This Fund Promised Market-Beating Returns. Now It Has Filed for Bankruptcy.

Brian Casey, who was appointed NRIA’s independent manager in late April, said in a first-day motion Wednesday that the Chapter 11 petition aimed to buy the Secaucus company time to reorganize after past overspending on salaries and other financial strains.

The petition’s goal “is to provide the debtors with a breathing spell to prevent a disorderly liquidation of their estates through subscriber redemptions and to reject and/or terminate disadvantageous contracts and other arrangements,” wrote Casey, a Towson, Md.-based real-estate finance expert.

“At the conclusion of the process, the debtors plan to propose a plan of reorganization that will provide a substantial, if not full, recovery to all stakeholders and position the debtors to continue operating as a profitable mid-sized real estate firm,” he continued.

An attorney for NRIA didn’t respond to a request from Barron’s seeking comment on the petition. 

NRIA’s principal offering is a real estate portfolio known as Partners Portfolio Fund, which is covered by the bankruptcy petition. 

The firm has sought investors for the fund through frequent ads on national broadcast outlets such as Fox News and Bloomberg Radio that promised market-beating returns.

    I almost invested with them. They were quick to send over to the prospectus and not really want to answer many questions. They wanted a yes or no and how can they get my investment. Very pushy…. After they realized that I had a lot of questions the conversations ended.

    Let’s be honest folks, I’m not as dialed into most of this stuff as you might be. We all live in an echo chamber. I started coming here years ago….many years ago too try to understand NJ Real Estate. Now I feel like most of us are just trying to live into our 40’s and 50’s. Now for the sad part. 2022 would have been the year that I retired with full pension. Instead I came out here, taking an early retirement. I will have just completed the third Charter School that I have worked in in 4 years. yep. First one, DTLA center of skid row. Why? I figured why not. No running water in the room (Art) tk-12. One person. Me. An assistant who was “alumni” and a Jew from Venice Beach. I ended up buying that kid lunch every day. Rats ate the wiring of the ‘leased 330’ .. yeah. I know. Took me 1.5 hours through traffic to get there. “1” rated type school of best schools. I stayed 6 months. 2nd Foothills school with a military approach. Yet if you worked there you were an inmate too. Pay was at scale and that was lucky cause I’d just bought an M3 on eBay for $9000. First repair bill…..$8000.
    So after one year distance learning and one year in-person teaching C and D level folks kids Art in a small charter which BTW kid-wise my best teaching experience yet. AP, Yearbook, Art 101. I’m in awe of what the last 2 years did for my portfolio. This was world class. But it did not come without a price. It was the most grueling experience in many ways. Let’s face it though, my “jersey” directness in California. I dunnnno. I need to mentally retool for a while before I head back out into the breach. I’m working on a series of paintings that I am excited about. Mostly coastline and seascapes. Today reminded me of why I am here. Why I gave up that tenured position in a high school. She is why I gave it up. She whose crystalline blue eyes shine and who’s touch has fed my soul for the better part of almost 30 years. That is it. I found G-d when I met her.     Was working with a PA that I hadn’t seen in a while. She cut her hours to raise her kids. A real class act, the whole package. She knows my story well.

    Told me that she had always heard about divorce and kids from her female friends, but now has a guy friend she knows well who is going through it. Told me it changed her whole perspective.

    My ex was a diabetic. Moody as hell. It just got worse, who knows, borderline, bipolar, yeah that can manifest later. I could deal with that. But when crazy calls the police-the police believe crazy over sane. It’s what they do.

    It’s why I can relate to the Hot Crazy Matrix video on You Tube. Nothing worse than when you marry a Bunny Boiler and have a child with her. She was normal in her 20’s but who knows what years of low blood sugars do to certain neurons in the brain.

    You then have to fight not her, but the system, just to keep your child. For me, roughly 200k just to have my daughter sitting in the front seat of my car every other weekend.

    I have 100 women I work with-interact on a close technical level with. Then eat lunch with them. The stories I could tell. Things that make them happy, that set them off, the relationships- when a doctor makes a comment what they think-and you wonder how they come to that conclusion?

    They are complex creatures. No rules apply to all of them. Some have Jekyll and Hyde personalities-like a vial of nitroglycerin. Others are kind and calm. But one theme seems to ring true-the younger ones are way more pleasant. It’s pretty much consistent. I have stayed friends with many of my ex colleagues that are much younger than me and have left. Time really seems to bitter many women-I really hope it doesn’t happen to the ones I have trained. I think it was Bystander made a comment about the ticking clock-yeah that is true as well. Many are waiting longer to have kids or settle down as well- as “capitalistic” pumpy just calls them losers as he goes home from his cushy job these young women are working on weekends, holidays, evenings, no pensions, wanting to have kids but never going to have a lifestyle like pumpy’s in order to raise them.

