From ESPN (I have no idea, but I’ll take it):
New Jersey Homebuyers Rank Among America’s Top Negotiators
New Home prices have been on the rise across the United States. In New Jersey, there has been a 12.5% increase in all types of properties on the market over the last 18 months.
A major reason for these price surges is because of limited inventory. There are not enough homes on the market to meet the demands of the market.
Also, many homeowners are holding onto low mortgage rates they locked in years ago, so fewer people are selling because they do not want to get caught in the inflation surge.
But despite these housing market price increases, there is some good news for New Jersey home buyers according to new research from Agent Advice.
The research team at AgentAdvice.com surveyed 3,000 homeowners in all 50 states in America to find out their negotiations for new homes. They found that 54 percent of homebuyers admitted to walking away from making a deal when the seller refused to negotiate a lower price.
New Jersey Home Buyers Saved the fourth most average money thanks to negotiations before making a deal for their new property. NJ buyers saved an average of $19,634 thanks to negotiations before signing the dotted line.
The average home price listing in New Jersey is $503,432 so negotiating a savings of almost $20,000 off the sale price is significant.

It should be a law that when your war chest crosses a certain threshold of dollars, you automatically lose “tax exempt” status.
On a side note, it looks like there may be additional buyouts happening at the Federal Level. Neighbor works for the DOE. The “farm” behind me also has the #2 guy at the DOE but that’s another story. She just accepted a 5 month buyout from the DOE.

I’d prefer the healthcare coverage they have in Europe or Israel.
People in those places seem to like it. Look at these numbers:
In a survey of 48 countries in 2013, Israel’s health system was ranked fourth in the world in terms of efficiency, and in 2014 it ranked seventh out of 51.[3] In 2020, Israel’s health system was ranked third most efficient in the world.[4] In 2015, Israel was ranked sixth-healthiest country in the world by Bloomberg rankings[5] and ranked eighth in terms of life expectancy.

Universal Coverage:
All Israeli residents are entitled to healthcare as a fundamental right.
Mandated Basket of Services:

Public Funding:
Government funding (national income tax) and a progressive health tax cover healthcare expenses.
No Deductibles:
Israelis are insured from their first to their last breath, meaning there are no deductibles.
Strong Primary Care:
The system emphasizes primary care and community-based specialist clinics.
Technological Advancement:
Israel is known for its technologically advanced and efficient healthcare system.
In the US we have Israeli healthcare for those 65 and older.

According to a Newsweek article AOC as of now is the top contender to be the Democratic nominee for President in 2028. If the chaos of this Trump administration continues, I would assume the Republicans will be defeated in 2028. Will Democrats and others really vote for AOC for President?? It’s madness of course, but this is the tit for tat political system we have now, Trump, Biden, then replace Biden with the ding bat Harris, Trump wins again, more chaos, the Dems will give us AOC , and more chaos and madness. This is the USA today.
Dark: Democrats here did not condemn the Biden corruption, while howling against Trump and his corruption . Why is one bad and the other not or just ignored! We should be howling against all corruption.

Of course there are those who would say bettter to vote for a ding bat like Harris, then a nut job like Trump. Pick your posion I guess. OC1: It was common in the past , and yes banks did their own due diligence, and if they disagreed with the numbers then revisions from there. Tish James decided in the case of Trump it was now criminal. So yes it is delicious that she is now being accused of the same thing. Delicious and of course so ironic. However, once past that, it’s depressing because this tit for tat law fare is ultimately destructive. It’s the American people who lose.
The country would rather have what we have then let a woman in.
No. Anyone with common sense could see Hillary and Kumella were p1ss poor choices. One was arrogant and fake and the last one was dumb. Both had no ability whatsoever to connect with people. Condoleezza Rice would have had the best chance at winning a Presidential election.

