5,000 short-term rentals on Airbnb in New York City, according to Inside Airbnb, a housing advocacy group that compiles data from Airbnb’s website. In contrast, there are more than 34,000 rentals available for stays of 30 days or more — which do not require registration for short-term rental licenses.

While there has not be an increase in short-term rental listings in New Jersey, these restrictions have created a higher demand for short-term rentals here as visitors consider other options for places to stay nearby.

In fact, areas like Jersey City, Hoboken, Weehawken and Union City have seen a dramatic increase in demand for short-term rentals because of their proximity to New York City and their ability to offer quick access to Manhattan. According to AirDNA — a short-term rental intelligence firm — demands for short-term rentals rose by 84% in Jersey City, 59% in Weehawken, 40% in Union City and 35% in Hoboken in February 2024 compared to this time last year.

    Home sales in New Jersey, overall, declined 22% last year but there was one segment of the market where sales were actually up.

    Sales of homes priced $2.5 million and above increased by 3% in 2023. And they’re up 30% so far in 2024, according to data from the Otteau Group.

    “The stronger performance of the super-luxury segment is attributable to inflation and elevated mortgage interest rates being less consequential for affluent households with higher disposable income and savings,” said Jeffrey Otteau, a real estate economist who heads the Otteau Group.

    Sales were down the most, 27%, in the under $400,000 price range, where buyers are the most monthly payment conscious. They were down 13% for homes priced at $400,000 to $599,999, 9% for homes between $600,000 to $1 million and 1% for $1 million to $2.5 million homes.

    Inventory in New Jersey has been on the decline for the past decade. In July 2011, there were 71,194 homes on the market in New Jersey, according to data from the Otteau Group. By July 2021, there were 20,729 homes on the market.

    Just two and a half years later, that number has declined by nearly 50%. There were 10,500 homes on the market as of January 2024, according to data from the Otteau Group.

    From what I read, there is some risk. But the potential reward is decent. It’s not my kind of investment, but if I were to guess, it probably will do pretty well. I and nearly everyone I know uses Reddit for personal research. Shouldn’t be too difficult to monetize, especially once AI can digest the massive amounts of data contributed there. Personally, I wouldn’t put more than 5% of my nest egg in to it. It also has some Wall Street Bets potential with the potential large number of retail investors all who are research and group think-minded. There will probably be two ways to play it. Either take the easy money quickly or play it longer term. Though I’m not sure what the required holding period is. You could probably find out on Reddit. :P

    My whole lawn is squishy. Although, I don’t aerate anymore. If you have clover and an organic layer on top, it’s never really necessary. You could plant seed now without any issue but it will just take longer to sprout.

    Play the Reddit IPO. You won’t be allocated an amount of shares meaningful to your investment portfolio. The whole friends and family allocation is just 1.76m shares, you’ll get a couple hundred or so at best. With the price range currently $31-34 it’s under $10k.

    Don’t even bother trying to evaluate the company…take the shares and play the momentum…unless they totally fuck up the pricing and initial trade – which odds are they won’t as Morgan Stanley has the books – ride it as far as you want (minutes, hours, days) and take the profit.

    Two caveats…if they come back to you and offer, say, 5k shares…run. Means everyone else has taken a pass and you’re the stuffee, unless you are an UHNW client at MS. And, just watch for a lockup period…if they won’t let you sell right away you may want to reconsider but again odds are in favor of this moving up rather than drastically down, ie. you shouldn’t be down 50% in days and even if it hits that level at a normal allocation that’s only a few $k loss….

From what I can see, once it became apparent that they weren’t going to catch #1, and then they were going to get locked into the 2/3 seed, coach took the foot off the gas.     I was in the city on Friday night meeting friends for dinner in the East Village. For a change, NJ Transit didn’t screw us. Well, besides the escalators not running in the correct direction in Penn Station, but who would think of doing that?

    We walked over to the F at 34th and 6th (Herald Square) and took to 2nd Ave. The number of mentally ill homeless, lurking/living in the subway, is much higher than ever. Now we all know the surge pricing is about increasing ridership on the rails, which are still far from their pre-pandemic levels. But it ain’t happening until they clean up the system. Not only that, I see they added more bike lanes, to more avenues and there seems to be those outdoor dining shacks (and rat nests) in front of every restaurant now. Even with the two or three lanes taking up by this nonsense, the traffic moved regularly the entire time we were there from 7:30PM until 10:30PM. I really think this surge pricing is going to hurt NY in that less people will simply come in from NJ actually causing a greater loss in revenue than the surge pricing will raise. Sorry, but the subways are the scariest I ever remember them being and I remember riding them in the 70’s when they were graffiti covered and the system was in disarray from prior mismanagement.

    I will say this. This was the first time I felt kind of old in Manhattan. The city seemed to be filled with noone older than 30 year’s old. I suppose the combination of it being Friday night and the dramatic drop in commuters has made NY much, much younger. Certainly, all of the new restaurants I noticed are skewing more towards the anime-loving/Kpop set.

    Clinton assault weapon ban was challenged all the way up to SCOTUS, including ruling on whether functionally equivalent weapons were exempt under the 14th Amendment (equal protection clause).

    The DC handgun ban – hey, professor, see the word HANDGUN, as in a specific type of armament – likewise went to SCOTUS were it was deemed unconstitutional as the Court specifically ruled that handguns were in fact ‘arms’ under the 2A.

    So, how large an idiot are you to not understand that legislators have defined and courts of competent jurisdiction have ruled upon the definition of ‘arms’ under the Constitution for decades now?

    Back to where this exchange started…your turn now…point me to the legislation defining ‘insurrection’ under the 14A and the recent court rulings on the validity of same.