    I have to say they make life interesting-for better or worse.

Being a monster/narcissist/crazy person has no gender but you are correct society is much more forgiving and ready to believe a woman over a man. I have noticed some family members and spouses of friends, all female, who are incredibly bitter and angry. Some divorced, some not. Can’t figure out why exactly. I notice too the older divorced women have a lot of resentment and anger towards other women who are still married. I can’t figure that one out.

    I have also noticed some of the ones that appear happy go lucky and post all that life inspiration crap on FB are evil angry people, and engage in vicious gossip. I know some men who are quite unhappy as well , but for the most part although not always, it seems more like quiet desperation.

    None of this is scientific of course, purely observational on my part.

    DYFS sealed the records-no way to get investigative reports-or anything that would allow me to sue her for slander or libel.

    They knew she planned it, and they protected her. At my expense, and at my daughter’s expense. Lazy f k x s didn’t even show up in court to help me fight for full custody. Ex was smart-did it during summer when all of these DYFS investigators go on vacation and pass you around while you are in time constraints with a judge.

    Get a prosecutor to charge her with lying- those lazy t ruds? They let out gun smugglers and drug dealers- you think they are going to charge a woman with perjury in court?

    The lawyers all know that this is illegal-but they know their clients will never be prosecuted- and the courts only care that your kid gets a check-they are not looking out for your child’s well being, nor are the “heroes in blue.” They are there for a pension and to bang your ex after they throw you out.

    I find most women like to work-but it has to be a balance. The PA I had mentioned earlier told me this. She enjoyed her job, but she doesn’t have to be there if she doesn’t want to. It’s the balance for her, and she was very happy when I saw her last.

    But when you have to slog to work, go in every other weekend, get yelled at over stupid things, get called a “hero” then no raise but a old slice of pizza then back to the grind, well years of that will put a toll on most women. Guys seem to handle that better. My guess is that many women resent the men they married should they not be able to give them the life they feel they deserved. The ones that seem to be the most happy are the ones with the most successful husbands- the doctor’s wives..

    Phoenix in general younger people have a better attitude the world hasn’t been sh*tting on them for 20 years. Life isn’t easy and the older you get the more complicated it gets, the more responsibilities you have and the more a$$holes you need to deal with on a daily basis. Some of us are better at compartmentalizing their problems, what I’ve noticed with women is they tend to take the baggage home, they are carrying it around, the issues at work, the issues at home, the issues with their kids if they have them. Men seem to more easily put things aside whereas women ruminate over it and even carry it day over day where men are more likely to put things behind them. I’ve worked with a lot of old men who were bitter miserable curmudgeons as well any older person who feels stuck is not real pleasant to be around. Likely they are there not because they want to be but because they have to.

    Phoenix: I can recognize the resentment some women have towards their spouse if they are not living the life they dreamed of. But it’s wrong and misdirected. You know before you get married what your spouses earning potential is, and what type of lifestyle that can afford.

    But I sympathize with the younger generations who have been robbed of the ability to stay home if they choose while their kids are young, whether it be the Mother or Father.

    Myself and all of my friends and family were able to do that on one income. Now it takes two good incomes for the same house only 30 years older with 4 x the property taxes.     I know a lot of young people whose quality of life has improved dramatically, now that hybrid/ remote is a reality. And, yet there are some who want to take that from them too. And I feel for the people in the professions like nurses who can’t have the quality of life balance that remote/ hybrid provides.

    I heard their scammy ads for at least a decade on Bloomberg Radio and couldn’t believe that everyone, Bloomberg, the regulators, whomever claims to deal with investor protection, was doing nothing about it. I don’t remember the details but they were saying stuff about guaranteed returns, and nobody gets away with saying that stuff. And there weren’t even any real investigative reports – would have been too much trouble to send a junior NY Times or Bloomberg reporter in between writing up their usual social justice pap, to actually check out what sounds like a blatant scam going on right beneath their noses?

    For years colleagues and I have been making fun of these ads. I’m looking forward to learning how many people have been duped out of how much money.

    You are starting to see WFH trickle into some of these professions. What might have typically been an all-hands staff meeting, instead being called virtually. Training sessions being done virtually. Hearing that some companies are moving to alternative schedules to provide a bit more at-home time. What was a typical shift in healthcare – the 4×10, seems to be getting some traction, and I’ve ever heard 3×12 come up. Yeah, you might say, same hours what’s the point? But realize the savings on commuting time, and opening up the ability to have more “home days” than just a typical weekend or off time.