DOJ should prosecute Joe Biden!
Hunter’s pardon means he (Hunter) can’t take the fifth, so he (and Joe’s brother too) would have to answer all questions about the Biden crime family.
By pardoning his brother and Hunter, Joe has made it incredibly easy for DOJ to prosecute him.
I eagerly await the DOJ investigation and Joe’s indictment!
If this doesn’t happen, it’s because even Pam Bondi recognizes that the “Biden crime family” stuff is complete BS.
OC1: We can agree to disagree Hunter Biden was a criminal, his Father protected him. Whether Joe Biden himself profited from his son’s activities we will never know know.
Fast: Hillary was at least smart and competent. I would have certainly voted for her before Harris.
Rubio says Ukraine peace efforts will be paused in the next few days if no progress on a cease fire. I am guessing pause means over, and the grinding war will continue.

No way would I have voted for someone like her or her criminal husband.
OC1: We can agree to disagree Hunter Biden was a criminal
Hunter was a criminal (tax evasion and gun possession), and I don’t think he should have been pardoned.
As for the other accusations, an investigation into Joe Biden would bring it all out in the open so we could see the full level of corruption of the Biden crime family (even if some of the perps can’t be prosecuted).
IMO, this is one of the most important things Trump’s DOJ could do- the powerful (especially) need to be held accountable for their crimes!
Joe was VP or a private citizen when all that criminal stuff is alleged to have happened so he can’t call on presidential immunity to protect himself.
I’m sure the DOJ will get started on this any day now….
IMO, this is one of the most important things Trump’s DOJ could do- the powerful (especially) need to be held accountable for their crimes!
Is he gonna hold himself accountable for his crimes?
Hey, lets not be hypocrites here. Time for Steven Segal to do an “Above the law” sequel.
OC 1 : Fair enough it is criminal, but it was an obscure law, which was ignored for decades. Tish decided in the case of Trump engaging in this activity it should be prosecuted, also fair enough. The fact that she is alleged to have engaged in the same fraudulent activity, well you just can’t make that up. It is indeed delicious.
OC1: There should be an investigation by the DOJ if there is not then I agree it was all BS.
Dark: Putin is playing the long game, and Zelenskyy is stuck between a rock and a hard place. I don’t know what the final outcome will be. Perhaps, it will become a frozen conflict, and Russia will simply occupy the big chunks of eastern Ukraine they have already occupied.

BREAKING NEWS!
The acting commissioner of the Internal Revenue Service is being replaced after Treasury Secretary Scott Bessent complained to President Trump that the latest leader of the agency had been installed without his knowledge and at the behest of billionaire Elon Musk, according to five people with knowledge of the change and the sensitive discussions that precipitated it.
Mr. Bessent believed that Mr. Musk had done an end run around him to get Gary Shapley installed as the interim head of the I.R.S., even though the tax collection agency reports to Mr. Bessent. Mr. Musk’s Department of Government Efficiency pushed the appointment through White House channels, but Mr. Bessent was not consulted or asked for his blessing, the people said. They spoke on condition of anonymity to discuss the private conversations.

