Is Murphy’s proposal to increase NJ’s ‘mansion tax’ a good thing? Experts have concerns
Gov. Phil Murphy’s 2026 fiscal year budget proposal includes $1.2 billion in new sales taxes and fees on things like alcohol, warehouse truck traffic, drones and several services that are not currently taxed, among other things.
But one of the biggest topics of contention is a proposed tax increase that would make buying a house in New Jersey’s already pricey real estate market that much more expensive.
The New Jersey mansion tax — formally the “Additional fee on certain transfers of real property over $1 million” — is currently a 1% fee on residential and commercial sales of more than $1 million. This fee is typically paid by the property’s buyer at the time of closing, but it can be negotiated to be covered by the seller.
Under Murphy’s proposal, this tax would increase from 1% to 2% for residential and commercial sales between $1 million and $2 million. And properties that sell for over $2 million would be subject to a 3% tax.
“This increase is expected to generate $317 million in FY2026 and bring total collections to $554.2 million,” a summary of the proposed budget reads.
The New Jersey mansion tax was originally signed into law in 2004 by then-Gov. Jim McGreevey, a time when home sales of $1 million or more were far less common than they are today.
Overall, Zillow estimated that in 2024 there were 21 New Jersey municipalities with million-dollar starter homes. This was said to be an increase from 15 in 2023 and two in 2019, as previously reported by NorthJersey.com.
And as of this month, New Jersey had 86 towns with median listing prices of more than $1 million, according to Realtor.com. This included 25 with median listing prices above $2 million.

My daughter and I just got over strep. I had zero respiratory issues, just persistent high fever, and antibiotics cleared it up in three days. She on the other hand kept feeling ill throughout the entire course of antibiotics, and I suspect had something else on top of the strep – they didn’t swap for flu just strep.
We were in Philly when it hit us and scrapped out visits to the museums, as nobody was in the mood to engage with educational content for hours while feeling feverish. But yeah, strep is making rounds for sure. In many ways strep is better than a viral infection. With a bacterial you take medicine and it gets better fast, with a viral it just lingers and is body dependent.

I stayed in Peachtree City last week again. I’ve been down there a number of times in the last few years. It’s clean, easy to get around, the shopping centers are very clean as are the hotels. Lots of eateries. Spotless all around really. I would consider it for sure. It’s a mixture of farm and a touch of urban. There’s an industrial park area, too.

I’ve posted this for years on this board. But I forgive you, it’s tough to sift through all the nonsense. I found this out because my body outright rejected them. When this stuff really started making it’s way into the food supply, it wreaked havoc on my digestive system. I would purposely throw up when it bothered me. It’s not an exaggeration, I’ve probably done it over 1000 times in my life. Once I started cooking on my own, I noticed the problems disappeared. The same goes with most of the food products I buy (Imported from Europe, Middle East, Asia). But if I consume Canola oil or Soybean oil etc…. my body instantly rebels. I feel terrible. My feet and hips inflame. Zero issues with real (not counterfeit) extra virgin olive oil, avocado oil, coconut oil, butter, or animal fats. I did the same thing with sugars. The only sugar I will consume in small quantities is Honey, Agave, or Maple Syrup.
The reality is, those oils are industrial byproducts and are differently chemically than their natural sources. Peanut oil is not the same thing that you eat in peanuts. It’s been heated, chemically altered, and modified. Same goes for sunflower, “corn oil”, “canola oil” etc…. They aren’t food anymore. They are basically, chemicals you happen to be able to digest.
I have had zero digestive issues the past 10 years because I eliminated all these things out of my diet.
No crappy fats, no processed sugars. Works wonders.

I lost forty five pounds and am at incoming college freshman weight. Took all of eight months, no fuss, no stress. I feel better I have significantly more energy. And paradoxically, even though the food I consume now is significantly more expensive, I consume less of it. It’s amazing how long a box of something can last when you’re eating it one serving at a time.
The crazy part is when I examine the EOB from my health insurer. Aetna pays the dietician almost twice as much as they do an advanced ophthalmologist for a visit and testing (with the use of very expensive and specialized equipment). Ain’t that some sht?
Insurance companies are not stupid, they know nutritional counseling saves them buckets of money in the long run.

Mainly Avo oil (higher flash point) and regular olive oil for cooking. We save the good EVOO for dressing. Too expensive to cook with and the low flash point makes it a poor cooking oil. We don’t deep fry anything and find ourselves using the air fryer more and more often. Bought liners off of Temu almost for free. Like 500 of them for $3. It makes the air fryer much more useful and rarely need to clean.

