Builders sitting on a pile of unsold homes are slashing prices and offering mortgage rate deals

Homebuilders are sitting on the most unsold homes since the depths of the Great Recession, giving buyers a chance to snag deals — provided they’re in the right part of the country.

As of February, builders had completed some 119,000 homes that weren’t yet sold. To lure buyers, they’re dangling incentives like mortgage rate buydowns, closing cost credits, and money toward upgrades. In some cases, they’re slashing prices altogether, something they usually try to avoid because it hurts earlier buyers.

Most large builders aim to sell homes before they finish the construction. But they also typically build at least some properties “on spec,” without a buyer lined up. Spec properties, often called “move-in ready” or “inventory homes” by the industry, appeal to buyers who can’t wait months before they move and can help builders manage their costs during uncertain times.

Inventory has been steadily growing since early 2022, after builders that rushed to meet pandemic-driven demand ran up against higher mortgage rates and worsening affordability that shut out potential buyers. While that means the market has turned in buyers’ favor now, it may not last. Many builders are now slowing down construction activity while they clear their backlog.

“We fell pretty far in terms of prices,” said Scott Turner, the owner of Riverside Homes, a spec builder in Austin, Texas. He estimates that home prices in the urban parts of the city where he focuses dropped 30% from their peak to their trough. “That’s left builders with inventory that’s very difficult to sell. What that does, obviously, is have a chilling effect on new starts.”

    Putting your money in the stock market has a bit in common with a game of poker. The part that when it crashes it’s all about a cash out at the end. That pile of money and chips-it doesn’t disappear, you will see two arms reach into the pot and pull it all to their side of the table. That is what is happening.

    I ordered 1 plastic seed starter trays from Amazon for $11 delivered.
    I then remembered TEMU and how if it was made out of plastic, Temu was the bomb. I ordered 10 of the identical trays delivered for $3.99. Not only were they the same ones, but they also included extras like a tool to scoop the soil squares out and a tool to make the holes in the soil at various depths with measurements on it.

    The only difference between me buying it through Amazon versus via Temu is that the middle man, Amazon, got a huge piece. I’m sure Amazon gets each tray for 30 cents and turns around and charges me $11. So now, Amazon will charge me $15 and Temu will charge me $6. And the US government will get $1.40. Now how does this help me?

    This is the problem with tariffs.

    It’s important to note ..that the bill the Senate passed has enough backing in the house to likely get the votes. Congress simply needs a “simple majority” for a resolution to state the presidents declaration of an economic crisis was wrong, and it takes the tariff power back from him. Johnson isn’t bringing the resolution for a vote because he is worried it will pass. This type of resolution is unique though, because the rules dictate that after being suggested, once a certain amount of days have passed, the house MUST vote on it.

    So what did Johnson do? He passed a rule declaring that the work the house does is spread over so many years, that a yearly session of Congress is actually just a “day” in the lifespan of their work. And declared the entire REST OF THE YEAR as one long day. So that the resolution would NEVER be voted on.

    There isn’t a conservative alive who gets to claim they support the rule of law, democracy, or the constitution

    I have no idea if this is the beginning of a new long slog for markets, but it does have the prerequisites for one. Namely a genuinely overvalued starting point, plus economic policy shocks (1966-82 had the optimism of the Nifty Fifty followed by the failure of Keynesian economics leading to persistently high inflation coupled with growth stagnation, 2000 was the tech bubble followed by its bust and the rise and fall of the housing bubble.)

    Temu is like a casino in that you really have to be careful what you order because the descriptions are horrible and there is no way to return anything because how the cost of shipping will always cost more than the product itself when you are returning it. The first time I ordered from them, I purchased an oscillating lawn sprinkler. I hooked up the hose to it, turned it on, and the cap on the other end of the sprinkler popped of rendering it useless. I spent $3.99 on it. The ones at Home Depot or Amazon are like $30. Since then, I learned the way to use Temu is to look only at the picture and not the description. Then find the same picture on Amazon and or other reliable retail sites. If it’s a match, then you are buying the product from the same manufacturer on Temu that Amazon or the other retailer bought their inventory from. I’ve spent $100s on Temu and saved $1000s. Maybe caught a zonker twice. Rarely have I spent over $10 an item and when I have, I made sure it was branded. Only once did I make a large purchase and it saved me hundreds. For my smoker shed (I use electric smokers, so covering them is necessary) I purchased the aluminum shed (which took me 10 hours to assemble) for $75 (was over $300 on Amazon), an exhaust fan for $35 (was $100 on Amazon), a weatherproof plug in light($6), a heavy duty extension cord and splitter($10), a switch for the fan ($3), and a plug for the fan ($.25). I also purchased an incredibly high quality stainless steel roller table for $75 which was $266 on Amazon. All the same shit, just no middleman. And yes, China is heavily subsidizing Temu. So what? We are going to have to bay billions to our soybean farmers.

    Seems like the common thread is tighten the belt and wait it out.

    Nobody talking about manufacturing here. For the most part these are shops doing final assembly here in the states. They are at the whim of upstream manufacturers and suppliers building out capacity in the US, as they don’t have the capabilities or capital.

    Metalwork, chassis, machine components, pcbs and electronics components. A big one is custom packaging. Glass is a big one for us. We were buying from Piramal in south Jersey. That all went to India and China now.

    Too bad they demolished that plant something like 2 years ago.

    Do you think there are no visible and persistent homeless in blue ribbon suburbs in NJ because they don’t feel like being there? Places like that are hostile to the homeless and they move on because order prevails.

    Whatever, I suppose some love the street homeless, low-end criminals and erratic mentally ill that make Manhattan oppressive at times for the high achievers that pay the taxes. I suppose we might aspire to be Portland/SF/LA on the homeless issue.

    We will hit a major Recession. We’ll keep our powder dry once we sell our house and go back to the carefree days of renting! `The prices near SF are absurd. Rent there is about $5000 a month vs $10,000 a month to buy, a no-brainer if you ask me. We also won’t be tied to a property if things go really badly.

    Bonus. They shifted the start time from 7PM to 4PM due to the cold, so they gave us vouchers to ANOTHER game. We were also on TV several times. Gary Cohen remarked on my son’s Packers hat.

    Dark Phoenix: The Vietnam Vets take the clothing donations and sell them to primarily thrift shops. As I understand it it’s done through a bidding process. They use the funds to support various programs and activities they provide for the Vets. It’s a legitimate charity, and they do good work. Nor cal could have just thrown the stuff away. He doesn’t deserve to be abused for that.
