CBRE: New Jersey data centers find AI operators are dominant occupiers of space

Strong demand for data center space during the second half of 2023 resulted in a new all-time low vacancy rate for the New York tri-state region, including New Jersey, as the rate dropped to 6.5% from 9.8% in the first half of 2023, according to CBRE’s recent North America Data Center Trends report.

Much of that demand came from artificial intelligence operators, which also impacted rental rates, pushing them to $130-$150 per kilowatt for a 3-10 megawatt requirement per month.

“New Jersey continues to experience strong demand and leasing activity by cloud-based and co-location operations. During the second half of 2023, demand remained extremely high, with per-kilowatt pricing increasing 20% to 30% or more,” CBRE Senior Vice President Jon Meisel said.

“In addition to high demand and limited supply, publicly traded operators are seeking higher per-kW pricing due to rising capital costs,” CBRE’s William Hassan added. “Power procurement issues are also delaying expansion plan timelines for existing campuses by 24 to 36 months, further putting a crimp on supply.”

During the second half of the year, AI companies pre-leased over 40 MW, with further expansions currently in negotiations.

The CBRE data also said that notable activity in New Jersey during the second half of 2023 included the completion of leasing at QTS’ Piscataway facility; and the preleasing of its building in East Windsor campus to an AI company. It is under construction to accommodate at least 20 megawatts.

CBRE also added that, during the quarter, Equinix purchased a new building in Secaucus, and a databank facility in nearby Orangeburg, New York, currently under construction, was fully preleased to an AI company.

    I notice a few houses in my area doing expanding additions to their homes. That falls in line with the decision to stay in place as opposed to moving and paying substantially more in the long run… if you even find anything. So, inventory will remain low and potential buyers will remain suicidal in their search.

    Three New Jersey residents are facing federal charges on allegations they created phony businesses to obtain more than $1 billion in pandemic relief funds.

    Rudolph Johnson, Frantz Pasteur, and Frederick Anderson, all of Irvington, were charged by complaint with conspiracy to file false claims against the government, conspiracy to commit wire and mail fraud and multiple counts of money laundering. Johnson and Pasteur appeared in Newark federal court on Thursday and were released on bail, while Anderson is scheduled to appear at a later date, according to the U.S. Attorney’s Office District of New Jersey.

    Between 2021 and 2023, the three men created multiple “sham” businesses and used them to claim tax credits that were meant for businesses struggling due to the COVID-19 pandemic, federal prosecutors alleged. At the time that the credits were claimed, the entities all had limited tax histories and had not paid any W-2 wages, according to the complaint.

    The men claimed $2.9 million in business tax credits on IRS forms and as a result were issued refunds totaling about $1.03 billion from the U.S. Department of Treasury, authorities said.

    Federal prosecutors alleged the men used the funds obtained on personal expenses. Johnson allegedly bought two Mercedez-Benz vehicles with a portion of the money, according to the complaint.

    The credits they claimed were part of the employee retention tax credit program authorized by Congress in response to the pandemic. The tax credits were meant to reduce the amount of employment taxes that distressed small businesses owed the IRS and refund wages paid to employees who were on sick or on family leave and could not work due to the virus.

Outside pool of water on the promenade, the brick pavers there installed some years back cracked , broken, sinking into the ground.     My wife was let go from her W2 @ SaaS firm this week. She was handling multiple projects, working cross functionally, calendar full of meetings and 1:1 with stakeholders to move things forward. We are both WFH. She takes her headphones off after a quick innocuous meeting looks at me with this expression of disbelief and says “I was just fired.” 40 people, 10% of company.

    What is wild to me – as someone in a more family oriented small shop – is that her manager who is tasked with delivering software modules, who very much relied on her technical skills, had no idea this went down.     As well, 69 percent ( private sector) have access to employer 401k but only 52 percent contribute. Although some surveyed said they may never be able to retire, the majority of those surveyed still expect to be able to retire early.

    Anecdotal just got off a team meeting our 1st quarter sales for my SaaS company aren’t so rosy. I am ok for now, but there is always a chance. I am taking my vacation in two weeks and well I will skip buying a new car. I also plan on moving some money around too. I think I have a few bills I can payoff, $300 on a home depot card and maybe a bit on my Costco card etc. That new backyard fence? I am going to skip a complete replacement and repair the wood fence myself this year. It’s only two panels falling apart anyway, should not take me too long to replace those as the pressure treated posts are not rotting at all.

    Best of luck I am sure she will land on her feet somewhere. Trend is Software companies are hiring more and more women. It might be a ++ if she can claim to be from a protected class as well on her job application. Perhaps a subtle they/them use in the resume? The Algos are bumping those resumes to the top of the pile for sure.

    It’s only the wonks that think there is some kind of hatred between say Massachusetts and Mississippi. In real life, we all get along just fine. It’s mass and social media that drives us apart. Again, lack of compromise. I travel a lot. I know there are an awful lot of Trump supporters out there. I love discussing politics with them. As a matter of fact, I’ve been told by many a Trumpee that they would get behind what I was suggesting. And that was compromise.

    I firmly believe things are not as bad as a lot of people think they are. I am great at factoring out the noise when evaluating events that might impact my investments (as are you) and most of what is reported today will not impact most of us in any major way. Much like, my life did not end during Trump’s first term and you survived four years of Sleepy Joe. At the end of the day, the extremes are discussed on TV and TikTok, but these extremes don’t affect our personal lives in any way.

    It always comes back to lack of compromise which is making us root for the extremes. As I sat around the table of Trump supporters in Reno, they were all reasonable on their position about guns and abortion. None wanted a full ban on abortion and all were okay with strengthening gun laws as long as there was a path to purchase. I then asked them if any of them were licensed gun owners. One woman was, for self defense, she claimed. Yet, she wasn’t carrying at the time (of course).

    I still firmly believe the answer is in the middle. The laws of our land need to be made for the center. Right now, each party shoots for the extremes and then the power in DC keeps shifting back and forth and all that happens is the laws get reversed. There is little progress when progress could and should be so simple.

    There’s no need to secede. Though, I wouldn’t be against it if it could be done in a non-violent matter. But I truly feel it is completely unnecessary.

    If there is any silver lining of Trump getting elected, it is that he has shown that a non-government type can actually change things. Before him, after watching the Perot’s and Sander’s get shut down by the two-party system, radical change seemed improbable. Trump has proven that it is. The Republican Party today is radically different than the one that existed just eight short years ago. I only wish, Trump was a compromiser and not an extremist. It wouldn’t have been hard for him to move the pendulum, which had swung to far left back to the center. Instead, he has pushed it as for to the right as he possibly could. If you didn’t like what Obama did, well Trump pretty much did the same thing but in the other direction. I truly hope a uniter comes in to clean up the mess in 2028.

Serbia was the largest and Orthodox Christian and under Turkish Ottoman rule. Croatia was Catholic , and under Austrian Empire rule , and more western focused same with Slovenia. I won’t bore you to death with Bosnia and Macedonia etc.

    Anyhow, after WW 1 these distinct entities were thrown together and there were serious problems from the start. 20 years after its creation WW 2 etc. Tito ( who was Croat) kept it together, once he was gone and communism as well , that was the end of Yugoslavia. As for the other countries you mentioned they developed over centuries.

    Navarro didn’t even claim that!

    Navarro claimed (in public) that Trump told him not to testify on the basis of executive privilege.

    Navarro could have made that claim- under oath- before the committee. But he just blew them off and refused to appear. And he’s never presented any evidence that Trump actually did claim executive privilege in the matter.

    And even if Trump did claim executive privilege, it has limits (especially for ex-presidents).