This administration is a joke.
Walking: That is your take on it. I see it more as people were exhausted by the 8 disastrous years of younger Bush, and went with Obama. He offered that whole hope and change shtick. I voted for him the first time around.
Article in today’s WSJ about all the books coming out detailing Biden’s mental decline and the cover up by his aides and others. Perhaps, if the truth had been told sooner , Biden might have been forced to step down sooner and replaced by Harris, she would have been a disaster in my view, and we would have had an open convention, and perhaps a better candidate to run against Trump would have been chosen. We might have avoided a second Trump term. Barack Obama wanted an open convention, hence his delay in endorsing Harris. I reasonably assume Obama was not impressed with Harris. Perhaps, in 2028 it will have been a total disaster and AOC will in fact be nominated and win. Who knows what new kind of chaos we will have with a potential AOC presidency.
We’re back to this ( )( )=====D – – –
When it comes to lying in politics, Donald Trump is in a class of his own. According to the Washington Post, he made 30,573 false or misleading claims in his four years as president, increasing year-on-year from six per day in his first year to 39 per day in his fourth.
Although other presidents have lied to the public, none have lied like this. Some of Trump’s lies are trivial, and many are self-aggrandising (“Nobody builds better walls than me”). Then there are his more egregious lies, like the one about the 2020 presidential election being “stolen” – demonstrably and dangerously contrary to the facts, with serious consequences for the nation and public trust.
And these lies can cut through. Research by political scientists Kevin Arceneaux and Roy Truex found that this “big lie” about the stolen election was very “sticky”. Around 50% of Republican voters believed it, regardless of any emerging contrary evidence. The researchers also found that belief in this lie boosted Republican supporters’ self-esteem – as they weren’t “losers” after all.
Politicians who lie can gain a strategic advantage. If you can successfully embellish the truth or construct a new reality, this often tends to be more interesting and engaging than the complicated truth. The truth may be a bit dull and uninspiring; the lie can be whatever you want it to be. You know what your audience wants to hear.
Politicians know that lying is part of our everyday lives. Research in psychology using lie diaries tells us that people lie on average twice a day. Many are harmless “white” lies told for the benefit of others, but some are not so harmless and told for the benefit of the liar themselves.
Some people get significant pleasure from telling such self-centred lies. Psychologists call this “duping delight”. It confuses the recipient of the lie, who expects to detect signs of guilt or anxiety. Instead, all they see is a faint smile of satisfaction. The liar gets away with it – that smile could mean anything.
This Abrego Garcia guy that was sent to El Salvador by the Trump administration was not supposed to be as per a judge’s order. He was approved to be deported, and as I understand it should have been deported so he had his due process in that regard. The judge further said that although he should be deported he could not be deported to El Salvador due to his fears of his life being at risk. So he would have to be deported to a 3rd party country. My questions are what and why would a 3rd party country want to take this guy? What possible benefit would they have in accepting him. So, it looks to me like the judge basically said the guy can remain in the U.S. , because it’s reasonable to believe that no 3rd party country would take him. So what kind of ruling is this, it makes no sense as far as I can see. If Trump does request El Salvador to return him, what additional due process is he supposed to be entitled to?
what additional due process is he supposed to be entitled to?
Ask the (unanimous) supreme court!

He was approved in fact required to be deported but only to a 3rd party country. If he comes back it would appear he will get to stay unless a 3rd party country accepts him which is not going to happen.

So he stays here. Or if there’s real evidence that he’s MS-13 then he gets a trial, and if convicted goes to prison.
Seems simple enough.
OC1 :That is what I said he would end up staying here. There won’t be a trial because while he may have been a member of MS-13, he has not committed any crimes ( at least as far as the police know), so he can’t be tried for anything. If the government wants him deported it’s back to square one, he can’t be deported to El Salvador, or does a new trial convict him of MS 13 membership and he is deported under Trumps use of the Foreign Agents Act can he then be deported to El Salvador? Is the old deportation but not being sent to El Salvador then superseded if he is guilty of member in the new trial?
It certainly does not seem simple at all. What’s the point of Judges making rulings that in reality can’t be carried out. You can deport him , but not to El Salvador, then he is deported by mistake, so needs to be returned only to be tried again, and round and round it goes. It makes absolutely no sense.
That is what I said he would end up staying here.
3b- So what if he does?
Whatever happens when he does get his day in court, he’s not going to be sent to a Salvadoran supermax prison for life,
Thing is, it’s going to be virtually impossible to deport him back to El Sal now because there’s no way to guarantee he just won’t be thrown in prison again.
Due process can be messy and inconvenient, but it is the law of the land.
Trump is the one who unlawfully created this screwed up situation- blame him, not the courts that are trying to clean up his mess.
Whether or not the Democrats have a point about “due process“ or not is one thing. I just can’t understand why they chose to bend over backwards to protect this guy over all the other people in the country who need help.
A wife beating MS 13 member is the one they decided would help them persuade voters that their policies are better than Republican policies?

Truth is you need to go sprinkle your Chex Mix for the young people in America. The ones who you stole their future with your greed, and talk so condescendingly about.
Truth is that is a very arrogant attitude to have.

