October 2024 Monthly Housing Market Trends Report

  • The number of homes actively for sale continues to be elevated compared with last year, growing by 29.2%, a twelfth straight month of growth, and is now highest since December 2019.
  • The total number of unsold homes, including homes that are under contract, increased by 22.5% compared with last year.
  • Home sellers increased their listing activity in October, with 4.9% more homes newly listed on the market compared with last year, but this was sharply down from last month as mortgage rates rose to two month highs. 
  • September’s increase in new listings is strongly correlated with a rise in pending listings across the largest U.S. markets in October, such as Seattle, Boston, and San Diego.
  • The median price of homes for sale this October was flat compared with last year, at $424,950, however, the median price per square foot grew by 2.1%, indicating that the inventory of smaller and more affordable homes continues to grow in share.
  • Homes spent 58 days on the market, the slowest October in five years. This is eight days more than last year and three more days than last month.
  • The share of listings with price cuts was unchanged from last year, with 18.6% of sellers cutting prices in the month of October.
  • Home prices in swing states mirror home prices in red states much more than blue states since the last election, tending to be about 30-40% less expensive than blue states on a per square foot basis but 10-20% more expensive than red states.

    A Catholic high school teacher faces 15 years in prison for allegedly having sex with her teenage student in her office.

    Emily Nutley, 42, a married mother-of-three, was charged with six counts of sexual battery and fired from St Xavier High School in Cincinnati.

    Hamilton County Prosecutor Melissa Powers said Nutley met the 17-year-old boy when he was sent to a program for academically struggling students she ran.

    They began texting after school hours last fall, and she allegedly sent him nude selfies and ‘sexually explicit messages’.

    Powers alleged their relationship escalated to them having sex several times in mid-November, at least once in her office at the all-boys school after hours.

    Nutley allegedly kept texting the student after he tried to break off the illicit affair.

    As a Trump supporter, much to my chagrin, I would probably bet on Harris in this one. The betting odds have you placing $.35 to win a dollar, currently. Conviction: .1% of net worth. I tried to access through RH, but had trouble so I said “forget it.”

    . I think she has more than a 50% shot to win outright. Two data points prompt me to feel this way – (1) the pollsters have adjusted, in my opinion, from their horrible polling in 2016 and 2020, which missed widespread Trump support (so, I don’t buy the idea that 50-50 is good for trump because he was underestimated in the polls previously – today, 50-50 means what it says); (2) when I went to early vote in suburban NJ, there was a disproportionate amount of college-age or at least 20-something year old girls in the voting line (at least in my portion of suburban NJ, I Rarely, rarely see women in their twenties – the female population is either in high school or they are old hags – I’m talking local, like my local grocery store or Dunkin’ Donuts etc, not a regional attraction like a mall). The young woman are commuting home from college or Hoboken or Manhattan, and they are out voting on reproductive health issues, so I think this is probably setting up like 2022 – Dems outperformed in response to the Dobbs decision. I hope I’m wrong but that’s my view.

    Carmella has so little support that if these were ‘normal’ times, and people needed to show up to a polling place on election day in order to vote — unless they had a legitimate reason to request an absentee ballot and had explicitly done so — this election would be a landslide win for T. She/Dems have not only lost major support from traditional Dem constituencies like Latinos and Black males, she someone managed to lose the support of Arab Americans as well. As I’ve said all along, there is no way that she legitimately wins, just as there was no way that SlowJoe was going to legitimately win if he hadn’t been overthrown, so a Carmella ‘win’ will only happen in the middle of the night weeks after the election if/when someone in Philly or Detroit ‘finds’ enough ballots to put her over the top.

    And so a lot of people who vote for him do so reluctantly, if at all.
    K is still going to get the majority of black and latino votes.
    It’s a toss up. The Libs are hoping the Puerto Ricans are going to save them by getting outraged by a comedian telling a flat joke hours before Trump got on stage.
    Trump is hoping to win the dump truck driver, teamster, and waitress vote.
    Basically, both are mostly appealing to the ignorant and undereducated. The PhD’s come up with complex justifications for supporting these dumb candidates anyway.
    Ultimately, it may come down to people voting to not have to see and hear K’s face and voice over the next 4 years. Or maybe some just feel like their lives were better under Trump’s first 3 years and assume it can be like that again.

    The funny thing with the Latinos. Though their support for Kamala has dropped about 8% (prior to the hateful Puerto Rico comment), they haven’t moved to Trump. They moved to undecided. Chances are, they will still pull for the Dems.

    On the Arab American vote, though Trump has picked up about 12% more than he had in 2020, most Arabs will choose not to vote as neither candidate supports them. With two outs in the eigth, I think a man on 1st, Alonso fielded a bloop hit and went to throw to the pitcher covering first, but Diaz never covered first.     Dems have to utterly dominate voting in those groups or they lose. That is why Clyburn’s endorsement of Biden was the watershed moment in the 2020 Dem primaries.

    The Supreme Court on Wednesday allowed Virginia to purge about 1,600 people from its voter rolls, handing a temporary victory to Republican officials in the state who said the move was necessary to prevent noncitizens from voting.

I had to sign the so called Loyalitätserklärung, and a second form stating I don’t belong to any extremist groups.     Germany is the „Locomotive“ of Western Europe. Unfortunately the business model in use here was centered on cheap energy from Russia. With that no longer a possibility German industry has been struggling the past two years. Just saw a show on TV about the immigration problems here and the abuse of the system by foreigners. While not as bad as the totally open border in the US, Europe as a whole is overwhelmed by the sheer volume of people and the number of bad actors present. Still, with an EU passport I have the option to go live in Malta or elsewhere if the situation would deteriorate here.

    A high school teacher has been accused of having sexual relationships with two of her students in an incredibly disturbing lawsuit.
    Julie Rizzitello, 36, of Brick Township, New Jersey, resigned from her role at Wall High School earlier this year after she was accused of engaging in sexual activity with a teenage student.
    After the allegation came to light, the former English teacher was charged again after another alleged sexual relationship with a second student, which is believed to have started in 2017.
    On July 17 of this year, she was officially charged with two counts of second-degree sexual assault, one count of third-degree witness tampering, and and three counts of fourth-degree Criminal Sexual Contact.
    A statement from court reads: “On multiple occasions in Brick Township, Rizzitello allegedly engaged in various sexual acts with the second victim.”

    Two senior correctional officers were criminally charged Tuesday for sexual assault after an 18-year-old woman incarcerated in a juvenile facility told authorities the men repeatedly sexually assaulted her in a bathroom, her room, and other spaces.
    Gary Nieves, 53, of Burlington, and William Young, 35, of Marlton, were charged with sexual assault, criminal sexual contact, and official misconduct for alleged offenses that occurred at the Female Secure Care and Intake Facility in Bordentown, Attorney General Matt Platkin announced at an afternoon news conference at his Trenton office. The men face up to 10 years in prison on each sexual assault and official misconduct count.
