NJ Town’s Real Estate Market Named One Of The Hottest In U.S.: Report

Montclair is not only the hottest town in New Jersey for real estate, but the fourth hottest in the entire country, according to Realtor.com data first reported by NJ.com.

So how exactly is “hot” defined in a real estate market? Realtor.com based its hotness rank on supply and demand data on its site — in other words, the unique views on property listings averaged along with the number of days the property has been listed, a representative told NJ.com. 

Other New Jersey towns that made the top 10 are Basking Ridge, Mount Laurel, and Ramsey, coming in at #5, #8, and #10, respectively.

    There was an open house yesterday around the corner from me. Cars were parked on both sides, as if an event of some sort was going on. I’m sure they’re shuffling through the offers this morning.

    Any town north of the Driscoll Bridge sans bars on the windows is a sold in a matter of hours. Quite the conundrum; jobs numbers appear to stay strong and the FED has no reason to lower rates. People with 3% mortgages aren’t even considering a move just to pay double for the same house at a higher rate. Meanwhile, the muppets squabble over the scraps at uber high prices.

    As for the job gains, they’re in government, health care and social assistance. Professional and business services added just 7,000 job last month (lots of layoffs) and manufacturing payrolls were around zero which means everything is a money drain and production is flatlining. The economy is basically on a respirator and seriously lopsided.

    Juice: True, but he may be right on rates. I don’t see any nerf for rates cuts at this point after Friday’s job number, at least not for June. As for regulation he has been saying that for some time. He also noted the decline in public held companies as a concern as well. As for war, there are some itching big time for it. I don’t know what they see as the end result.

    Those look like some fine towns, however I think I‘ll just stay put. North Jersey is highly overrated. When you look at inflation, crime, government mismanagement, the overall cost of living, etc, etc, etc, there are some very good reasons people are leaving the state.

So he most likely sends his profits offshore to another country via pass-through entities and only pays federal taxes as capital gains…… moved his business to Florida too for no state income taxes and splits his time there and Michigan and probably only flies private.

    He should write a check to Treasury if he is so worried about the National Debt, and drive an electric bicycle if he is worried about carbon emissions.

    3B – Most of time when they are on CNBC or in the news they aren’t warning about debt load or housing bubbles they are taking their book. Nassim Nicholas Taleb the Black Swan guy and Spitznagel have both been owners in the same Hedge Fund. Spitznagel is a former student at NYU. He is a contrarian and makes his money on far out-of-the-money put options. I suspect it’s his turn to be the mouthpiece for this new Hedge Fund.

    I suspect we will see a new crop of short sellers placing these types of bets, just like during the housing bubble. Some even believe that we are near the end game on US Debt.

    It’s never about being right or doing the right thing. It’s always about timing their bets and placing stories in the media to support it.

    I have been saying they can and will print money long after we are all dead. Japan is the proof. The retiring boomers with the youngest now being about 60 years old will probably suck the government dry with Medicare spending which is projected to increase another trillion dollars a year in the next seven years alone. Add in an expanding War footing in Europe and who knows where we will be by 2030..

    A woman and her husband have a 3k a month car loan payments, one for an SUV and one for hubby s pick up truck. She says they have a good income, but she is a little regretful, she wants out of the Tahoe, but has only paid 10k in principal after 50k payments( both vehicles purchased in 2022). Total cost of both vehicles 162k.

    More than one media outlet explained how it works. Tax dollars are used to pay for these “forgiven” loans and there’s no restriction on whether you can afford to pay the loan or not. So, in likelihood, there’s an uber rich kid that has the loan paid for by you and me and some dirt-poor kid saddled with $thousands on their backs. Luck of the draw. But who cares? A vote for the vegetable is a vote, doesn’t matter who pulls the lever.

    The guy files for divorce from his hot lawyer wife, reading between the lines what may be going on there. Wife marries another guy who happens to be the top litigation lawyer in town. This star litigator, and now stepdad to the guy’s kid, takes the guy to Court on behalf of the wife to re-do custody, so basically trying to take the guy’s kid away from him. The guy’s father, meanwhile, also an attorney, is like “Let me represent you son”. Deposition is scheduled, litigator-new husband-stepdad thinks it’s smart to be THE person representing the guy’s ex-wife and trying to take his kid away. The guys shows up for the deposition as does his dad of course and the guy’s lawyer dad…pulls a weapon and offs the litigator-stepdad and ex-wife.

    I mean that is obviously illegal, cold, and should not be celebrated but…damn….now that’s a dad. Many parents have said “I would do anything for you, son.” This crazy fucker did. Quickest custody ‘settlement’ in history lol.

    A Mercer County teacher was arrested this week after she was accused of sexually assaulting a student at a state nature preserve, authorities said.

    Jessica Sawicki, 37, of Point Pleasant was charged with five counts of second-degree sexual assault and five counts of second-degree endangering the welfare of a child, according to a release from the Monmouth County Prosecutor’s Office.