A chick we want to see in stilettos, red dress and black nylons,
Truth is that would make my dick hard.
Truth is that Karen Karoline Leavitt would make it limp.
Truth is that nasty is never sexy, and Karoline Leavitt is nasty.
She is the Repuke version of Hillary Clinton.
OC1 : The judges original ruling was a cop out. Deport him but not to his native El Salvador, find a third country that will take him. Translation, he can stay. It makes no sense.
The ones who you stole their future with your greed, and talk so condescendingly about.
C’mon, I don’t make them do the chicken walk and cluck any more for the chex mix. I even put dixie cups by the hose so they don’t have to drink directly from it. I mean, that’s undignified. And on any given day, I may even toss out snack-pack sized M&Ms!
Eddie,
Book called “The Comfort Crisis”. Maybe available as e-book or audio book at your library. Starts out with rugged mountain men and eventually to main stream life & how weak we have become.
I guess. Ok then. Make him your hero if you must.
Many media outlets have claimed that President Trump’s trade policies will drive costs up. But the data indicates the exact opposite.
“I keep hearing about prices and inflation,” Trump said Friday. “Prices are coming down. Not going up.”
Recent economic reports corroborate Trump’s claim. The monthly Consumer Price Index report was negative for the first time since May 2020 (which was in Trump’s first term). The report revealed that energy prices were the big driver for the decline. Energy prices dropped 2.4%, and gasoline prices decreased by 6.1%.
“Consumer prices are dropping for the first time in years, energy prices are down, oil prices are down 20% since this President took office,” White House Press Secretary Karoline Leavitt said last week.
U.S. wholesale prices dropped in March by the biggest margin since October 2023. The Producer Price Index for March 2025 fell 0.4% from the previous month. Specifically, energy costs declined 4% and food prices dropped by 2.1%.
“Food is down,” Trump said Thursday. “Groceries, as we call them, are down.”
Additionally, March import prices went down as well. This was the first time that happened since September 2024. Trump even destroyed the short-lived Democrat talking point regarding high egg prices.
“We did an unbelievable job,” Trump said. “Now eggs are all over the place, and the price went down 92%.”
The key constant? Energy prices and costs are down. Energy prices directly affect the cost of producing and transporting goods.
“Oil is great,” Trump said. “Oil is way ahead of schedule, and that’s because of our policies.”
Chaos!
Dark Phoenix,
Looky what I found for ya:

Oh that’s why
The more I read immigration/asylum advocates the more I realize that they see asylum proceedings as a way to achieve the open borders policy victory that they couldn’t achieve at the ballot box
One more for Phoenix to analyze, hypothesize and realize:

A wife beating MS 13 member is the one they decided would help them persuade voters that their policies are better than Republican policies?
D-fens-
The guy hasn’t even been charged with a crime, much less convicted!
If a president can “accidentally” send this guy to a Salvadoran supermax prison and then claim that there is nothing the US govt can do to bring him back, then the president can “accidentally” do that to ANYBODY- US citizens included.
Would you be happy if Kamala Harris or AOC or Ilhan Omar were elected president and had that kind of power?
Comfort,
I just read the synopsis of the book. The author sounds reasonable and logical. Does too much too easy cause mental and physical problems? Are we being poisoned and don’t even realize it?
The more I read immigration/asylum advocates the more I realize that they see asylum proceedings as a way to achieve the open borders policy victory that they couldn’t achieve at the ballot box
Then change the immigration laws!
Judges have to enforce the law- whether it’s good or bad,
We had a bipartisan immigration bill under Biden- but the R’s killed it at the urging of Trump.
Daily microaggression most definitely leads to serious health issues; thus, liberalism is a mental disease.
Weird that Repubs have been complaining for years about “activist” judges.
But they love “activist” judges! They just want them be activist in a different way- IGNORING the law.
We had a bipartisan immigration bill under Biden- but the R’s killed it…
We passed it. It’s called a new president.
OC1: Judges should make rulings that are actually rational. In the case of Garcia , as I noted what rationale is there in ruling he should be deported, ( but only to a 3rd country), if the reality is he will never be deported. He should have just ruled he could stay. As for activist judges, whether on the left or right, it’s wrong and rots the judicial system. As for Garcia, Trump should ask El Salvador to release him, send him back to the U.S. , and either leave him alone or have another court hearing, more due process and maybe this time the judge will rule he can stay or be deported to El Salvador.
Truth: Egg prices had nothing to do with Trump, either good nor bad.
He didn’t cause the problem, so it’s not his fault.
And if the prices came down, he shouldn’t take credit.
Turd.

