Do presidential elections affect the housing market? Here’s what experts had to say

The time surrounding a presidential election is often said to see a slowdown in real estate activity in some markets. Though not by a significant margin, inventory levels and completed transactions may dip as buyers and sellers take a wait-and-see approach before making any real estate decisions, according to Nationwide Mortgage Bankers.

“I think a lot of years, you’ll see a bit of a slowdown during an election month. I think people are just kind of waiting to see what happens this year,” said Dutch Mendenhall, co-founder of RADD Companies. “It’s been a rough year for people in real estate up until about 60 days ago, and then 60 days ago it really started to change. And then 30 days ago, it really started to shift more, with interest rates shifting and changing.”

Bankrate analyst Jeff Ostrowski said the idea that there is less real estate activity during this time is something that is typically spoken about by real estate agents and loan officers. But he said there’s very little, if any, statistical evidence to demonstrate that it is a consistent trend in presidential election years.

In addition to inventory, things like mortgage rates and listing prices are also not typically affected during an election year, Ostrowski said. If home prices or interest rates shift, it is due to factors that have already been at play in our real estate markets.

Both Democratic candidate Kamala Harris and Republican candidate Donald Trump have several proposed policies as part of their campaigns that relate to housing. And while these things will not have an immediate impact on our housing market, they could in the long term, based on which candidate is elected.

Harris’ plan calls for the construction of 3 million new housing units across the country over the next four years to increase housing supply; $25,000 in down payment assistance to as many as 4 million first-time buyers who have paid their rent on time; and stopping investors from buying and marking up housing, USA Today reported.

    On Thursday, the editorial board of The Economist announced it would throw its support behind Harris over former President Trump in the days leading up to the election.

    “Tens of millions of Americans will vote for Mr. Trump next week. Some will be true believers. But many will take a calculated risk that in office his worst instincts would be constrained. We see that as recklessly complacent. By making Mr. Trump leader of the free world, Americans would be gambling with the economy, the rule of law and international peace. Ms. Harris’s shortcomings, by contrast, are ordinary. And none of them are disqualifying. If The Economist had a vote, we would cast it for her,” the article read.

    I am well aware of all that is wrong in this world. I can’t stand our corrupt politicians on both sides of the aisle. I’ve always said that we won’t get any where until we get the lobbyists and PAC money out of government. If you think these campaign funding numbers are huge, you should see what corporations anonymously give. And when I say give, it’s often a resort vacation in Puerto Rico so you can see where say, Pfizer’s Oxyconton is manufactured. And it’s not just the senator or congressperson who goes. It’s their family, and the family of everyone in their office write down to the person who answers the phone and even the interns. The more Pfizer can spend, the better. Over the years, we learned how everyone in DC was getting sweatheart loans, every state trooper in NJ got EZpass and fuel for free (including for their personal car) and nearly every public worker in New York City got a free unlimited MTA card. Heck, for almost ten years, an executive at the Port Authority got nearly his own high speed ferry from Atlantic Highlands to the WTC. And you think all of these public servants care about you? All of these people only care that you will keep on paying your taxes. Yet we are worried about some poor Columbian who wants to flip burgers or pick berries. Or for some reason care about Sue’s zygote or Joe’s gay partner.

    Phoenix, yes, you personally suffered from another flaw in our laws and society. The unfair treatment men often receive in both life and in the courts when it comes to relationship laws. Your bias is understandable. Though, sometimes, I think misdirected. One day I’ll share you the story of what happened with my sister and the custody of her kid. In short, since she was the breadearner prior to being married, and he was a grown up kid who made minimum wage, she not only had to share custody, but pay for him and her daughter almost completely. You clearly don’t know how to play the game.

The country has hesitated to lower the conscription age, worried about the long-term demographic impact.     Tariffs have become a major issue in the current US election, with former president Donald Trump claiming his plans to put a 10-20 percent tax on imports, rising to 60 percent with China, would fill government coffers for tax cuts and make American manufacturing great again. His rival Kamala Harris called the plans a ‘sales tax on the American people.’

    “A tariff is a beautiful thing but it’s got a bad image,” Trump said in a recent interview. “You can stop wars with tariffs.”

    After a Taylor Swift super fan went viral for booking 191 hotel rooms in New Orleans, Louisiana ahead of her Eras Tour stop, Swifties are speaking out about the experience, with some comparing it to the failed music festival Fyre Fest.

    Rebecca Fox was charging a deposit of $25 on top of almost $500 for hotel rooms when the Eras Tour concerts were being held at the Caesars Superdome on October 25, 26, and 27.

    She said she paid almost $500 per booking for 191 rooms at the Holiday Inn on Loyola Avenue in late 2023 and said she wasn’t up-charging, she simply wanted to spend time with ‘like-minded Swifties.’

    Guests were promised a Taylor-themed goodie bag, as well as a pool party with a DJ and cocktails, scavenger hunts, a talent show, a karaoke party, friendship bracelet making, and a swamp tour. But Swifties were left furious, claiming she didn’t deliver and essentially charged them for free hotel amenities.

    Rebecca has since responded to critics of the event, admitting to DailyMail that ‘things did not go as planned but there was no ill intent.’

    We voted on Friday. The place was surprisingly packed (central jersey). The poll worker was saying there was a 15 minute line earlier. Never seen a poll place so packed before election day.

    If you put aside everything you hear about in the news and ask yourself. Is your net worth better off now than 4 years ago, you know the answer on who to vote. Not your so called expenses.. but your net worth! Be honest.
