Stay NJ Task Force Releases Report Recommending Changes to Simplify and Improve New Jersey’s Property Tax Relief Programs

Today, the Stay NJ Task Force released its report providing recommendations for the State to implement the new Stay NJ program while simplifying and aligning its property tax relief programs – Stay NJ, ANCHOR, and Senior Freeze – with the goal to make the application process more accessible for New Jersey taxpayers. 

The report recommends for the State to create one streamlined application that would be used to determine a taxpayer’s eligibility for all three programs simultaneously. Each program currently has its own application, though some taxpayers may be eligible for multiple programs. 

The Task Force recommends for the new streamlined application to be available no later than February 1, 2025. This expedited timeline would ensure the application is ready in time for the start of what would be the next Senior Freeze application season. This recommendation also led the Task Force to recommend that legislation is enacted at least 90 days before the application becomes available.

The recommendations also include ensuring the calendar year for benefit determination for all programs will be based on the year immediately preceding the application year – with the exception of the Senior Freeze Program for first time applicants – addressing a common source of confusion for some taxpayers, as well as aligning the way income is calculated across all three programs.

The report was approved unanimously by the six members of the Task Force, which met seven times since December 2023. 

The goal of the initial Stay NJ law is to deliver a streamlined annual property tax benefit that shall amount to 50 percent of the property tax bill on a principal residence for senior homeowners with an annual gross income under $500,000. The Task Force was charged with reviewing all of the existing property tax relief programs and presenting a report to the Governor and the Legislature with recommendations on how to achieve that goal.

    The US housing market — long crippled by an inventory drought — is finally starting to see listings rise. But now, in many places, the buyers just aren’t showing up.

    Sellers are grappling with the fact that higher-for-longer rates are choking off demand during what’s typically the key season for the market. And more of those owners are cutting asking prices than any time since November 2022 as inventory grows stale, according to Redfin Corp.

    “With mortgage rates rising back over 7%, the willingness of homebuyers to take a stab this season is diminished,” Ralph McLaughlin, senior economist at Realtor.com, said. “You can have high prices or you can have high mortgage rates, but you can’t have both for long.”

    Coming into this year, the prospects of rate cuts by the Federal Reserve stirred up some optimism for a housing market that had just emerged from its worst year for sales of previously owned homes in nearly three decades. But the economy continued to roar on, diminishing hopes for interest rate cuts anytime soon.

    “Without the rate cuts, a cold reality is settling down on the housing market,” Robert Frick, corporate economist for Navy Federal Credit Union, said.

    Buyers are getting very little, if any, relief from high borrowing costs. The average rate on a 30-year mortgage has hovered near 7% since the middle of April. And prices have continued to climb higher. In the four weeks ended May 26, the median sale price was up 4.3% from a year earlier to a record $390,613, according to Redfin.

    House hunters of all kinds are being squeezed out of the market. Sales of new homes — a bright spot for the inventory-constrained market — fell in April. Contracts to purchase existing homes that month slumped to the lowest level in four years. The pullback is causing listings to accumulate rather than getting matched with buyers, according to Realtor.com’s McLaughlin.

    The spring selling season so far is “definitely a disappointment,” said Lawrence Yun, chief economist for the National Association of Realtors. “At the beginning of the year, I thought sales would increase throughout the year.”

    Why do you need geezers in NJ. They don’t spend money. They vote against the interests of families with kids vis a vis education, child care, etc. The few jobs they create are low paying “Geezer Wipe Behind” jobs. They use up handicapped parking spaces and take it away from the truly crippled. They take menial part time jobs from teenagers and make the medical industrial complex much richer than they should be because they get socialized Medicare insurance.

    In fact property taxes should higher to force them to get out. As they leave they sell at lower prices to new families. We take the youthful immigrants that those jerk FL/TX crap for brains governors send us and they will get our nasty unfriendly geezers that will fit in that environment perfectly.

    Can anyone recommend a lawyer for a DWI. My son was pulled over for DWI in Old Bridge and registered 0.0 on 2 separate breathalyzer tests. They impounded his car and wrote him several tickets. He has an eye condition which affects his balance and causes eye movement which likely confused the arresting officer.

    I would prefer a relatively local attorney.

    The married filing jointly state tax rate in NJ for a couple earning a near poverty level $80k annually is 5.5%.

    So…..this struggling, young couple who is most likely renting is going to subsidize someone else’s house cost – who likely has a shit ton of assets and home equity – and who is also earning $500k?

    Yesterday I’m using my corded hedger. Was about 2/3rds done and it stopped working. Tried another outlet and it didn’t work. Got the bright idea that maybe it’s the extension cord. And it was. But the outdoor outlets no longer work. And the breakers aren’t tripped. I clicked them off and on and still nothing. Bizarre. Have electrician taking a look tomorrow. Did the outlets fry my outdoor extension cord or did the extension cord do something to the outlet’s?

    Most outdoor outlets are GFCI’s if they are up to code. Did you reset them?

    Gfi outlets tend to go. It’s pretty easy to install though. You can buy the plugin detector from home Depot for like 5 bucks. Might give you a clue as to what’s wrong

    Phoenix, girls sports are terrible for a different reason. A lot of times the rest of the team is jealous of the best player. Many of them also shun JV just to rise the bench on varsity for the status. But you could see this brewing from a mile away. Girl is a superstar and the wnba players had nothing good to say about her.

    They are silly to be acting this way when she instantly elevated their games ratings and attendance. This is how they can actually make more money. Ironically I’ve noticed the girls areore fundamentally sound than the men with respect to running real plays. The NBA is currently a trash product.

    GFCI outlet do go. I have replaced a few, outdoor ones go quicker. Had one inline for my fridge that kept going. There was no need for it, replaced with a standard one.

    The pods in my dishwasher are not dissolving, went to you tube and suggestions were to make sure nothing is blocking the arms where the water jets out. Tried that, and still not working. Does any one have any thoughts edited I call a rip off repair service?

    3b, I regularly run a Vinegar Cycle followed by a Super Washing Soda (Sodium Carbonate) cycle. On the plastic arm, I used a drill to widen the holes ever so slightly as they were just small enough for sesame and cherry tomato seeds to get caught. Check the filter as well. If the pod isn’t dissolving, it sounds like there is a lack of water flow.

    HMB:
    Long shot (well, maybe medium shot): Check to see if you have any GFCI outlets with reset buttons upstream of those. It’s possible the GFCI protection is coming from another outlet further up on the same circuit and that’s the one that tripped.

    Totally sounds like GFCI issue. Also, flip the circuit breaker once or twice two. I think hobojoe is probably right. If not, then the only thing you can do is replace the GFCIs. They do go, especially outside. Heck, light switches go. In my multi, I replaced two new ones, which were less than 10 years old, with ones I had from the 70s. They really make cheap electrical components today.

    I pushed the reset buttons for the gfci in the downstairs bathrooms and the kitchen. Searched the garage and didn’t see a reset button on an outlet in there. Stumped on this.

    HMB,

    I’m guessing there was a short in your extension cord and it somehow fried something on the circuit to your exterior outlets. I’m pretty good with electric. If you are, I would next check the circuit from socket to socket for continuity to find where the break is. Once you determine this, then examine the sockets for damage. I mean, turn off the circuit at the breaker, remove the center screw on the socket and pull out the sockets and see if the wires are still connected. Look for burn marks. Rinse and repeat with each socket. Heck, replace with GFCIs while you are doing it. It’s so easy.