    So keep in mind traditional in-person based businesses are trying to adapt to this, and they need to do it to be able to attract candidates. Hybrid/Remote is absolutely bleeding into other job categories, where you wouldn’t expect it to work at all.

    Grim: Thanks I was not aware that it was spreading to those areas as well. Good for all those people as well. I can’t imagine how difficult it is to have two people working full time and trying to raise their kids as well. The younger generations need a beak, the new work reality addresses that.

    I agree the 8 to 5 concept is antiquated and does not work today. I know a lot of countries in Europe have recently started a 4 day workweek experiment this past week. It will be interesting to see how that goes, and what impact it may have in this country.

    Where I work many want longer shifts and more days off.

    But that interferes with coerced overtime.

    Easier to get someone to stay late after an 8 hr shift vs a 13 hr one

    Also if you get a sick call a 13 hr shift hurts the employer more.

    So much I cannot post. I went through plenty with a Bunny Boiler

    Business, right? Capitalism. But these kids ( mostly young women and some men) have heart, at least in the line of work I do. It’s hard not to like them. And being older, I have the perspective of what was vs what is. Accepting this is not the way to go about it, they have lives too and deserve a chance.

    The young women mostly complain about the other women. Guys I work with are team players- not in competition- the better we train, the easier and safer everything becomes. I never feel that my career is in jeopardy other than by making a mistake-which you can avoid by having everyone trained to a higher level.

    Having colleagues that are higher skilled is for my benefit. I return that favor.

    I have trained many who have left. This is how you know you did a good job- no fear- they felt confident they could work anywhere. I keep in contact, they kick a z z where they have gone. One FaceTimed me yesterday. Loving life in Florida. Better schedule, enjoying the beach.

    I wish I could join her. But I have a kid in NJ. I’m trapped here by the court system.
    Or give up my kid. But that ain’t happening.

    As Pumpy says, you made your choices. I did. But I have plenty of regrets.

    The dumb thing about the Fatal Attraction bunny boiler is that I don’t think Glen Close was attractive. Maybe that was the point and why Michael Douglas just banged her against the wall for a one-night stand.

    Unlike a lot of you, I had no hot dates in my youth, just a couple of unrequited dead-end attempts at relationships (in retrospect, at least 2 of the 3 were probably ticking time bombs) followed by a 25 year marriage without much drama, and without even a real opening/invitation from other women for me to get in trouble.

    Some friends of mine they have made a very successful lucrative career in the Irish trad music scene. They all get together this time in June for a session, and others just show up and join them. It’s a great night and a lot of fun. I am happy they have been able to make a career out of their passion.

    On another note, I was hoping that Mellencamp would be doing some NY area tours this year, but all west coast this year. We saw him in 2019 at the Beacon theatre it was a fantastic concert. Played all his old stuff, plus a lot of new material. It’s tough being a Mellencamp fan in the land of Springsteen!!

    As for 8:00 I will skip it rather have fun and enjoy myself. I hate them all, as we used to say in high school they all blow!!

    I know you are just busting balls, but lighten up with your hate for teachers. You don’t don’t do this to any other profession. And they are not going to be able to find teachers in short time…it’s already happening. Boomers might have to put off retirement because there won’t be enough workers to take care of them. This tight labor force will only lead to higher inflation.

    I remember when subs were getting 90-100 dollars not too long ago pre pandemic. Up to $250 a day now. What do you think is going to happen with teachers in this environment? F u pay me, or they won’t take the job.

    I wonder if you could last 17 years at my easy part time gig. What’s it’s like to work hard and know it’s for nothing because the student was never taught how to respect an education. You know how difficult that is to keep going for this long in that kind of situation. Constantly motivating yourself and never giving up against mission impossible…it’s not easy. Yet, i keep going because that’s who i am and that’s how I got to where I am. Rocky balboa style.

    I was trying to inspire my period 1 class today on the importance of education. The costs of their education related to the idea that nothing is free. Everything has a cost. Well, i look at one of my students rolling his eyes as I’m giving it all I have to inspire him. Boom, dagger through the heart, and you have to maintain a poker face while getting your heart ripped out. You know what that feels like? You know how hard it is to keep going 100% when you know the kid will NEVER GIVE A F’K?

    Think what you want of me, but I’m a hard working guy. I do a job and I try to do it correctly. It’s not easy dealing with broken products year in and year out, yet I keep going.