The primary problem with Olive oil is most of it in the US is fake. And our FDA refuses to regulate or test it. In Italy, they literally have an army of people who taste food for a living to ensure it’s authentic. You’ll know real olive oil if you taste it. It’s refreshing and incredibly light on the stomach. Very easy to digest. The California brands are pretty good but they are even starting sell out with “blends” from oil imported from Spain/Argentina etc… Cobram estates makes a great California Olive oil. I also have a number of oils I get from Italy/Greece. If you have a Livotti’s nearby, they have a pretty good selection of real olive oils.
A lot of avocado oils are starting to become suspect as well. There was a group in San Diego that tested all of them. They found Chosen foods, which is sold at most places, was pure.
Long story short on the oils, listen to your body. If you go to McDonald’s and get some fries, you feel like you ate a brick. Your stomach should tell you if it’s good or not. If you eat at some high end Middle Eastern restaurants, you’d be surprised, you stuff yourself, but don’t feel stuffed. I have a sneaking suspicious that the people who consume massive quantities of these oils and don’t bat an eye have some sort of body tolerance to it.
On frying. I save all my animal fat and put it through a fine mesh coffee filter and store it. That’s what I use for deep frying on the rare event I want something fried. 4 or 5 uses and it’s done.
The smoke point is higher so it doesn’t stink up your home. But again, you’ll fine less grease sticks to the food and it’s not as heavy. If you’ve ever watched those survival shows, what makes them the most difficult is that they have to find some sort of animal fat source to survive.

It’s obvious those meetings beforehand did not go well, there was no agreement as the argument continued during the press conference. Look you want a ceasefire or not? Three years now going into four and a million dead and injured and millions more fled the country. Trump is right they don’t have the men to continue to fight. It’s not a stalemate they are losing. Zelensky still pushing for NATO troops in his country, boots on the ground. It won’t happen well because it is not just the US, many EU don’t want them in NATO or the EU, and none will send their men into Ukraine to fight on that front line….This is the reality of the situation.

Estonia has an entire force of 6,000 troops, probably all weekend warriors too.
Then there are other EU nations. They will only give humanitarian aid, no weapons. Ireland for example. Policy of military neutrality etc no weapons will be sent.

I don’t see any option but near-term escalation of the conflict. I don’t see why Ukraine wouldn’t start targeting civilian power and water infrastructure in retaliation.

You make it sound like the EU has not contributed., when the EU provided Ukraine funding to the tune of $198 billion. With at least $50 billion in additional commitments still outstanding.
Depending on whose numbers you believe, this may actually be greater than the US. The DOD estimates the value of aid at $182 billion.
Sure, say that the europeans provided $200B and US proivided $100B, to date. All taht $300B got Ukraine to today – to, a stalemate. I wouldn’t say it’s a good position for them.
Even if the Europeans pledged $500B to the ongoing fight on behalf of the Ukrainians, I still don’t see how being even mildly, slightly, maybe disrespecful to the US improved Ukraine’s position, going forward. I am going to go out on a limb here and say we cannot win a conventional war against Russia without Europe creating a standing army of at least 300,000 full time soldiers, with the vast majority being infantry. There is no will in Europe to do that.

The war can go four ways:
(1) Russia falls apart. Breakaway republics in the caucuss and siberia declare independence. Putin is hanged by his own people. Obviously, the Russian military withdraws and Ukraine is fully restored to its territory.
(2) USA invests $3T in money plus severe military intelligence and Ukraine drives Russia back to pre-war borders.
(3) Some kind of stalemate, followed by some kind of peace treaty.
(4) Nuclear strikes on Kiev and Odessa, which might precipitate a US-Russia nuclear exchange that kills all humankind.
With regard to point 3, I believe that geopoltiical strategists might credibly advocate that the US is well-served to keep the war going for a long time. That dynamic trades Ukranian lives and Western money for a reduced capacity for Russia to prosecute land war for a period of time (because it’s military-age male population and econmic resources trend towards being dead or spent, day-by-day). This dynamic is what prompted, in part, Biden’s White House to fund the war.
As for “catering to a dictator” – if Putin talked smack, Trump would triple US resources going to this war. If Putin is staying quiet and/or being deferntial to DJT, it’s smart strategy, he’s likely getting a better deal.
If Z was deferential, I think he gets a better deal from DJT than one gets by being confrontational to DJT. It’s a way for Z to get “more cards.”
I just cant imagine that Z’s top brain trust advised that he go in and speak belligerant words to DJT because the Ukranian leadership beleived that this is the road to the best outcome here for Ukraine.
