Foreclosure inventory drops to less than 1% nationally

Foreclosure inventory in August declined significantly from last year, hitting its lowest point since the housing boom, according to the August 2016 National Foreclosure Report from CoreLogic, a property information, analytics and data-enabled solutions provider.

Foreclosure inventory decreased 29.6% while completed foreclosures decreased 42.4% to 37,000, down from last year’s 64,000, according to the report. This is down slightly from last month’s 38,000 completed foreclosures. The decrease is 69% less than its peak of 118,551 in September 2010.

In August, the national foreclosure inventory hit 351,000, or 0.9% of all homes with a mortgage. This is down from 499,000, or 1.3%, in August 2015. This inventory is the lowest it’s been since July 2007.

“Foreclosure inventory fell by 30% from the previous year, the largest year-over-year decline since January 2015,” CoreLogic Chief Economist Frank Nothaft said.

“The large decline in the distressed inventory has been one of the drivers of steady home price growth which helps Americans increase their home equity to support increased spending or cushion future economic risk,” Nothaft said.

The number of mortgages in serious delinquency, mortgages that are 90 days or more past due including loans in foreclosure or real estate owned, saw a significant decrease of 20.6% from last year. At 1.1 million mortgages, or 2.8%, mortgages in serious delinquency hit its lowest point since Sept. 2007.

“Foreclosure rates and serious delinquency continued to trend down in August as real estate markets across many parts of the U.S. exhibit strong demand growth and rising prices,” CoreLogic President and CEO Anand Nallathambi said.

    I don’t see how their model translates into brick-and-mortar grocery. But, they have the cash to experiment with other business models. Grocery delivery is a hot area right now, especially in urbanized metros.

    Hell, we use Fresh Direct every once in a while when we are busy and can’t make it to a store. The prices aren’t outrageous, and its incredibly convenient.

    I could see how Amazon might view this a threat, it looks like Walmart is having a second go at grocery deliver too (they did try this previously and failed).

Both Trump and Clinton are morally reprehensible people in it for power, ego, money, etc. Neither will do right for the people, but the way I see it is that Trump is an outsider, politically inexperienced, and will be a lame duck president regardless of who controls clowngress and the senate. I’ll take 4 years of no legislation over HRC’s redistribution plan, more great ideas like Obamacare, possible war with Russia if we keep up this Syria nonsense. I actually think that Trump who is so hated by all politicians and elites if he became President would accomplish very little and given our options that is probably as close to ideal as we can get. Also in international relations he is so unpredictable that I actually think foreign nations will have more fear and respect for us that we have under Obama.

    By focusing on specifics on policy (e.g. should dividends be taxed as income or not [yes], should carry forward loophole be fixed [yes, I am with Trump on that issue]), there will at least be some policy discussion and possibility of progress.

    Otherwise, it will simply be “yo mamma” insults everywhere, and Hillary plus the congress will silently agree on some major policy issues while outwardly fighting (a good cop, bad cop routine).

    May be many higher income group people get into this stuff because the system works very well for them? But, just like the danger of a genocide-lite, the flip side is a risk of a French Revolution-lite… A more savvy version of Bernie can shake up the system as badly as a savvy version of Trump.

As of now, Hillary has no virtually no opposition, so her critics and supporters should try to influence policy instead of claiming that she smells of sulfur or worse, only celebrating the kamikaze mission that Trump is undertaking against GOP. With a little bit more majority in 2008, we’d have had medicare for all in the ACA instead of the nice gift to health care companies.

    I read the Mike Rowe piece and disagree with it. I like a lot of what he stands for and what he posts, but I can’t agree with this one. I get the whole uneducated voter piece, but what he misses, is that if you don’t vote you give a bigger mandate to the winner, you may not like.
    This election is the perfect example. If you hate Hillary, you have to vote for Trump. If you don’t her majority is one vote bigger. If her majority is too big, she has a mandate to do anything. If it is a close race in the popular vote she doesn’t get the same leeway. You have to vote to provide the checks and balances.

    When he says I’ll vote the other way to cancel your vote, if I don’t vote, your candidate wins anyway and you don’t get a chance to cancel out someone else’s vote.

    That said, pulling the lever for Trump is getting harder and harder. Hillary is heading into Super Mandate territory.
