From the Record:
NJ shut out of Zillow’s top 50 housing markets for 2025.
Nobody loves New Jersey more than the people who live here. And with its miles of beaches, sprawling green spaces, highly rated restaurants and proximity to New York City, among other things, it’s not hard to figure out why.
But it seems the Garden State — which has consistently been named among the hottest housing destinations in the nation — isn’t going to be as sought-after this year as it once was.
New Jersey has been shut out of Zillow’s list of the nation’s 50 hottest real estate markets for 2025. The report, released in January, was based on the real estate platform’s forecast for local home value growth and how quickly homes are selling in the nation’s 50 most populated metro areas. The potential for job growth in each metro area was also taken into consideration.
Although no New Jersey communities made this year’s list, there were six places in the Northeast named among the nation’s 50 hottest housing spots.
Buffalo, New York, ranked as the overall hottest housing market for 2025 in the report — the second year in a row it was ranked No. 1. Lower-than-average home prices and limited inventory, as well as a significant increase in new jobs per household, were said to signal a growing demand for housing in the area.

Dow futures slammed by 500 points after Trump hits Canada, Mexico and China with tariffs:

Ontario has warned unemployment will reach double digits due to tariffs, perhaps even a million unemployed, the province has 15 million population about 8 million in the workforce. Although Trudeau resigned almost a month ago there are no elections scheduled until perhaps October to replace him while he is still in power.
Make no mistake over a long enough time the tariffs will squeeze change in Canada 40% of their GDP are exports.
Are Trumps tariffs on Canada and Mexico an attempt to punish American companies that pushed manufacturing nearshore?
Structural contradictions of late stage capitalism.
We created and enforced open markets, globalization, competitive advantage, shareholder capitalism, open intl trade, etc, etc
And now Boomers don’t like it?

