US Home Prices Now Posting Biggest Monthly Drops Since 2009

Median home prices fell 0.98% in August from a month earlier, following a 1.05% drop in July, Black Knight Inc. said in a report Monday. The two periods mark the largest monthly declines since January 2009.

“Together they represent two straight months of significant pullbacks after more than two years of record-breaking growth,” said Ben Graboske, Black Knight Data and Analytics president.

The housing market is losing steam fast with skyrocketing mortgage rates driving affordability to the lowest level since the 1980s. The Federal Reserve has sought to curb inflation, which has thrown cold water on the US real estate boom.

While prices are falling on a month-over-month basis, they’re still significantly higher than a year earlier when the buying frenzy was going strong. Values were up 12.1% from a year earlier in August.

The sharpest correction in August was in San Jose, California, down 13% from its 2022 peak, followed by San Francisco at almost 11% and Seattle at 9.9%, the company said.

    Post a link to the bill that lists the line item distribution of funds. So far, all I can find is that some of the money goes towards cars for the Department of Homeland Security, fisheries in Alaska and a roof for the Smithsonian. Post the link that illustrates the distribution. I’d venture to bet that very little goes toward actual relief and most goes toward pet dem projects. It’s a campaign commercial for the democrats because honestly, they don’t give a fuck that an 85 year old woman is sitting on a milk crate right now, in the place where her house stood.

    I was in San Juan over Labor Day weekend.

    There was a huge protest at the governors mansion. Protestors were carrying appliances, pushing refrigerators and washing machines through the streets to protest the privatized grid operator, who seemed to be doing a shitty job, and this was even before the hurricane.

    Regular power outages, something like 5 or 6 price increases over a short period of time. Lots of claims of mismanagement.

    My cousins home just sold. It’s a divorce sale, listed for 719 and sold for 700. No bidding wars only one offer of $675 which was countered. He is supposed to close this week but there is some kind of issue with the fireplace chimney and the CO. House was built in 1968 but the chimney is not up to code now it seems. There is some kind of top lock option that is acceptable and needs to get it done asap.

    BTW he paid $260,000 for it 20 years ago. Kids are grown and out of the house as I said divorce sale. No idea what equity he sucked out. I would not be surprised if it was a good chunk, as he owns a bunch of rental apartments around Monmouth county.

    As for FEMA not distributing money, I dare any of you to try to work with them after a disaster.

    When our basement flooded after some named storm (though we had flood insurance from FEMA), we were told by the adjuster that the stuff the insurance wouldn’t cover would most likely be covered by FEMA since they declared NJ a disaster area. After finally figuring out the website (no task for the meek), we were told an adjuster would come, but to clean up anything that might cause further damage or would encourage mold growth.

    About two months later, long after we fixed up most of the basement and had received our check from the insurer, I get an email from a personal Gmail account in broken English that clearly looked like fraud and had no mention of our claim, or that it was the adjuster. I figured it was a contractor trying to capitalize on the storm damage. It certainly looked like it. It was also from out of state and was the most unprofessional email I probably ever witnessed (I wish I saved it). We eventually followed up with FEMA who said we did not respond in time to the aforementioned email so they closed the claim. Of course, speaking with FEMA on the phone was another disaster. It was clearly a person from the deep south living in a trailer park. She was constantly berating her kids, her pets, her husband, while trying to help me out. Well she said look for the adjuster to reach out. This time I was ready. He texted me this time. If you thought that email was bad, you should have seen these texts. I responded to every one, to no avail. He would never call me to schedule the inspection. Back on the phone with FEMA again. At this point, I was probably 10 hours in on the phone and had done everything required including uploading tons of photos and descriptions up to FEMA to support our case. At least 20 hours (probably more) was spent on this. Eventually, they close the case without ever sending an adjuster, they say they have enough evidence in the pictures. I receive a letter a few months later, at least six months after my initial claim was setup online, stating that since I was insured, I was not eligible for anything else. So the carpeted stairs, the doors (basement was finished), the refrigerator/freezer contents, etc., all were not covered. I did okay with the insured items (furnace, freezer, washer, dryer and sheetrock). But probably lost about $3,000 more for the stuff FEMA would have covered if we did not have insurance. From all of the research I did, I think they were still wrong, but I just gave up. This is America. If it involves the government, you can be sure the lack of accountability will turn it into a complete shit show. Look at the PPP, the handling of Puerto Rico, my FAFSA form (which is still not working three days after they opened it), really anything they manage.

    What I find comical about my cousin’s house sale is he has an old old hot tub on the deck. He could not give the damm thing away, tried for years on craigs list etc and tried giving it to me as well. It’s old but working and is now featured prominently in the home listing pictures. Lol…he has not used it in over a decade and he was too damm cheap to pay a hauler to take it away and too lazy to do what I would have done which is make quick work of it with a Sawzall and toss it out.     I am in the process of slowly bringing our Glen Ridge house up to sellable condition. Just recently got rid of all of the old paint cans/chemicals/pesticides as our county had their collection on Saturday. We live in a tudor and have a unique/custom 100-year old front door. The bottom is nearly hollow so I just purchased a brass kick plate to hide this defect. I plan to refinish the door shortly as the stain has faded something fierce as well. I plan to refinish all of the hardwood throughout next. I need to hotwire a new ring doorbell (I got for free from AC) for the back door as well.

