America’s largest real estate brokerages are fighting over private listings

When a deal to buy Caitlin Bigelow’s San Francisco condo fell through last month, she felt relief, rather than disappointment.

Bigelow was working with a Realtor she trusted from Compass who had suggested she first list her home as a “Compass Private Exclusive.” That meant her home wouldn’t immediately be publicly advertised on home-search websites like Zillow or Redfin. Instead, the listing would be announced internally at Compass, one of America’s largest real estate brokerages, meaning only buyers represented by other Compass agents knew the home was for sale.

Bigelow had received two offers from this method — including one for $2.1 million, which was $95,000 over her list price.

It was the “magic number” she had in mind, and she quickly accepted. At first, she was thrilled. But after having time to think, she began to feel a sense of unease.

“Only two people had seen (the home) and we seemed to be hitting our magic number already,” Bigelow told CNN. “The longer I sat with that, the more I felt like, well, if two people saw it and we hit the number, what if 50 people saw it?”

Although Compass is not the only brokerage that lists homes off-market, the practice has become a signature part of how its agents market home listings. And it has prompted backlash: Other leaders in the residential real estate industry argue the practice is exclusionary and threatens to further chip away at consumer trust in real estate agents.

“If a portion of inventory is removed and only shown to a small group of people, by definition, that’s an exclusionary behavior that’s going to hurt others,” said Leo Pareja, the CEO of eXp Realty, another one of America’s largest real estate brokerages.

He said his company only handles private transactions when it’s required in special situations: “Fewer than 1,000 transactions for us last year were private exclusives out of 350,000.”

Critics also say the private listing strategy unfairly pushes home sellers to make deals with buyers represented by other Compass agents, resulting in the brokerage collecting a commission from both sides of the transaction.

    Why is a house tour guide required for the average residence at 5% of the sale? Especially in the digital age. And the seller accepted the offer so I assume after attorney review there’s no turning back? Could the seller renege, kill the deal, drop the private agent and do a standard listing? The seller’s first problem was believing the private house guide had her best interest at heart. You have an asset, we can feast off of it.

    Either way, when listing a house, make sure you use the words “exclusive” and “artisan” in the general description. Throw in a “renowned” and “outstanding” as salt and pepper. Finally, use words like “dishy”, “cozy” and “expansive” to close it all out.

    When touring the house, wood floors are not just oak, they’re phellem and ash (no, that’s not a crime-fighting duo). See what I’m saying?

    After 8 hours of waiting in person I have been excused from jury duty.

    We found out that RE in Pittsburgh around campus is all about location, location and location. Anything that is walkable to CMU campus is over the top. A 1BR apartment after utilities and all can run $1800+/mo if you do not want to share.

    Trying to buy does not make sense either with HOA fees at most places near campus is $1100 and some of them don’t include property tax that is another $300/mo.

    The grad student needs to run experiments at all times of the day and night and does not want to live too far.

    Finally found a 1br pad at $1900 that is a few blocks from his department for $1900 that includes utils, internet etc with common laundry. Dude is signing the lease today.

    5 miles away the story is completely different with new inventory propping up every day and a lot more affordable.

    You do want better for your kid as well, don’t want them starting out the way Eddie did.

    I got excused from both federal petite (Newark) and county (Hackensack) juries in March.

    Both requests came just weeks apart of each other. I was shtn my pants, but it all turned out well. All remote too. You now call in on Sunday to find out about mon-wed and call in on wed evening to find out if you’re needed for thu-fri.

    I can’t tell you how many buckets of dirt and rock I carried up stairs putting in French drains. I can’t believe all the jobs I did in a 12 year span. I could write a book. And yet, as I wind down my career as a project manager, I hope I have the strength to return to some of it in some form. I never shied away from work boots and gloves.

