Monmouth foreclosures up (but the number is tiny)

If you’ve been following the housing market in New Jersey, you already know it’s been a bit of a rollercoaster. Between rising interest rates, high home prices, and economic uncertainty, it’s been tough out there for both buyers and homeowners.

But it’s been a long time since we’ve heard about rising foreclosures. It’s almost as though foreclosures disappeared when interest rates were low. After all, those monthly payments with three or four percent interest were very affordable!

But foreclosures are back, and one county, in particular, is really feeling the pinch right now. And the latest numbers prove it.

According to a new report from PropertyShark, Monmouth County just saw the sharpest increase in foreclosures in the entire state. Foreclosures in Monmouth more than doubled compared to this time last year (a 105% year-over-year spike), making it the most active foreclosure spot in New Jersey so far this year.

Now, not all the news is bad. Sussex County had the biggest drop in foreclosures (down 56%), and counties like Morris and Middlesex also saw a pretty big decline. Hudson and Hunterdon counties didn’t budge much at all and stayed flat.

    Monmouth County is one of the most desirable in the state – exclusive beachfront to equestrian competition to fabulous restaurants. I won’t assume the reasons for an uptick in foreclosures, I’ll let you experts pine in.

    In Denver today. Athens was a nice trip, though only being in Greece for one full day is for sure a challenge. We did manage spend a few hours in the city center and walk up to the acropolis in the evening. Think I’ve spent more time in planes in the last two weeks than off them.

    I’ve lived in various towns Bergen, Middlesex, Ocean, Monmouth, Mercer County. Worked in Morris, Somerset. I think Morris County and Monmouth County are the two most desirable areas. Monmouth has nicer weather and less traffic (although that’s changing).

    I have a feeling Monmouth is overbought. I swear, everyone in my neighborhood owns a beach house.

    Well, at least we now know where Tish James got the inspiration from to prosecute Trump for mortgage fraud by falsifying records to get favorable property loans. On the bright side at least she agrees no one is above the law. Seems Tish might be in line for a federal criminal prosecution. That is some serious business right there.

    New York Attorney General Letitia James has been referred for federal criminal prosecution for alleged mortgage fraud related to a Virginia home and a New York property.

    William Pulte, director of the Federal Housing Finance Agency (FHFA), wrote a letter obtained by CBS News New York to U.S. Attorney General Pam Bondi alleging that James “has, in multiple instances, falsified bank documents and property records to acquire government backed assistance and loans and more favorable loan terms.”

    The ECB is expected to cut interest rates for the 7th time, and yet, “Too Late” Jerome Powell of the Fed, who is always TOO LATE AND WRONG, yesterday issued a report which was another, and typical, complete “mess!” Oil prices are down, groceries (even eggs!) are down, and the USA is getting RICH ON TARIFFS. Too Late should have lowered Interest Rates, like the ECB, long ago, but he should certainly lower them now. Powell’s termination cannot come fast enough!

    The father of my cousins recently passed away. But he was a carpenter. In his retirement, he bought a destroyed home in LBI and built a nice one for himself from scratch. He also bought another destroyed tiny home around the corner and built a 2 family out of it. He rented one out and the other he used as a home that his kids could bring the grandkids over for the week in the summer.
