US housing market gets three bleak signs in first month of 2026

After a year marked by elevated mortgage rates, multifaceted affordability issues and resultingly weak buyer demand, the opening weeks of 2026 have already offered several concerning signals regarding the health of the U.S. housing market.

Experts who spoke with Newsweek say they are cautiously optimistic that conditions could improve compared to 2025, but believe fragility will remain the watchword as broader economic issues continue to weigh on the sector.

According to a report released Wednesday by the National Association of Realtors (NAR), the number of homes going under contract unexpectedly plummeted in December—the pending home sales index falling by 9.3 percent compared to a forecast drop of just 0.3 percent.

Some analysts even anticipated a slight gain last month, but the drop to a five-month low marks the steepest slide since April 2020 at the outset of the Covid pandemic. Pending sales declined in all four regions—South, Midwest, Northeast and West—month-over-month, and were down 3 percent nationwide on an annual basis.

“The housing sector is not out of the woods yet,” wrote NAR’s chief economist Lawrence Yun. “After several months of encouraging signs in pending contracts and closed sales, the December new contract figures have dampened the short-term outlook.”

The gap increased 7.1 percent from November, and was largest in Austin, Texas, as well as in several Florida metros. While providing more leverage to buyers, as Redfin notes, this creates serious difficulty for those now competing to sell their properties to an increasingly shallow pool of prospective homeowners.

Redfin also revealed that the total number of buyers fell 5.9 percent in December to around 1.3 million—the steepest drop since early 2023 and reaching the lowest level since 2013.

Many experts have diagnosed the issues with America’s housing market as largely inventory-linked. Despite weak buyer demand and a surplus of sellers, years of sluggish construction and homeowners “locking in” at lower rates have kept prices elevated and pushed supply at least as low demand across much of the U.S.

And recent data reveals that housing inventory growth has slowed dramatically from the summer. According to HousingWire, inventory growth sank to 10 percent on an annual basis in December, down from 33 percent in mid-2025.

“More supply means less price growth and better affordability,” wrote Logan Mohtashami, lead analyst at HousingWire, which also found that inventory declined in the opening days of 2026.

“The inventory recovery has slowed meaningfully,” Jones told Newsweek, pointing to data from Realtor.com showing a similar slowdown in growth to just 9.5 percent year over year—the weakest annual gain in nearly two years.

“Limited inventory continues to constrain buyer choice and transaction volume, even as demand remains uneven,” she said.

    Allow me to first correct the factual premises your analogy rests on. Your statement assumes a simple, lawful situation where a person lawfully carrying a weapon somehow unlawfully interfered with federal operations using that weapon, like a driver licensed to drive running someone over with a car.

    However, in this case, the sequence of events and evidence is not analogous to intentional criminal conduct like running someone over with a car. Your position mistakenly relies on mainstream media characterizations rather than an independent assessment of the facts.

    Show me a single video that shows him interfering in a federal investigation with the use of a deadly weapon. He shoved the ICE agent for harassing a woman, he then used his left hand to block the pepper spray and his right hand recording a video with his phone.     I think you are wrong, but it’s a moot point.

    Police can only shoot if there is an imminent threat to life.

    Pretti’s gun was in his holster, and he had 4 or 5 border patrol agents on top of him- hard to see how that constitutes an imminent threat.

    These shootings are due to people being misinformed by whomever is giving them advice. Friends family and their local leaders telling them to follow and disrupt and interfere with law enforcement. I don’t care if it’s the local town cops, the state police or ICE. If you mess with them you are in for a bad time.

    What are they not told? Assemble on the sidewalk and blow whistles are you want. But confronting law enforcement in any situation can and usually will end badly for you.

    Courts have ruled time and time again that law enforcement have the high ground, their lives are more important than yours, you cannot resist arrest or not follow orders and your only recourse is the courts. They always come heavily armed and in groups, only a fool would interfere with their lawful immigration sweeps or even a simple traffic stop. If the courts were to allow physical resistance it only encourages violence on both sides instead as the courts have ruled legal redress should be sought through the court system, not on the street.

    People feel the may have some moral reason to assemble and protest but that does not allow anyone to legally cross over into interfering in any capacity. It’s a fools errand.

    Whistling protester with fun says something that clearly pisses off an ICE officer. Because he knows he’s there for the wrong reason I expressed above and because he is a rookie that recently responded to a help wanted add he saw on TV a month or two ago, he loses his cool and shoves the woman protester to the ground.