    In reference to this housing post, I see no change on prices here nor is there any inventory. People don’t want to give up their current low rate and move just to lock into a 6.5% 30 year nor does anyone want to overpay only to possibly get the same house cheaper in a year from now. And, the difference in PITI between a $400,000 loan at 2.8% is substantially different than 6.5%. It’s almost impossible to predict the direction in our area.

Divorce, other life changes, people who can’t afford their bills, recession etc, Lots of reasons and it’s early in the process. 20 odd houses in my town for sale, most appear to be sitting.     FEMA has a small set of permanent federal employees. They have list of pre-cleared of contractors and people that are called and made temporary hourly only employees, sort of what the Postal Service does to avoid paying benefits by having 90 days temps that are rehired again after 2 weeks layover.

    Interpreting FEMA’s performance rules in Puerto Rico is another issue because you have to contrast it with Puerto Rico’s informal work culture, lack of rules, and on going corruption and the fact that is really small in size and population. FEMA expects to pay to legitimate, registered, bonded, licensed contractors and to duly titled registered property owners.

    The reality is that most residential contractors in Puerto Rico are one of two guys that work together getting paid in cash and totally off the legal legit registered world.

    Residential ownership is another really big issue. The fact is people built their home nilly-willy based on a handshake in a plot of land decades ago and legal ownership and title of the land where the home was built is not recorded legally. So when people filed claims as owners, well there is no legal record of ownership and claim is denied

    Pres Biden and Dr. Jill are going to a school in the southern part city of Ponce, it will be a quick trip the flight each way lasts longer. The whole area got 32 inches of rain, it was not an ocean storm swell that wrecked the place but flash flooding, as Hurricane Fiona was a CAT 1 when it hit. There are large hills surrounding the city down to the ocean and poor drainage for sure…

    They had deadly floods there in 1985, a landslide in that city Ponce killed 130 people back then. 31 inches of rain fell in 24 hours in that storm. So perhaps the drainage has improved since then. There is a large forest north of the city Toro Negro State Forest with peaks above 3500 ft. The flood waters build there and then wreck Ponce every time it rains hard.

    Perhaps the keyboard warriors should book a flight and join the ranks of the International Legion of Ukraine if they really believe that they should keep fighting for perhaps a decade or more to come. No matter what the media says the war there began over 8 years ago now in 2014, with tens of thousands dead and as many as 6 million refuges and 2 million forcibility displaced people.

    “Defendant FDA has improperly exploited misunderstandings about the legality and prevalence of off-label uses of medication, in order to mislead courts, state medical boards, and the public into thinking there is anything improper about off-label prescribing,” AAPS writes in its amicus brief to the court. “Not only is off-label prescribing fully proper, legal, and commonplace, but it is also absolutely necessary in order to give effective care to patients.”

    Yet the FDA published multiple statements and sent letters to influential organizations to falsely disparage ivermectin, implying that it was not approved for treating Covid-19. Many, including courts and state medical boards, were misled by the FDA into thinking that its lack of approval for this treatment meant that ivermectin should not be used to treat Covid-19.

    “It has never been proper for the FDA to interfere with that essential part of the practice of medicine, and the FDA knows it,” AAPS informed the court. The FDA “insisted and continues to insist on interfering with the prescription of this safe medication by physicians in treating Covid-19,” AAPS added.

    AAPS General Counsel Andrew Schlafly pointed out to the court that the FDA “has engaged in a campaign of interference with the proper use by physicians of ivermectin, which has long been approved as fully safe for human use.” He alerted the court that once the FDA approves a medication as safe, then physicians have full authority to prescribe it to treat any illness, particularly a novel virus like Covid-19.

    The Association of American Physicians and Surgeons (AAPS) is a national organization representing physicians in all specialties since 1943. Its motto is omnia pro aegroto (everything for the patient).

    BRT – The AAPS a political group they don’t represent allot of doctors maybe 5,000 or so, there are many hospital groups alone that are much much larger. The AMA has about 250,000 of the licensed physicians in the political group. The AMA is against the off-label use since if it was not studied in a trial etc.

    Off-label is an interesting concept BTW. The government gave the FDA the power to regulate “drug promotion” and “interstate commerce”, but doctors can do as they want it’s really up to the state powers via state medical boards to regulate, after all doctors are licensed by the states and not the Feds.

    When this whole thing started with chloroquine and hydroxychloroquine before ivermectin the NJ Government and NJ State Board of Medical Examiners ordered the pharmacists (not the doctors) to not distribute it. This is all because a bunch of doctors had hoarded it already for themselves and their families and it was in short supply for whomever really needed it. Do no harm my ass.

If this something breaks, would it be better to have it break and then clean up the mess, or cover it up, by stopping rate increases and hope it doesn’t break. The Fed and other central banks have made a mess of things. Low/ zero rates destroy economies.

    That wasn’t true though, it was studied in plenty of trials. It doesn’t matter what your opinions are of the AMA, what matters is, the FDA overstepped it’s boundaries and mission statement. More recently, they openly promoted the bivalent vaccines. That’s not their job.

    Two senior FDA officials resigned last year during this because they knew the organization was being undermined from above. Then, when their expert panel which is relied upon to make decisions is overruled, or bypassed entirely, it’s extremely dangerous.

    Lawsuits like this need to proceed to bring them back into their defined role. I have friends from grad school that work in the FDA. A lot of the employees there are disgusted with the political operatives running the show.