    This morning I Stopped at the grocery store after dropping off the high school kid at school to pick up the produce to make dinner for the next few nights. I’m checking out and the cashier asked me if the two red onions were radishes. How do you mistake an onion the size of your fist for a radish? And we wonder why our population is so unhealthy.     Hold, I was at Wegmans yesterday. Alongside the burger patties, they have a sliced veggie pack with 4 leaves of lettuce, 4 slices of onion, 4 slices of a tomato. 6 bucks.     It’s really sad how people are so clueless. I was annoyed paying $1.39 a pound for red onions. $6 for those burger toppings would get me cranked up. You could buy organic prewashed green leaf lettuce, an organic onion and tomato for less than $6.

    Here’s to hoping we get some handshake tariffs agreements. I wonder if the handshake agreements are in good faith like when you hire a contractor and then have him do additional work no need to rewrite the proposal, I’ll just find a way to pay half in the end.

He has 2 engineering degrees and a minor in math and heading to CMU for a phd in hardcore material science engg – but will not help much with any kind of labor. I like to think it should be a balance of both. He wasn’t good at sports but music was his thing. All the jokes say about Tuba players are true! I was a lot less theoretical and he definitely gets his geekiness from my wife.

    I think Mike Rowe does a lot of good. Not in my crowd, but there are a lot of people, mostly guys, who are interested in physical work, not mindless, but not wordsmiths either. Rowe’s first shows highlighted the “dirty” aspect of certain jobs, but I’ve subsequently seen some episodes illustrating the actual physical manufacturing and maintenance that is required to get things done. Lots of it done with tools and partial automation. With so many “high efficiency” electronic machines mandated by government and now failing within a few years because they are designed for green regulatory compliance rather than durability, we need more HVAC/refrigerator/washer-dryer tech people than ever.

    As to housing near colleges. It’s the same everywhere. Even in cheap ass Gainesville where my son goes to school. But considering we were prepared to pay 90K a year and have had to pay nothing, we can justify paying a king’s ransom for him to stay in a luxury apartment near campus. We put our foot down when he mentioned the hot tub on the balcony upgrade. Heck, we are paying as much for his deeded parking spot as locals are probably paying rent. But he deserves it. Kid works his ass off.

    As for kids not doing laborious stuff. It will become a problem if he ever owns a home. Paying for landscapers, lawn mowers, simple car, electric and plumbing repairs will absolutely kill you if you are living check to check.

    I also was given a TRS80 microcomputer with 4K of memory. To save programs, you hit play and record on a cassette player. To load them, you played them back into the computer, all through an AUX cord. Of course, cassette tapes sucked back then and I lost hundreds of hours of programming due to a mangled cassette tape. Or I would go to play the program back in and my older brothers would have recorded over the tape with such clever humor as a recording of calling me a nerd over and over.

    Once you understand basic electronics, it’s a very small jump to plumbing. Everything in life is essentially a circuit. Even your body is to some extent.

    I got one of these kits for my son. He used it to collect dust. Today, he can barely replace a light bulb. Though, I’ve been working on him. I recently sent him a Youtube video of how to replace the sunvisor in his beater with the replacement visor. I also got him a code reader for the computer in his beater, since I was sick of paying $100 every time the check engine light went on. He’s slowly learning and realizing how much money you can save fixing things on his own. My rule of thumb was that if it cost less to purchase the necessary tools to fix it yourself rather than bring someone in, then I would always at least try it myself first. Only twice have I had to bring a professional in to bail me out and both times, I was super close to succeeding, but the pro knew a “trick” that I didn’t.

    You should have been there that day. It was Grand Jury, so you were likely going to be out of work every Wednesday for the better of 6 months. The trial was a bodega robbery gone bad where the 14 year-old was being tried as an adult for murder. I had finally gotten my first professional job after college and was working like 80 hours a week. If I had to serve, I probably would have lost that job. The economy was in recession and jobs were hard to find back then. I was making 18K a year and living in basement in Clifton by Punk Rock Bagel. I had made friends in the jury pool with two other guys, also in a situation like mine. We all needed to get off and this judge was not taking no for an answer. I remember, one mother saying that she had to take care of her daughter who had cancer. The Judge wouldn’t excuse her and said, the court will pay for a caretaker while she served. One of the two I befriended was a brother btw, but I told him ahead of time what I planned to do. When the Judge called me up to be interviewed by the public defender and the state, I told them I had a problem with niggers. The judge screamed at me, and threw me out in about ten seconds. I winked at my two new friends as I walked out of the room. They were laughing pretty hard. Now I’ve been called more times than I cared to be, and never again backed out of my duty. But I really had no choice at the time.