This is either the name of an album or a line in a song.
Rad!
Trump keeps saying we subsidize Canada. Does the POTUS even know what a subsidy is? It’s an honest observation.
And here’s another.
If the US is so broken and needs Trump’s midas touch to return to greatness, then why would Canada want to join us as the 51th state?
And we have four more years of this moron to come. I am surprised we made it to February at the pace of his lies and idiocy. And remember that project 2025 that he never looked at and had nothing to do with MAGA? What a surprise, as it has morphed into the moron’s playbook.
It’s simply amazing to see the infinite number of lies and acts of moronic idiocy that MAGA supporters will completely ignore as long as they are in power. Then again, MAGA can do no wrong. If Dem supporters were snowflakes. Well then MAGA is a 50-year blizzard.
In other news, the first NJ DEM gubanatorial debate took place last. I didn’t watch it, but from what I read, all six of the candidates fought over who supported the same policies the most. A real snoozefest. They were all in lockstep about immigration not being problematic and NJ Transit still being the complete shitshow that it has been for the past 15 years running.
Forty minutes until the market opens.
Have we achieved greatness yet? Or will that come when RFK bans all vaccines or when the wife of Vince McMahon of wrestling fame, who lost her two senatorial bids, but served on the board of Trump’s election PAC, shifts all federal education dollars to private Christian schools in the name of “choice.”
From my perch, Trump is breaking something that didn’t need much fixing. But that’s kind of what he’s famous for.
If USD PLN hits 6:1 I’m getting a pied-a-terre in Wroclaw. We can all hope.
USAID employs 10,000 workers.
That’s going to be “some pain”.
And Grim, what are you planning to do with DeepSeek? Fork it into GrimSeek?
And what will you do when they release an update with their army of developers? Download it all again?
Eddie — I can imagine these would be lyrics from a Bad Religion, Muse, or Rage Against The Machine song.
She’s a longtime backer of the president-elect, and donated more than $7 million to two super-PACs that supported Trump in his first campaign for president, according to Open Secrets, a nonprofit that tracks campaign finance.
Nothing to see here.
I thought Trump was draining the swamp? Not backfilling it absolute poison?
This MSNBC Meeka chick doesn’t seem too bright. Every time I turn to this station, she’s just nodding and sighing one word replies. Is she the Bud Abbott to Joe’s Lou Costello?
Trudeau and Trump have a scheduled call today. I am sure both will claim victory.
Most of the people crossing sought across the US Canada border illegally come from areas outside Canada. About half come from Mexico rest are from India, Bangladesh and Haiti.
Canada allows them to buy a one way ticket. Also Mexicans did not need visas to enter Canada. I think that just changed.
Boomer,
I was actually going to write that it sounds like lyrics from Rage Against the Machine.
Expand on how you’ll apply this?
Mostly my own R&D.
We’ve built a few LLM-based products at work that are getting some traction. A knowledge base assistant that sits on top of existing KB, knowledge repositories, training curriculum, product information that gives employees easier ways to find answers. (Probably the most common use case we’re seeing live today).
We built a platform to analyze training curriculum and facilitate development of training curriculum based on source content. What’s unique about this one is that we actually take the live transcribed support conversations (think help desk) and analyze those against the existing training curriculum and knowledge base content to identify gaps or inconsistencies, and then suggest the path of action (new content, update content, etc).
Also real-time voice translation for call center. This one is one of my babies. Co-development w/ a few teams at Google but we’ve got something that’s pretty damn slick and seamless that’s doing near real-time voice with streaming/parallel audio processing. Text translation is simplistic, doing real-time voice for two parties on a phone call, that’s far, far, harder.
Lastly, doing some work with conversational analytics for entity extraction, but not just to extract the entities from the conversation, but to understand the context and emotion associated with that entity. This is to go from very basic sentiment analysis to much richer emotional analysis – ‘I love the car, but your service department stinks’. Old school sentiment would rate something like this as “neutral”, due to the positive and negative. I’m using LLM to take that to “Who: Customer, What: Car, Emotion: Love. Who: Customer, What:Service Department, Emotion: Dissatisfied”. Then taking this one step forward and adding the time-series component to it. Did the conversation start very negative, but end very positive? That’s representative of good service recovery. Again, traditional sentiment analysis doesn’t understand the evolution of emotion through the interaction.
Grim,
That is the tertiary ramification. It does screw the best plans of GM, Ford, John Deere, Stellantis, Boeing, Johnson & Johnson, etc with breaking apart their manufacturing. It will really hurt them because products’ components might cross multiple borders on the way to being built, all of them now rack a toll. Unless massive relocation of manufacturing or just ship everything by Ships between Mexico and Canada, bypassing USA.
First ramification is a statement. Statement is you are my bitches and I need you to bend the knee by doing some favors for me. Rebirth of Monroe Doctrine.
Second ramification are the favors. Canada help with Greenland or just become part of us. Mexico help with the border, Panama and the rest of Central America and start pushing China away. Mexico has zero tariff on Chinese products.
Just from Bloomberg, expect average new car to go up 3k, GDP will lose 1.2%, Canada will go in recession.
The question is, coordination between everyone against OrangeTurd? or free for all?
BTW – The issue with USAID that Musk/DOGE is missing, is that it is a humanitarian agency that also is a gigantic passive intelligence agency. Is going to hurt US Intelligence a lot, just like Putin/Xi would love to do.
Amen here! KB content becomes obsolete the moment it’s created and more so, is often vague or incomplete.
Grim,
Another big driver is ideological. The Plutocracy wants to replace all income and estate taxes with consumption taxes. Very Latin America. The tax load is carried by Tariffs, Value Added Taxes (VAT) -aka Sales Taxes, and other miscellaneous taxes that affect the buyers. Just look at Florida and Texas.
Yeah that use case is getting some serious traction because it’s nearly impossible to do it manually. Having someone try to first uncover a gap is a needle in a haystack, and then understand the root cause of it. What an LLM can do in an hour or two, would take a person a week or two, if they even had the data in a usable manner.
Public Service Announcement: Tried to schedule an appointment to get one of these new Real ID driver licenses seeing as how I’ll be flying domestic a lot in the coming months. The DMV screen shows no appointments available until April +, unless you want to drive to Cape May or Camden. You won’t be able to fly on your old license after 5/7.
Okay, so when is the IPO? :)
Eddie – MSNBC is absolute partisan trash. It is also a low laying fruit argument to advance. No one here is going to fight you on that.
I’d be remiss not to point out the irony of railing against MSNBC while watching FOX from your well worn Chesterfield.
I got my NJ DMV Real ID last year – my expiration date was coming up in 2025, so I figured I’d just get a jump on it.
Went through all that god damned headache. And my new RealID license, it expires the same date as my old license, this year.
How any of that makes any sense at all, who knows.
Get a passport, don’t bother with that stupid drivers license nonsense until NJ can get it’s shit in order.
Boomer Remover,
This is the future under state rule. Everything will be funded to the minimum. This is how the rich want it. They don’t sit in line to get their car inspected. They just take it to the local gas station and pay the $100 for the sticker. The wealthy wouldn’t want it any other way.
Trump coin is down to $17. Shouldn’t be long before the trailer trash starts turning on him and the repeats of worst president ever start coming in again.
I’d be remiss not to point out the irony of railing against MSNBC while watching FOX from your well worn Chesterfield.
“Mother, pour me a morning Brandy, will you?”
Oh sorry, distracted here. Yes, railing against MSNBC… well, sometimes these things need to be recognized.
“At 47%, President Donald Trump’s initial job approval rating for his second term is similar to the inaugural 45% reading during his first term, again placing him below all other elected presidents dating back to 1953. Trump remains the only elected president with sub-50% initial approval ratings.”
Have we acheived greatness yet? Or do you all just want to admit that you were duped by the oligarchy?
I think I got stung by the renewal date once too. My DL expires just about on my birthday every four years, and I think that four year period is fixed irrespective of when one gets a renewal. For illustration, this current license was issued one month prior to bday, but expires on bday, so technically more than four years. though the expiry is always the same day.
I’ll never forget when in 2018 I left my license in a bar in Nashville. I rolled up to BNA that Friday night after a week on site, greeted the TSA guy with a warm smile, presented my ATM card and my sad story, and he waved me right on through. Crazy.
re: “The issue with USAID that Musk/DOGE is missing”. They aren’t missing anything.
The plan is to clear USAID programs and workers out of Gaza. Since Oct 7th Biden admin spent $1.2 billion in humanitarian assistance to the Palestinian people with at least $641 million of this aid programmed by USAID.
Netanyahu already gave us a preview and he is on his way here now to meet with Trump.
From Netanyahu latest tweet, annexation of Gaza? Where will they all go?
“The decisions we made in the war have already changed the face of the Middle East. Our decisions and the courage of our soldiers have redrawn the map. But I believe that working closely with President Trump, we can redraw it even further and for the better. ”

