Real estate update: Nearly half of NJ counties saw housing inventory increase in June

June marked the eighth consecutive month of housing inventory growth across the nation, with 36.7% more homes actively for sale than this time last year.

The Northeast, however, is bridging the inventory gap at a much slower pace than other regions of the country, according to Realtor.com. While inventory grew 48.9% in the South, 35.8% in the West and 21.5% in the Midwest, the Northeast saw inventory increase by just 12.5%.

Despite this inventory gap, the New York metropolitan area has seen the greatest increase in price per square foot in the nation. According to Realtor.com, this signals that there are more smaller, affordable homes hitting the market.

Across the state, 11 counties saw an increase in new home listings compared with June 2023, while 10 counties saw new home listings increase compared with May.

In North Jersey, Passaic, Morris and Hudson counties all saw inventory increase from this time last year. With 596 new listings, Morris County saw an increase of 15.95% from June 2023 and 9.56% from last month. Passaic County had 440 new listings in June, a 8.37% increase from last year, and Hudson County had 11.56% more listings than last year at 328.

Sussex County was the only county to see a decrease in the number of new listings compared with both June 2023 and last month. Here, there were 224 new listings, a 8.94% decrease from last year and a 8.94% decrease from May. Bergen and Essex had 940 and 544 new listings, respectively — decreases of 5.24% and 5.88% from June 2023.

Compared to June 2023, active listings stayed on the market for a shorter period of time in 17 New Jersey counties. But when compared to last month, 16 counties had new listings stay on the market for a longer period of time.

In North Jersey, homes stayed on the market for the shortest period of time in Morris and Essex counties at 19 and 22 days, respectively. Listings stayed on the market for about 23 days in Passaic County, 24 days in Bergen County, 31 days in Sussex County and 32 days in Hudson County.

    My BIL, “sold” his $2.5 million Ridgewood house in “advance” as he is awaiting the completion of his new Florida home. Supposedly, the sale will be completed sometime next year once the Florida house is completed.

    Blacks and most Latinos don’t vote red. Mainly white people (and mostly men) do. Crime rates are higher among minorities than white folks though, when white people commit crime, they tend to REALLY commit crime. None the less, since white cities vote in red mayors and minority cities vote in blue mayors, it’s only natural that crime rates would be higher. Though, blaming high crime rates on blue policies does make for a great narrative.

Did you watch the Howard Stern interview that I linked? He was very sharp, admittedly, when not under pressure. Irregardless, I’ve said all along, even before the 2020 election, that it was Pelosi and Schumer running the show all along and that Biden just had to sit back and play noble statesman. His accomplishments, especially getting inflation under control and creating a stock market that made even the dumbest investor some serious scratch, needs to be applauded. Even the crime rates in the cities appear to be dropping and last time I was in New York City, besides a little more grafiti than there used to be, what was destroyed in the post Covid crime spree has pretty much all been cleaned up. No boarded up windows anymore and the economy is absolutely jumping and the envy of the world. Jobs? Anyone who wants one has one. Even immigrants.

    Yes, Biden should step down. His denial is making it much worse for him.

    Though, absolutely nothing having to do with Biden and his lack of performance in the debate has one iota to do with Trump and his incessant lying and terrible and short history of governance. Why you choose to put one and one together here is actually surprising to me. And let’s not ignore Trump chose not to answer most of the actual questions asked of him in the debate. He would just shift back to immigration no matter what was asked.

    On the bright side, chances are, you will get the chance to watch Trump blow it all up like he always does. I look forward to seeing you admit to me when Trump destroys it all due to his insatiable belief that he is the smartest man alive. Now bow and kiss the Lord’s ring.

He then floated a conspiracy that countries across South America, Asia, Africa, and “every other place” are intentionally emptying “their prisons, their jails, and their mental institutions” to send “bloodthirsty terrorists, savage gang members, and child predators into the United States to prey on our people, to prey on you, to prey on everybody.”

    “Did anyone ever see The Silence of the Lambs? Did you ever hear of Hannibal Lecter?” Trump asked the crowd while railing against asylum-seekers. “He was a lovely man. He would love to have you for dinner. He will take you. He had many people for dinner.”

    Trump appeared cognizant of how far-fetched this comparison was, noting that the media “will say, ‘Oh, that’s terrible what Trump would say. He is rambling about Hannibal Lecter.’ No I’m not, rambling,” he said in defense of his recurring non sequitur likening asylum-seekers to a fictional character who eats people. “We are allowing people from insane asylums and mental institutions into our country by the tens of thousands.”

    Trump’s claim appears to be rooted in a conspiracy theory that crime has dropped in Venezuela due to intentional efforts to send criminals to the U.S. According to available data, crime rates in Venezuela have gradually reduced slightly over time due to reduced opportunities for crimes to occur, as more people have been plunged into poverty and there is nothing of value worth stealing from them.

    3. Trump promised to “take over our capital.”
    Trump said he would take over Washington, D.C., so that it is “no longer a nightmare of murder and crime.” He also claimed people get “shot, mugged, raped” every time they visit the Jefferson Memorial or Washington Monument.

    I locked away around 23% of my equity investments so far. Will continue to lock away more the higher we get above that red line. I have a feeling that when the FED finally makes their interest rate cut, the market will see it as priced in and will start to reverse. It’s a complete guess, but if America is in tremendous decline like Trump says it is, then the market HAS to be incredibly overvalued.

    The best way you can win an election is to stop your oppositions base coming out. The GOP and their surrogates are doing a great job and taking the spotlight off Donnie and stiring the pot with this. The Epstein drop this week should have stopped Donnie in his tracks, but the focus is on Joe.

    So my message to everyone is get behind Joe and move on. Put the focus back on Donnie. That is the way to win. Replacement is a sure way to lose.