    I am reviewing financials for a potential business acquisition and I want to be in exactly this space: boring, necessary B2B services. Generators, evap coolers, refrigeration, required testing, etc…

    If you are at the helm of any of these your discretionary earnings are ~$500K, then there’s the equity if the wheels stay on. From where I stand, this is preferable to a white collar position at or below this level.

    You can always refinance if things break your way. It’s insurance against it. Since it’s clear you are smart with finances, I would just through that 15% into treasuries or the like and wait and see. The jingle mail option will work well for you if it doesn’t and you can rent with the cash leftover until your credit is cleaned up. Just make sure to pay the taxes.

    Look up Peter Turchin. He’s an academic where he points to large amount of highly educated elites creates social instability because increase inter-elite competition leading to creation of counter-elites that take the system down. A lot of what supports OrangeTurd is based on his argument. MAGA is a revolts of other elites (Bannon, Miller, Vought,etc) that where ignored by the present elites.

    Years ago, there was a book that brought up a similar point with the Cuban revolution and Castro. From ~1933-44- 1st Batista dictatorship. 1944-52 Cuban democracy where higher level education was promoted leading to a large production of highly educated people that by 1951 could not find proper employment and leading to social protest and movements. Castro was a lawyer that failed economically in his own office. Leading him to seek change.

    You can see this pattern in Latin America. The powers that be minimize the quality and quantity of education available to their citizens. Thus ensuring a continuing status-quo.

The one issue is that we are going from 2600 sq ft to something like 1600 square feet (rental) and none of these places have basements or attics. At this point I have a garage full of stuff to get rid of just to make the journey north. I have a penchant for “old” stuff. A 23 year-old BMW, vintage bicycles…instruments, amps. We’ve been donating a lot lately just to make the journey a little more managable.

    BTW the soCal estate sales are nuts. Lot’s a dead celebs or show biz folks selling their memorabilia and artifacts. Fascinating stuff if you like that type of thing. I recently picked up a large framed picture of Sinatra in Hoboken from a Capitol Records release of his material.

    At this point it’s just me and my 14 year-old Basset hound in the house. My wife went up to Palo Alto already and is immersed in her job. She’s working 9 hour days while I continue to work down here and take care of my old boy. It’s bittersweet. He’s great company and the last of four dogs that we had when we moved here. We rescue dogs, my wife and I. The old guy doesn’t leave my side and he I have epic naps. We honestly don’t deserve dogs. They are my passion.

    Yeah, SoCal is a trip. Celebrity culture seems dusty and antiquated. A lot of very old celebs shuffling around. Many boomer era stars are dying. The “young” stars lack the talent and glamour of the old school. The film industry is dying and as a result Hollywood is a mess right now. Lot’s of unemployed creatives and starving artists.

    India-Pakistan war is great for both Modi and Sharif. It will boost them both domestically. China would love to continue its supplies to Pakistan and US happy to send F-150s to India. Russia is also a long ally of India. Saudi Arabia will support Pakistan monetarily.

    Seems like a win for all…. Except the ordinary folks on the ground.

    If they are fighting air to air it most likely missiles fired more than 30 miles away..the pilots aren’t top gun flying close air to air dog fighting it’s more of a video game at 30 miles or more distance.

    knowing China, they started production three hours ago. They’re not lazy like Americans are.

    China is reportedly in talks with Pakistan for Islamabad to procure 40 advanced stealth fighter jets from Beijing. The J-35A is China’s most advanced military aircraft.

    China will deliver all 40 stealth fighter jest in less than two years. China’s entire defence industry is already set up for mass production as it does not depend on any other country for any part of the aircraft.