Where will Hamas get their condoms from?
How does Trump win the election and have the lowest approval rating?
Well it’s because of dumb duped idiots like my mother. She says, she voted for Trump, but couldn’t stand him. A whole nation of duped idiots we are. Now we pay the price and enrich the oligarchy.
Who do you all think these school vouchers are going to? Not the trailer trash. But if you can invest in Bergen Catholic, Delbarton, etc., you’ll do very well.
Duped. The whole friggin’ stupid nation.
The DMV screen shows no appointments available until April +
Obviously, they need more funding to operate properly…obviously
Grain supplier sent an email this morning, huge concerns about the cost of malt barley and wheat imports from Canada.
We have non-Canadian options, but Canada Malting and Canada producers more broadly provide a lot of grain to US craft brewers and distillers.
25% is untenable. It’s not likely that US maltster have enough grain in storage to make up for the loss of Canadian imports. They’ll likely hike prices similar, just because they can.
Also interesting, there are a number of “Craft Rye Whiskies” in the US that are buying juice from Alberta Distillers, one of the largest producers of Rye Whiskey.
There was a very notable Vermont whiskey brand that was just bottling Canadian juice for a long-long time and passing it off as craft-produced local whiskey.
Grim,
You oughta make a special Canadian, anti-Trump tariff, special edition whiskie. Charge 50% more. It will sell like hotcakes and will bring you great business. You can handle a short-lived MAGA boycott in NJ.
Good stuff with AI, Grim!
A few years ago, I was looking at a solution for Royal Caribbean so that their onboard folks could use real-time voice translation. There was no product that did not require an internet connection and it was also not real time. I was exploring deeper into the solution before COVID hit and everything grounded to a halt.
We’ve come a long ways!
Heck, Montclair alone, will likely sell you out. Put a note on the bottle that says best aged until inauguration day 2029, when MAGA is eliminated. Holy marketing opportunity. You’ll be all over the news. Perhaps partner with Rut’s where the hooch comes with a coupon for one free “ass-ripper” so you can experience the next four years in advance of Trump transferring your wealth to his trust.
Running real-time voice translation without an internet connection would require a PC with at least something like a Nvidia 3090 GPU, or multiple smaller GPUs. You need to run transcription, translation, and text to speech models all in parallel, real-time.
The compute is pretty heavy, but also the bandwidth (at low latency). What you are starting to see now is transcription and text to speech moving to the edge, so that you only need to send text over the internet, in lieu needing to encrypt/transmit/decrypt the 4 different audio streams required.
Though, on a ship, you could run a small cluster of AI servers pretty easily, and use a lightweight mobile app over wifi.
Is it possible that they want to go after Mexico?
Play boxing, poker, chess.
Canada is a smokescreen allowing cover to nastily smack down Mexico hard, but adding Canada makes everyone scurry about.

