Report: N.J. led nation in total sales volume for industrial space in 1Q
New Jersey topped the nation in total sales volume for industrial space during the first quarter of 2025 totaling $832 million, according to data from real estate data compiler Yardi CommercialEdge. The state also led the Northeast region with yearly rent growth of 11.3%.
The $832 million in transactions in New Jersey by the end of March was a 60% increase from the $520 million registered a year earlier. Dallas, with $711 million in total sales volume, was second.
The New Jersey market also posted one of the highest industrial sale prices nationally at $256 per square foot, more than doubling the $126 per-square-foot national average. The yearly rent-growth figure of 11.3% lifted in-place rent to $11.74 a square foot. This compares with national in-place rents for industrial space averaged $8.44 per square foot in March, up 6.7% year-over-year.
The report said the strong demand for industrial space in New Jersey is because of the population density of the surrounding region and the robust activity at the Port of New York and New Jersey, one of the nation’s busiest ports.

Despite vacancy rates of 9.6% that surpass the national average of 8.5%, the market had the strongest industrial rent growth over the last 12 months. Like most other markets, New Jersey underwent a supply boom in recent years, but the authors of the report believe slowing development and continued demand will lead to falling vacancies once leasing velocity picks up. Between 2022 and 2024, more than 36 million square feet, or 5.9%, of stock of new industrial space was completed in the market. There are just 6.2 million square feet (1% of stock) under construction.

Consumer attitudes about both the present and near future dimmed again in April, as tariffs dented sentiment and confidence in employment hit levels last seen around the global financial crisis.
The Conference Board’s Consumer Confidence Index fell to 86 on the month, down 7.9 points from its prior reading and below the Dow Jones estimate for 87.7. It was the lowest reading in nearly five years.
However, the view of conditions further out deteriorated even more.
The board’s expectations index, which measures how respondents look at the next six months, tumbled to 54.4, a decline of 12.5 points and the lowest reading since October 2011. Board officials said the reading is consistent with a recession.
“The three expectation components—business conditions, employment prospects, and future income—all deteriorated sharply, reflecting pervasive pessimism about the future,” said Stephanie Guichard, the board’s senior economist for global indicator.
Guichard added that the confidence surveys overall were at “levels not seen since the onset of the Covid pandemic.”

Is an increase in yearly rent growth a good thing for the consumer?
No but keep in mind that this was Q1, which was both pre-Trump economy, as well as included some of the tariff front-running. There would have been a scramble for additional warehouse space. Elimination of de minimus tariff exemption were widely widely widely known even before Q1, so companies that relied on drop shipping would have been in the process of transitioning to hold more US-based inventory. Industrial was always expensive here, but port proximity was a bigger factor historically. So, we get a big run up in price relative to the rest of the market.

I had to kneel down in a grease trap at a golf course restaurant and cement an old port. The cement was dry, no water, just moist enough to seal the seams. All by hand, of course. This was at 7:00 PM after starting the day at 6:30 AM. Straight pay… $10 per hour. Multiply this by a hundred. I did just about every ‘Mike Rowe’ job on the planet.

Drove down to Rothenberg ob der Tauber yesterday, the walled city with great medieval architecture. Had lunch in a nice beer garden.

Contracts to buy U.S. previously owned homes surged by the most in more than a year in March, boosted by a decline in mortgage rates.

More than 14,350 more residents, 22,500 additional structures and 775 miles of road would be at risk of flooding compared to current flood risk in the region. That’s a 177% jump in residents and a 168% increase in structures.
In the most extreme scenario identified in the study, a massive earthquake striking in 2100, the numbers would climb even higher: After factoring in rising sea levels, an estimated 17,710 additional residents, 29,060 structures and 1,000 miles of road would be affected — a 218% increase over today’s exposure. Overall, earthquake-driven subsidence amplified by climate-driven sea-level rise could more than triple flood exposure across the region, the study found.
The impacts would also extend to critical infrastructure such as airports, wastewater treatment plants, fire stations and farmland. The study warned that many low-lying areas, particularly in southern Washington, northern Oregon and northern California, may never recover if subsidence is compounded by rising seas.

My youngest has 23 kids in class and more to come next year. We are planning to add more private lessons to adjust for the change. There are entire new neighborhoods being built close to where I am. I see it as growth and more vibrant neighborhoods.

Any deal Trump makes with Ukraine is destined to fall apart within a few years. Because it’s all solo stuff without the backing of longer lasting institutions. And all countries know this. They will do what they must, temporarily, to avoid the lil dictator’s tantrums, and then run out the clock on him. They know there’s a general lack of support for Trump, and whatever he tries to do by himself without institutional backing, can be quickly undone. And there will be no third Trump term.

The uncertainty over Trump’s chaotic tariff strategy, his radical push to deport undocumented workers, legal immigrants and foreign students, his mass firings of federal employees and a sometimes overt disdain for the US Constitution have all unnerved investors who a few short months ago were singing his praises. It’s all combined to send the S&P 500 diving into its seventh-fastest correction since 1929.
There was however some good news for Trump in today’s hard data, with consumer spending advancing more than economists had predicted. But that comes amid a parade of consumer sentiment surveys—including one yesterday—showing optimism nowhere to be found. I saw some junk that I would assume were made in China but surprisingly had a Made in Pakistan label. Quite a few items from Vietnam. And a bunch of others that said “Designed in USA”, a few others followed that by “Made in China” but not all.

Don’t know about that, they are still growing and have a much larger population. Raw materials? Not so much. They only mine 8% of the worlds supply of copper and have to import the rest. Much of the needed copper is for their domestic use. They are almost out of it. Copper processing and fabrication capacity will go idle. There is no replacing it in the supply chain. 80% of copper alloy fabrication and half of the world’s fabrication capacity. Allot shipped here for sure too no doubt.
The pork bellies too…You forget who owns Smithfield? WH Group from China acquired the entire pig farming business back in 2013. That is the largest U.S. pork producer 18 million hogs a year slaughtered and packaged and allot shipped to China.

Heck, even after a lifetime of insider trading and lobbyist gifts and political campaign contributions, has managed to build a 1/4 of a billion. Trump stands to increase his net worth from 3-5 billion to 15-40 billion. Or even more. His coin and stock are truly vehicles to purchase favor. And the amount of favor is tremendous. It’s why I keep mentioning it. Heck, the Clinton Foundation didn’t even raise one billion dollars over it’s entirety. We are talking 10 to 40 billion! It’s probably more than all of the former grifting combined. And MAGA and you Juice, see nothing wrong with it and don’t understand how important it is for Trump to risk America’s future for his personal gain. When you think about it, it’s a lot like Putin’s behavior with Russia.
So try to view everything from this lense. It all makes a hell of a lot of sense. I mean, who cares about maintaining the US dollar as the international reserve currency. NYC (population 8.3 million) added 38,000 new housing units of all kinds (not just apartments) in 2024.
So NYC, with over 11 times the population of Denver, built less than twice as many new housing units as Denver.

Since I made that call, the next few days crypto went off. That was evidence that they are abandoning gold and going into high risk. BTC went to what today? It’s over for the gold pump. We are apartment hunting in Pittsburgh this weekend – either to buy or rent. I heard from our agent that the area has way too many investor properties to rent out – yet no deals. Most properties for purchase within easy college commute have crazy HOA dues – $900 to $1200/month.
As a college town it may weather this storm better, but we may just have the kid rent for a bit, get to know the area before a potential buy.
And the only reason I am even considering a purchase is because my portfolio is very low on RE.