    Pretti, also doing his best to protest ICE, who are clearly in MN for Trump retribution against Lefty, comes to the aid of the woman who is clearly hurt as she is struggling to stand up. That act of human kindness cost him his life. Wannabee GI Joe doesn’t like that Pretti just recorded him both pushing a woman to the floor and worse, helping her to her feet, which she clearly was having trouble doing herself. So he and his SIX other agency buddies throw him to the ground, one is continuously pistol whipping him in the head and the others look like they are woefully untrained in that they look like they are trying to subdue a greased pig, when Pretti isn’t even resisting arrest. One of them notice that Pretti is carrying, and that all it takes for the panic in the original agent to shoot him. All seven then back off, not because they were scared, but because they were clearly shocked by sheer magnitude of the mistake they just made. And four shots? THIS WASN’T EVEN SELF DEFENSE!

    As was the case with Goode who clearly was trying to leave the scene and not run over an ICE officer, the SHOW now has nothing to do with immigration legal or not. It’s Trump vs. the Lefties. Always was. Always will be.

    I went out on a little adventure in my kid’s car to get a snow blower or at least a bigger shovel from Home Depot. Coming back up the hill was a nightmare. Last 1/3 mile. Tried going back and got stuck at the lights at the highway.

    Ended up borrowing a shovel from a gas station and chipping off ice from under the car for short bursts and getting back into the car.     They are the priority, and yes other illegal immigrants who overstayed their visas and have crossed the southern border illegally are getting caught up in these immigration sweeps. If they don’t have a deportation order they can hire a lawyer and get their day in court. They can tell it to the judge.

    A reasonable person isn’t ignorant of the laws and their consequences. I went to the No Kings protest by me, saw Bon Jovi there too, but I did not attempt to mess with all the police that were there. I will also from time to time phone my representatives in congress and voice my displeasure with the laws they wrote and the funding they approve to enforce those laws. It is the most effective way to change laws, a reasonable person knows what our congressional representative respond to.

    What I won’t do is cross the line and interfere with law enforcement. It’s a fools errand, they aren’t stopping anyone from being deported. Only a judge or a change in the law can do that.

Young men respond to messages that tell them they can become something when they currently feel they are not.     Anecdotal – We had our annual neighborhood holiday party Saturday night with an open bar and catered food and another room with dj and dance floor etc. Many many people are noticeable thinner, especially some of the moms who were quite chunky previously.     If I recall correctly and was corroborated by multiple independent accounts from persons on the scene, she received multiple verbal warnings before she breached the perimeter to a room full of VIP’s and was smoked.

    No perimeter was established in the Pretti case and no verbal warnings were given, no deescalation procedures were followed. The agents crossed the street and went straight to work on this lib.

    If you guys believe your own rhetoric about ICE/Border patrol, you’d be advising people to stay the heck away from them. If you insist on assaulted and interfering, there are going to be instances where people are unfortunately killed. But none of you are doing that. You and the politicians want them to keep fighting.

    It’s no different than when Pumps was screaming about his road raging tendencies. Sorry, I don’t get into nonsense with people on the road. You all driving on the road mean absolutely nothing to me and I don’t care enough to even engage with you. I’ll stop and let you pass. If you want an argument, I will just ignore you. In my 12+ hours of commuting every week, there are at least 4 instances each week that I could easily escalate into an argument on the road. Sorry, I’d rather be alive.

    The guy without flinching cold cocked me. My first thought was to rush him, but instead, I just stood up, looked at him and then act like nothing happened. My thought was anybody willing to do that is not somebody that I should be trying to make a point with. The problem is my friend from Trinidad. Refused to just let it be. He walked up to the guy and started saying what did you do that for? And I kinda had to grab my friend and push him into the next car and be like it’s not fucking worth it. We don’t know who we’re dealing with. That’s my mentality about this ICE stuff. It’s completely FAFO.

    No one deserves to get beat up or killed, but at the same time if you’re asking for shit, you’re gonna get it

    There’s a conversation I’ve had with my son on numerous occasions. More recently, he wanted to cross out into the walkway even though the driver wasn’t paying attention. He’s supposed to yield. I get it. He wanted to jump in front of the car. I yanked him back and that was that. He insisted he was in the right. I said, great, you’ll be right, and also dead. I’d rather be wrong and alive.

    This guy probably shouldn’t have been shot, but he was. Was it nefarious or a result of the chaos. I don’t know. But at the end of the day, this occurred because he inserted himself into the situation. Would I let my kid even be in that situation? No? Would you guys? If you stay home, your still going about your day. Even if you stay on the side of the street screaming like a child while carrying, you are still going about your day.