Now I haven’t been able to figure out even why we are placing tariffs on Canada? Is there some kind of hidden agenda here because as far as I know there is almost no fentanyl coming across the northern border and certainly there isn’t an immigration problem from the north, so what gives?
Chicago — I have a bunch of t-bills on auto reinvest, should I set those reinvestment to zero and monitor the situation month by month? I know this is one of those, when that comes to pass we’ll all have bigger problems to worry about, but things have been happening rather quickly. If tariffs are slung so casually I can see the next debt ceiling debate going differently than it has in the past.
When do they stop calling them GPU’s and just give them a new moniker that better reflects their primary use case?
Are we still going to be calling them GPU’s ten years from now? Come on.
Chicago,
Exactly. The same thought crossed my mind. Clearly Mexico is the only real concern. Their powerful drug cartels own the government much like all of Trump’s appointee’s gave millions to Trump for their piece of the pie. But the problem is OUR drug use! Fentanyl is really not Mexico’s problem. It’s ours. Though Mexico benefits from nearshoring our products, it’s not some huge lopsided trade war that is going to fix America even if we annexed Mexico. I am fully guessing that the moron in chief is not aware that where the dollar buys the most is where the manufacturing is always going to go. Creating inflation at home does not help bring home manufacturing, It does the exact opposite. The economists have been saying this since well before the election, but Trump doesn’t listen to anyone. Never did. Never will. Which explains why he bankrupts everything he touches. About the only thing he has managed to make real good money off of is his celebrity as President. And our country full of idiots keeps buying. And there is no department of fraud protection to protect them. Well, getting back to reading the tea leaves, all I can think is to bail from equities and day-trade risk. The latter, I won’t do.
Enjoy your continue shit show maggots.
Hummm transcoding audio….
What are you transcoding the voice call quality down to 16-bit? I wound think scaling it down to be more efficient for the AI to process it quickly.
I worked may years ago on a transcoding project. I believe older analog telephony equipment used 8 bits of bit depth, but a modern iPhone call the bitrate for an HD phone call is around 80-100 Kbps…
Our trade deficit with Mexico is 130 billion give or take. US GDP is 27 trillion.
MAGA idiocy is on full display once again. Kiss the ring.

Juice,
It’s 8,000 Indians. Arrest them all. I have no issue with that. But what are these tariffs going to cost us in inflation? It would be cheaper to buy every single one of these border jumpers a million dollar mansion. But Trump has to put on a show to sate his moron followers, regardless of the cost or benefit. There is absolutely no analysis in his decisions. He shoots from the hip and it’s all a show. Like firing Harris. Sorry you orange orangutang, but you don’t get to fire the candidate you beat. Trump reminds me of Dice Clay and his idiot fans who pay $150 to yell out”cunt,” when it fits in the nursery rhyme. THIS is MAGA.
“8,000 Indians. We’re talking about Indians. Not Mexican criminals! Not Hatian rapists! Not Ecuadoran murderers! Just 8,000 Indians. Practice!”

And the US agreed to do more to prevent gun smuggling into Mexico.
An agreement that could have been gotten with SO much less drama and d!#k waving.

Errr…. Mexico agreed to send 10,000 of their troops to the border.
Exactly. LOL. Trump made them an offer they couldn’t refuse.
Another win for Trump! The weak dems are whimpering in the corner trying to figure out the “bad man” angle for today’s “crisis”. LOL!!
Mexican president had this to say about the agreement:
“For humanitarian reasons, we must help the United States address its fentanyl consumption crisis, which is leading to overdose deaths”
LOL
2,100 fentanyl deaths per week in the U.S.

It’s all a show for Trump. Border crossings halved the moment the economy started turning and Trump was elected.
What would be logical would be if someone in government, at some point, made an attempt at trying to process immigrants. Instead of the all or nothing approaches.
That’s over now.
Wanna bet?
It will come in the old way. Shipping containers. Trust me Gary, there’s simply too much money to be made off of drugs by us stupid Americans.

AI models aren’t built for 8 bit shitty telco so you need to transcode in and out.
There are speciality providers that have transcription models trained specifically on narrowband 8-bit, but most of these are for post-call work and don’t support real time streaming.

I wonder how many of those Mexican soldiers are going to provide protection for border crossers?
Re fentanyl smuggling:
I think there’s a misconception that fentanyl is coming in on the backs of “mules” crossing remote spots on the border at midnight.
But the reality is that most comes through at legal border crossings buried in shipping containers.
Only way to stop that is more agents at the border doing more inspections of goods coming into the US.
Watch the price of fentanyl- that’s how we’ll know if the new agreement accomplishes anything.
Thinks that make you say hmmmm.
New Jersey has at least 475,000 illegals among our 9 million. So a little more than 1 in 18. How are we all still alive? How is it that no one knows of anyone who was a victim of a crime? Well besides the cats.

Like Lib said, it is common knowledge that Fentanyl is not coming on mules but hidden in other goods.
