Northeast city sees biggest gain as home sales prices rise again

Home sales prices continued to increase through the first month of the new year, with one major metro market in the Northeast boasting the biggest annual gain.

The latest S&P CoreLogic Case-Shiller Index data released Tuesday showed that the nationwide price went up 4.1% in January from a year ago, exceeding the 3.9% gain from December 2024.

Home prices in the 20 major U.S. metros tracked by the index were up 4.7% in the 12 months ending in January, up from a 4.5% increase in the previous month. The 10-city index also increased, going up 5.3%.

Taken together, all three Case-Shiller indices showed accelerating home price growth compared to the previous month.

New York City again reported the highest annual gain among the 20 cities with a 7.7% surge in January, followed by Chicago and Boston, with upswings of 7.5% and 6.6%, respectively.

Meanwhile, Tampa, FL, showed the lowest return, dipping 1.5%, making it the only market to post an annual decline.

“As the country as a whole faces tight inventory levels, regional variation in the housing market means that the impact varies geographically,” says Realtor.com® Senior Economic Research Analyst Hannah Jones. “Relatively strong construction activity in the South and West have helped take some pressure off of home prices. However, the Northeast and Midwest continue to see demand significantly outstrip supply, which has led to more considerable price growth in the regions.”

    Wall Street strategists keep moving their year-end targets for the S&P 500 (^GSPC) lower as President Trump’s tariffs become a reality.

    On Sunday, both Yardeni Research and Goldman Sachs lowered their year-end targets for the second time in the past month. Yardeni Research now sees the S&P 500 hitting 6,100 this year, below a prior forecast for 6,400. Meanwhile, Goldman Sachs projects the benchmark index will end the year at 5,700, down from its previous forecast of 6,200.

    “These estimates incorporate downward revisions to both earnings growth and valuations, reflecting a weaker base case economic growth backdrop, higher uncertainty, and higher recession risk.” Goldman Sachs chief US equity strategist David Kostin wrote.

    Key to both projections is an admission that Trump’s tariffs are likely to be more widespread than most economists initially thought, and that they will weigh on the overall economy and potentially provide further near-term downside to stocks.

    Goldman Sachs now has a three-month target on the S&P 500 of 5,300. Key to Goldman’s call was a bleaker outlook for the US economy. Goldman’s team of economists recently raised their tariff assumptions to a 15% tariff rate, above their prior forecast of 10%, and raised its probability of a recession in the next 12 months to 35% from 20% seen previously.

    Goldman’s baseline forecast is for the S&P 500 to bottom “this summer, slightly ahead of the trough in economic growth in our forecasts.”

    “We continue to recommend investors watch for an improvement in the growth outlook, more asymmetry in market pricing, or depressed positioning before trying to trade a market bottom,” Kostin wrote.

    Meanwhile, Yardeni Research president Ed Yardeni now sees a 45% chance the economy tips into recession and the S&P 500 enters a bear market as market conditions “have continued to deteriorate under Trump’s Reign of Tariffs.” A bear market would mark a 20% decline for the benchmark from its recent all-time high to a level just over 4,900. This would mean stocks could have at least another 12% of downside from current levels.

    Yardeni wrote he’s “losing confidence” the US economy will remain resilient in the face of “Trump’s reign of tariffs.” Yardeni pointed to the already growing signs that stagflation, a period where inflation remains sticky while economic growth slows, is already showing up in economic data. On Friday, a fresh release from the Bureau of Economic Analysis showed that consumer spending increased less than expected in March while inflation increased more than expected.

    “Admittedly, it’s getting harder to be optimistic, but we are doing the best we can under the circumstances.” Yardeni wrote.

    On another price increase conference call, at the wholesale level it’s kind of crazy, they cant keep up with them. Someone asked about going forward, answer was “who knows”. Prices change on imported products while things are being shipped.

    Titleist just cancelled their buy three dozen get one free golf ball promo early (got my order delivered already), so its even hitting the old white guys in the pocket. I’ve never seen them cancel it early or not have it, even during Covid. Although the truly old probably play ChromeSoft.

    Timing the market is generally a fool’s game. Much like what I do in the casinos. There are few disciplined enough to do what I do. Though there are more opportunities in the casino to beat the house than there is to time the market, you must have a ton of patience to wait both out. I see this Trump second term as only the fourth opportunity to time the market since the 90s. Yeah, THAT kind of patience. If the markets weren’t starting above historic highs (valuations) in the longest-term trend line, it wouldn’t have been. This one was truly a no brainer, especially after the Trump election bump.

    Rent, you probably missed half to a third of the drop already. In the long-run, leaving it be works pretty well. But if you are disciplined and can separate the noise from the reality, then you will occasionally find investible opportunities based on macro events.