And I ate a steak last night.
Fuck you Catholic Church.

DP,
Broken clavicle and dislocated shoulder for that kid… keeps you in business.
The U.S. has 800 cases of measles nationwide as of Friday, and two more states identified outbreaks this week.
Texas is driving the high numbers, with an outbreak centered in West Texas that started nearly three months ago and is up to 597 cases. Two unvaccinated elementary school-aged children died from measles-related illnesses near the epicenter in Texas, and an adult in New Mexico who was not vaccinated died of a measles-related illness.
Other states with active outbreaks — defined as three or more cases — include Indiana, Kansas, Michigan, Oklahoma, Ohio, Pennsylvania and New Mexico. The U.S. has more than double the number of measles cases it saw in all of 2024.
Measles is caused by a highly contagious virus that’s airborne and spreads easily when an infected person breathes…..sneezes….or eats deez nuts.
Buona Pasqua everyone
Norlax
That is quite an outbreak. Makes me wonder what happened in Texas in the last few years that could’ve changed the epidemiology of the region. Almost like they had a massive influx of unvaccinated people. But that couldn’t have happened, right?
Comrade, So you are saying the heavily Red Texas population was not vaccinated? I wonder why?
800 cases of measles?
132 people die from gun violence each day in the USA and all you care about is a disease?
The problem is too much of a challenge.
Juice doesn’t say the quiet parts out loud, but his thought process is basically a Fox News chyron with a gym membership. He’ll twist himself into a red-hatted pretzel to justify every dumpster fire as long as it’s lit by the divine matchstick of Don Jesus Trump.
Fascism? Please. The tanks could be rolling down Pennsylvania Avenue, journalists in handcuffs, and public schools renamed “Ivanka Elementary,” and he’d still be talking about how it’s just “restoring order.” Authoritarianism only counts when someone else does it, apparently.
Economic policy? Doesn’t matter what the data says—Juice has a job, and that’s the full scope of his GDP analysis. Corporate bailouts? Skyrocketing medical debt? Bank closures? None of that registers. As long as his local gas station still takes cash, the economy is “booming.”
Public health? Measles is back, but it’s fine—because apparently, gun deaths are worse, so… win? The logic is less “apples and oranges” and more like “apples and hand grenades,” but consistency isn’t the point—loyalty is.
Tariffs? Crushing small businesses and farmers nationwide, but hey, the prices at his corner store haven’t changed yet, so it must be working. Macro trends are fake news unless they affect the price of beef jerky.
And don’t even get him started on egg prices. He’ll proudly explain that if you just raise your own chickens, you’re basically beating inflation—like we all have time, land, and emotional capacity to become part-time poultry farmers.
This isn’t political discourse. It’s survival cosplay with a side of authoritarian fan fiction. Juice doesn’t analyze policies—he reverse-engineers reality to fit the MAGA narrative. Because when loyalty is the goal, facts are just optional side quests.
Here we go… More dark shadow characters trying again and again…hidden in the bytes anon people who are well afraid.
Look dude(s) find another outlet.
I have many connected wealthy and influential Dems in my family… They told me they weren’t backing the candidate..These are people that raise money are are in the know, so here we are….
So go away keyboard warriors and find a new target…You are wasting your time.
Nomnom: Don’t deflect, you know exactly what Comrade is saying.
Juice: That’s how it is on the blog now. If you don’t agree with the party line as propagated here, or have any different viewpoint at all, you are suspect, and of course watch Fox News. Of course CNN and MSNBC are beyond reproach.
That is quite an outbreak. Makes me wonder what happened in Texas in the last few years that could’ve changed the epidemiology of the region. Almost like they had a massive influx of unvaccinated people. But that couldn’t have happened, right?
The outbreak began in the (heavily unvaccinated) West Texas Mennonite population.
